Do Dallas Landlords Have to Accept Section 8?
In Texas, landlords choose whether to take vouchers. Texas law keeps cities from making landlords accept housing vouchers, so there's no list of buildings that must say yes. Some properties take vouchers and some don't. Many don't say either way on the listing.
That's why searching on a listing site wastes application fees. Applications in Dallas commonly run $50 to $75 per adult (2026) and usually don't come back. If you apply at five properties just to find out which ones take vouchers, you can spend $250 to $375.
We look at that first. We keep our own database of which properties work with vouchers. A property can change its policy, so we ask again before you tour. For program rules, go to your housing authority. DHA Housing Solutions for North Texas and the Dallas County Housing Agency run vouchers in this market.
How a Section 8 Voucher Changes the Rent Math
A Housing Choice Voucher, usually called Section 8, is rent help paid for by HUD and run locally by a housing authority. The housing authority pays part of the rent directly to the landlord. You pay the rest.
Three numbers decide whether a unit works:
| Number | What it is | Who sets it |
|---|---|---|
| Payment standard | The limit your voucher is based on, by bedroom size, tied to HUD fair market rent | Your housing authority |
| Contract rent | The rent the landlord charges | The property, but it has to pass a rent review |
| Your share | What you pay each month after the voucher pays its part | The program's rules for your household |
A unit can fit your voucher on paper and still fail on the rent review. The housing authority checks that the rent is reasonable compared with similar units. A property that asks more than that won't pass, even when the landlord is happy to take the voucher.
So we compare the rent with your payment standard before you drive. Ask your housing authority for your bedroom size and payment standard, then send both to us.
The Community Fees Still Apply
A voucher covers rent. It doesn't cover community fees, and those fees are where two buildings with the same rent pull apart.
These charges come on top of rent every month:
- Amenity fee
- Parking, which is often tiered
- Valet trash
- Package locker access
- Pest control
- Monthly pet rent, per animal
- RUBS, a ratio utility billing system that splits water, sewer, and trash among residents
- Renters insurance, commonly with a $100,000 liability minimum
Utilities are separate again. In most of the Dallas area you pick your own retail electric provider, and Oncor delivers the power. Garland and Denton run their own city power companies, so there you don't pick. The utility allowance in your voucher covers part of this, and your housing authority can explain how it works for your household.
Our true monthly cost page explains each charge. For a voucher holder, the number that matters is your share plus those fees plus utilities. Your list shows each property's admin, parking and pet fees, so you can run them through our calculator before you apply. Two buildings with the same rent can land $200 apart once the fees are counted.
A Voucher Doesn't Replace Screening
A voucher doesn't replace a property’s standard screening criteria. Properties that take vouchers still set their own rules for income, credit, rental history, and background, and those rules vary by building.
Income decides most applications. Most Dallas properties want income of 3x the rent, some take 2.5x, and a few take 2x. Each property counts your voucher toward that income rule in its own way, and we ask about it before you apply.
We describe what a property requires, and we don't promise approval. If you have a credit issue, a prior eviction, or money owed to a former landlord alongside your voucher, tell us up front. Those change which properties fit, so we look for places that work with them too. Our bad credit page covers the credit side. We work from what you tell us. We never get, ask for, or keep your screening report.
Inspection, Approval, and Your Voucher Window
A voucher has a search window with an expiration date. The steps inside that window take time:
- You find a participating property and the landlord agrees to take the voucher.
- You turn in a request for tenancy approval (RFTA) to your housing authority.
- The unit has to pass the housing authority's inspection, under Housing Quality Standards (HQS) or HUD's newer NSPIRE standard.
- The housing authority reviews the rent and approves the lease.
- You sign and move in.
Steps two through four aren't in your hands or ours. They run on the housing authority’s schedule. A property that's available today but slow to process can miss your window. A property that works faster can be the better pick, even at a slightly higher rent.
Tell us your expiration date first. We work backward from it. Ask your housing authority about extension rules before time gets short. Keep every document in one folder: the voucher letter, income documents, ID, and the request for tenancy approval.
What to Ask Before You Pay an Application Fee
Get these answered first. We look into each one for you:
- Does this property take vouchers at my bedroom size right now?
- What is the contract rent, and has it cleared a rent review before?
- How much do community fees add each month?
- How does the property count my voucher toward its income rule?
- Has the unit passed a voucher inspection before, and what usually needs fixing?
- Is there a special, and would I pay it back if I break the lease early?
Specials need a second look. A free month you'd pay back if you leave early isn't the same as a free month with no strings. We read that part of the lease and tell you what it says. Our move-in specials page explains how we put specials on a daily rate so you can compare offers.
Where Properties That Take Vouchers Are in Dallas
Rents across Dallas are far apart. This week a typical studio in the Dallas area runs $1,241 a month after free rent, a one bedroom $1,245, a two bedroom $1,699 and a three bedroom $2,299. A typical one bedroom runs $1,935 in Uptown and $802 in Northeast Dallas.
Those gaps matter with a voucher, since rent has to fit your payment standard. A unit that fits in Northeast Dallas can sit well above it in Uptown. We build your search around price, commute, building age, and transit. We leave out talk about neighborhoods that doesn't belong in a housing search. DART access changes block to block, so if you don't drive, tell us where you commute.
Our search covers Dallas neighborhoods such as Oak Cliff, Oak Lawn, and Deep Ellum, plus nearby Dallas County cities such as Garland, Mesquite, and Irving. Tell us which housing authority issued your voucher so we can look up where you can use it. Whether a place takes vouchers can depend on the building (older garden style or newer midrise and high rise) and on the owner, from small owners to big companies like Greystar and Lincoln Property Company. It can change from year to year, too. That's why we confirm with each property instead of going on a general answer.

Questions about Section 8 apartments
Do Dallas apartments have to accept Section 8 vouchers?
No. Texas law keeps cities from making landlords accept housing vouchers, so each property decides for itself. Ask your housing authority whether it keeps a list of landlords that take vouchers. We check our records and ask the property.
What does a voucher pay and what do I pay?
The housing authority pays part of the rent directly to the landlord, and you pay the rest. Your share is set under the voucher program rules, and your housing authority can tell you the exact formula for your household. Our calculator adds fees and utilities on top so you can see the full monthly number.
Does a voucher replace income and credit requirements?
No. A voucher doesn't replace a property's standard screening criteria. Properties still apply their own rules, and those differ by building. We state what each property requires, and we don't promise approval.
What is the rent limit on my voucher?
Your housing authority sets a payment standard by bedroom size. The rent on a unit has to pass a rent review, too. Ask your housing authority for your bedroom size and payment standard, then send them to us. We compare each property's rent with it before you tour.
What happens at the inspection?
Before the housing authority starts paying, the unit has to pass its inspection, under HQS or HUD's newer NSPIRE standard. The inspection happens after you turn in the request for tenancy approval, so it affects your move-in date. We plan your search around that timing.
What if my voucher is about to expire?
Tell us the expiration date first. Inspection and approval take time, so a property that's available but slow to process can miss the window. Ask your housing authority about extension rules, and we'll put properties that look able to move in time at the top.
Does a Section 8 apartment locator in Dallas charge renters?
No. The service is free to renters. The community pays a referral fee out of its marketing budget and your rent is the same as if you found it on your own. For the service to stay free, our name and your agent's name need to appear on the guest card and the application.
Which housing authority handles Section 8 vouchers in Dallas?
DHA Housing Solutions for North Texas and the Dallas County Housing Agency run vouchers in this market. Your voucher letter names the authority that issued yours, and that office controls your payment standard, inspection, and rent review. Send us the name and we'll look for properties that work with it.
Do application fees apply to voucher holders?
Yes. Application fees in Dallas often run $50 to $75 per adult (2026) and usually aren't refundable. Confirming that a property takes vouchers before you apply keeps you from paying for an answer you could have had for free.
What do I need to send a locator to start a voucher search?
Send your voucher bedroom size, the issue and expiration dates, your housing authority, your budget, your move date, and the areas or commutes that matter. Real list back ASAP.
