What we do

A big metro with a lot of fine print

Dallas spreads across several counties. One budget might get you a small older building in Lakewood or a brand new tower in Victory Park. The rent on the website is only part of the cost. Valet trash, parking, amenity fees and pet rent get added on top. A special like six weeks free changes what the lease is really worth.

Then there's screening. Two buildings on the same street can ask for more or less income and treat a broken lease their own way. They may use separate screening companies, too. We talk to Dallas leasing offices every day, and we write down what each property will and won't take. Your list comes out of those notes.

We'll give you our honest read, too. If a special looks better than it is once the fees are counted, we'll say so. You make the final call.

Why we put it all out in the open

We work for renters. Year after year we watched people sign a lease for the rent on the sign. Then they found the fees on move-in day, or learned the six weeks free only covered one floor plan. The real numbers were out there. A renter just couldn't see them.

Listing sites show the asking rent. Most locators keep what they know in their heads and hand it out one phone call at a time. We couldn't find anyone in Dallas showing the real monthly price, building by building, every week. So we built it, and we show you all of it.

That's why every price here counts free rent. We only call something a deal when it beats buildings like it, and we tell you what's out of our hands. If it helps you pick a better place, it belongs on the page, not in our notes.

What we check for you every Monday

Listing sites show the asking rent. We show what you'd really pay, what's open this week and whether it's a good deal for what you get. Every price on this site comes from our weekly check, last run November 6, 2026.

Real prices, not ads

We check the rent for every floor plan and how many homes are open in each one. Your list starts with places that have a home open in your budget this week.

giving free rent right now

Free rent, with the math done

We spread the special over the lease and show what you really pay each month, usually about 4 weeks free right now. If a deal only covers some homes, we say so.

Same size, same age

is how we compare

A deal means cheaper than buildings like it

A cheap 1980s building never passes as a deal next to new towers. We compare each place with ones its size and age in the same area.

4.0+ stars

for the places we pick

We skip poorly rated places

Places show their Google rating when one is listed, and our picks need 4.0 stars or better from at least 25 reviews. Brand new buildings that are too new for reviews can still make the list.

Find the best deal, on a map

Dallas is huge. Every area has a deal finder: pick your size, budget and kind of building, and see the matches on a map. Or start from your budget. Pick a size and a price from $900 to $2,000 to see every place that fits once free rent is counted, and where each one is.

Day one

Wi-Fi, if you want it

Help after you pick

Our move-in concierge helps you set up electricity and internet before move-in day. Install dates depend on the provider, so we start early.

What working with us looks like

  1. Send us the basics

Your budget, your move date, the neighborhoods you'd like, and anything in your credit or rental history you're nervous about. The form is quick. Calling works too.

  2. We compare it with this week's prices

We hold what you told us up against this week's prices and specials and the rules Dallas communities have shared with us. We leave off the places whose rules don't fit what you told us.

  3. We send your options

ASAP. We work Mon to Fri, 9:00am to 6:00pm, so a note sent on a weekend waits until Monday.

  4. Tours, application, keys

We ask for tours at times that work for you, then walk you through the application. Touring somewhere on your own first? Mention us at the front desk before you start any paperwork.

What's out of our hands

The approval

Every Dallas property decides on its own applications. Some screen in house and can bend a rule, and many pass applications to a screening company. We can name the places whose rules fit what you told us. The property makes the final call, so we can't tell you it will pass.

Holding a unit for you

Your list isn't a reservation. We don't phone ahead to hold or check each unit, and a fairly priced Dallas apartment can be gone in a couple of days. Get the price, fees and move-in date in writing from the office before you apply.

The same answer twice

Leasing teams change often, and two people at one office can give you two different answers to the same question. If something doesn't match what we told you, let us know and we'll look into it with you.

Legal advice

None of us is a lawyer, so we can't give advice on a court case or a fight with a landlord. Legal Aid of NorthWest Texas offers free legal help to North Texas residents who qualify.

Prices between our checks

We check prices and specials every Monday, and buildings can change them any day. The price, fees and special the office gives you in writing are the ones that count.

Renewal and clawback math

We can't tell you what a building will offer at renewal or the exact clawback you'd owe. The lease and the leasing office decide those. Send us your renewal offer and we'll compare it with what similar buildings charge after free rent, the way our renew or move page does. Ask about a clawback and we'll point you to the pages of the lease that usually cover it.

Who pays us

Our fee never comes from you. If you sign at a community we sent you to, the property pays it out of what it spends on marketing. There's no cost to sign up, and no bill shows up later.

For that to work, the property has to see that we sent you. Write our name and your agent's name on the guest card and the application. Touring somewhere before you call us? Mention us to the leasing agent first.

Application fees, deposits and admin fees are paid to the property. None of that money comes to us.

Who you'll be working with

Our agents are licensed in Texas, and every one of them answers to the same broker.
