Lower Greenville Dallas Apartment Locator: Fourplexes, Walkups and a Patio Strip

Free help from your Lower Greenville Dallas apartment locator: we checked 13 places this week, from $1,048 a month after free rent. Lower Greenville runs along Greenville Avenue from Ross Avenue up to Mockingbird Lane, with Vickery Place and the Belmont blocks on the side streets. Most rentals are older walkups, fourplexes and converted houses, with a few newer midrise buildings on the avenue. The patios draw crowds on weekend nights, so how far a unit sits from Greenville matters as much as the rent.

Why our prices are lower than what the community quotes

When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Areas we cover inside Lower Greenville

  • Greenville AvenueThe stretch from Ross Avenue up past Belmont and on to Mockingbird has bars, restaurants and live music venues.

Walkups and newer midsize apartment buildings sit along it, and weekend nights are loud close to the strip.

  • Vickery PlaceA historic district of Craftsman houses between Greenville Avenue and US-75.

Duplexes and fourplexes mix in, and Lower Greenville's restaurants are a few blocks away on foot.

  • BelmontBelmont Avenue crosses Greenville near the middle of the strip.

Older fourplexes and small walkup buildings fill the blocks around it, and Lakewood is a short drive east.

Lower Greenville Apartments a Block Off the Patio Noise

  • Walkups and fourplexes in Vickery Place and the Belmont blocks, where a manager often reads applications in person
  • We ask about shared utility billing, laundry setup and window units and add them to the monthly total for the older buildings
  • We ask about assigned spaces and street permit rules, since some older buildings have fewer spaces than units
  • We suggest units a block or more off Greenville when weekend patio noise would keep you up

Getting Around and Parking

The neighborhood follows Greenville Avenue between Ross and Mockingbird, with Vickery Place and Belmont filling the grid to either side. Central Expressway sits just west, Henderson Avenue branches off toward Knox-Henderson, and Deep Ellum is a short drive south.

From the north end, SMU/Mockingbird Station is about a mile's walk west, where Mockingbird crosses US-75. Red, Blue and Orange line trains stop there. From the Ross Avenue end you'll drive. SMU's campus is under two miles west along Mockingbird.

On the side streets, you park at the curb. Some older buildings have fewer assigned spaces than units, so ask how many come with yours and whether the block needs a parking permit. Along Lowest Greenville, south of Belmont, valet stands and patio traffic make guest parking hard on weekend nights.

Walkups, Fourplexes, and How They Screen

The buildings here are older than most of central Dallas. Expect low walkups, fourplexes and houses split into units across Vickery Place and the Belmont blocks, plus a handful of newer midrises along the avenue.

In a small, aging building, a person often reads your application instead of a scoring program. That can help if your credit file is thin or has a few marks. Income still carries the most weight, and our low credit guide covers how that works.

Older buildings have a few costs to ask about. Is cooling central or a window unit, and what did the summer power bill run? Does the building split water and trash among residents? Is laundry in the unit, shared or down the street? Add each one to the rent.

Living on and around Lower Greenville

Lower Greenville trades quiet for a walk to dinner. The side streets hold old houses and fourplexes, and Greenville Avenue fills with patio crowds on weekend nights.

Lower Greenville by car and by bike

In weekday morning traffic, we clock Downtown at about 17 minutes from here, with the Medical District near 23, DFW Airport near 38 and Legacy West near 40. On a bike, the University Crossing Trail starts at the north side of Glencoe Park, at the dead end of Ellsworth Avenue. It links the Katy Trail with the White Rock Creek Trail, so Uptown and the lake are both a ride away on paths. On Lowest Greenville, shared valet stands handle most weekend parking.

Glencoe Park, just south of Mockingbird Lane off US-75, has ball fields, tennis and basketball courts, and a lot where trail riders park. The Santa Fe Trail, a concrete path, runs from White Rock Lake through East Dallas to Deep Ellum. White Rock Lake itself is a short drive east, with a paved loop of a little over 9 miles around the water.

Lowest Greenville and the rest of the strip

Lowest Greenville, the blocks from Ross Avenue up to Belmont, was rebuilt with wide sidewalks where parking lanes used to be. Most places there have patios, and some are covered with misters for July. North of Belmont, the strip leans more toward bars and late nights. Henderson Avenue branches west from Greenville toward Knox-Henderson when you want a change of scene.

What we tell renters on this strip

See any unit that faces Greenville Avenue, or sits within a block of it, on a Friday or Saturday night; the patios run late and the sound carries. The valet stands can run out of room on those nights, so ask how many off street spaces come with the unit. On parade day in March, Greenville Avenue north of Mockingbird is closed, so plan your move for a different weekend.
