New Apartments in Dallas and Their Deals

New apartments in Dallas often give the most free rent. Here's what they're offering this week, and what you'd really pay.

Updated . We update these numbers every week. When a place has a firm free rent offer, its price counts it.

Prices are rent only, before fees, with any firm free rent spread over the lease. How we figure it

Why new buildings often give the best deals

A brand new building has hundreds of empty homes to fill, fast. So it often gives free rent to get you in the door. Right now 111 Dallas area buildings built in 2025 or later are leasing, and 2 are still opening.

Why new Dallas apartments are giving so much free rent

Builders finished a record number of apartments across Dallas and Fort Worth in 2024: about 42,300 homes, by Matthews' count. Fewer opened in 2025, and fewer still are opening in 2026, but the area is still filling a lot of new homes.

That many empty homes at once is why free rent is so common. In the third quarter of 2026, 60.8% of Dallas and Fort Worth listings offered a move-in special, 21 points above the national median (Rental Beast, October 2026). The Dallas Fed puts typical free rent at six to eight weeks, and as much as 10 to 12 weeks in some Texas areas. Our own count on November 6, 2026, by community instead of by listing: 48% of the 1,309 Dallas area communities we track have a special. The usual firm offer runs 4 to 8 weeks, with some at 9 weeks or more.

Rents are about the same as a year ago. Yardi Matrix had them down 1.6% through May 2026, and Matthews had them up 0.2% in the third quarter of 2026. Many of the new homes went north, to places like Allen, McKinney, Frisco and Denton. Of the 111 new buildings we track this week, 63% sit north of LBJ.

The wave is slowing. Just over 30,200 homes were under construction in early 2026, about 21% fewer than a year before (Cushman & Wakefield). As fewer new buildings open, the biggest specials may get harder to find.

One thing to watch when you compare deals: some new buildings spread their free rent over a 15, 16 or 18 month lease. Ten weeks free over 18 months is a smaller discount each month than ten weeks over 12. This week 2 of the 57 specials at new buildings run on a lease longer than 12 months. Our deal cards name the lease length whenever it isn't 12 months. That way you compare like with like.

Why our prices are lower than what the community quotes

When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Circles show the general area, not the building. Numbers match the deals below.

Prices are rent only. Monthly fees and the deposit are extra. Ask for your list, and we'll send the names and floor plans.

Before you sign at a new building

Ask three things before you sign:

  • When does the free rent come off? Some take it off your first months. Some spread it out. Ask what you'd owe back if you move out early, too. That rule is often on a separate page, not in the lease. Our guide to paying free rent back shows what to look for.
  • What will my rent be when I renew? A building that gave you 8 weeks free often renews you at the full listed rent, so year two can cost a lot more. What year two looks like.
  • What's still being built? Noise, parking and the pool or gym can be limited for the first few months.
