Areas we cover inside Lavon
ElevonElevon is a planned development of roughly 1,600 acres on SH-78 in Lavon, built by several national builders.
It's new houses so far, and Wylie and the George Bush Turnpike are about 15 minutes southwest.
LakepointeLakepointe is a newer community of about 200 acres across SH-78 from Elevon.
Like the rest of Lavon it's new houses, with Lake Lavon's south shore a short drive north.
Grand HeritageGrand Heritage is a Bloomfield Homes community with a large resort style pool and a clubhouse, set between Lake Lavon and Lake Ray Hubbard.
Homes are new builder houses, and SH-78 and SH-205 are the roads out.
HillsteadHillstead sits off FM-483 and SH-205 at Lavon's south end, just north of Rockwall.
It has its own trails, clubhouses and pools, and rentals here are new houses.
Historic LavonOld Lavon is the small cluster of older homes and city buildings near SH-78, close to where SH-205 branches south toward Rockwall.
Lake Lavon's south shore is just north, and most shopping is in Wylie.

SH-78 west, and the lake next door
SH-78 is the road in and out, west through Wylie toward Sachse and Garland. Lavon has no DART service, no rail and no regular bus, so plan on driving for everything.
Westbound SH-78 slows at the morning rush. At 8am, a drive into Wylie or Garland runs well past what the map shows. On weekends the lake is close: East Fork Park and Lavonia Park, run by the Corps of Engineers, have boat ramps and shoreline a few minutes from most homes.
Houses for rent, HOA rules and co-op power
Want an apartment community with a leasing office and lots of floor plans? Wylie and Garland are the better search. Lavon grew through subdivisions, so its rentals are mostly houses in places like Elevon, Lakepointe, Grand Heritage, Hillstead and the original town center.
The rental home companies have set income and credit minimums, and most say yes with an extra deposit or a co-signer. Private owners decide one renter at a time. In almost every subdivision, renters follow the HOA rules too, on parking, pets and lawns.
Many homes in this corner of Collin County get power from an electric co-op at its own rate. Others get Oncor. Get the provider's name for the exact address before you budget.
Lake days and long drives in Lavon
Lavon is a small town on SH-78 at the south end of Lavon Lake, where new houses are going up fast. The lake is the backyard, and most errands mean a drive toward Wylie.
The SH-78 commute
SH-78 is the one main road through Lavon, running southwest to Wylie and the George Bush Turnpike. Our 8am drive times run about 49 minutes to Legacy West in Plano, 66 to Downtown Dallas, 66 to DFW Airport and 69 to the Medical District. There's no train service out here, so everything is by car.

Beaches and boat ramps on Lavon Lake
The Army Corps of Engineers runs the parks around Lavon Lake. Lavonia Park, a short drive from town, has a campground, a swim beach and a boat ramp. Mallard Park and Little Ridge Park are close by. Swim beaches are open April through September, with no lifeguards. A day use fee covers the beach and picnic areas, but the boat ramps are free.

What we tell renters about Lavon
When the lake runs high after heavy rain, the Corps has closed Lavonia, Mallard and other parks for flooding, so check before you pack the car. Lavon has few stores, so plan grocery runs toward Wylie. The commute is long at 8am, which is the trade for life next to the water.

Very close. The lake sits just northwest of town. East Fork Park, with its main boat ramp, and Lavonia Park are a short drive from most homes. It's the main reason to choose Lavon over a similar house in Wylie.
Are there actual apartments here or mostly houses?
Mostly houses, plus a few apartment communities built since 2024. If a leasing office and lots of choice matter, we'll show you Wylie and Garland too. Within a short drive, apartment one bedrooms run around $1,198 today.
Which power company serves Lavon homes?
That comes down to the address. Many homes get power from one electric co-op, with no plans to compare. Homes on Oncor lines can shop for a plan.
Which school district serves my address here?
Community ISD serves most of Lavon, and some newer streets on the south side, such as Hillstead, are in Wylie ISD. Check the exact address with the district.
How slow is SH-78 toward Wylie and Garland?
