Duncanville Apartment Locator: Garden Units, Duplexes and Houses on I-20
Free help from your Duncanville apartment locator: we checked 21 places this week, from $768 a month after free rent. Duncanville sits where I-20 meets US-67 in southwest Dallas County. Most of its apartments are garden complexes built from the 1970s through the mid 1980s, with duplexes and houses filling out the rest. Screening tends to be more forgiving than in the suburbs to the north. There's no DART service, so plan on a car, and ask whether each unit cools with central air or window units.

Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Areas we cover inside Duncanville
Historic Downtown DuncanvilleThe old center of town along Main Street, near the railroad tracks.
Small storefronts and older houses fill the blocks, and most nearby rentals are houses or small duplexes.
Main StreetMain Street runs north to south through Duncanville and crosses I-20, with shopping strips and city buildings along the way.
Garden apartments from the 1970s and 1980s sit just off it.
Camp Wisdom RoadCamp Wisdom Road crosses the north side of town from east to west, heading toward Dallas and the old Red Bird Mall site.
Older garden complexes and strip centers line it, and US-67 and I-20 are both close.
Cedar Ridge RoadCedar Ridge runs north and south on the west side of Duncanville toward Cedar Hill.
It's mostly 1970s and 1980s homes, so rentals here tend to be houses.

Apartments near the freeway trade quick access to downtown Dallas for more road noise.
Duncanville Apartments and Houses for Less, Without DART
- Central air or window units, and last summer's power bill for that floor plan: ask about both
- Flat utility fees on a shared meter added to the rent before you compare
- Older complexes on Camp Wisdom and along US-67 that have worked with a rough credit file
- Houses and duplexes searched alongside apartments when you need three bedrooms or more
No DART: What That Means for Your Commute
Duncanville isn't a DART member city, so no DART trains or buses stop here. Budget for a car, insurance and gas when you compare it with towns that have rail. The closest stations are Westmoreland, at the end of the Red Line, and UNT Dallas, at the end of the Blue Line.
US-67 runs along the east side, northeast toward Oak Cliff and Downtown and south toward Cedar Hill and Midlothian. I-20 runs the north edge, east toward Dallas and west toward Grand Prairie and Arlington.
Before signing, make the drive once from the unit at your real commute time.
Garden Apartments, Houses and Duplexes: What Rents Here
Most rentals are garden complexes from the 1970s to the mid 1980s along Camp Wisdom Road, US-67 and Cedar Ridge Road. They have some of the easiest rules in this part of the county, and income counts most. A few buildings from the 2000s along US-67 sit in the middle: newer, tighter on screening, still looser than the big corporate buildings up north.
The older complexes split between window units and central air, and that makes a big difference in summer power bills. Ask which one the unit has, and what last July's bill ran for that floor plan and the way it faces. Many put every unit on one meter and add a flat fee for water, sewer and trash.
Houses and duplexes are a real share of the market, especially with three bedrooms, and the same budget often buys more space here than an apartment farther north.

What we tell renters about Duncanville
On fall Friday nights, roads around Panther Stadium fill before kickoff and again when the game lets out. Tournament Saturdays at the Fieldhouse do the same. With no DART stop in town, plan on rides if you don't have a car, or pick a home close to the stores on Camp Wisdom Road.
Duncanville questions
Do Duncanville apartments have central air?
Some do and some don't. The older garden complexes along Camp Wisdom and US-67 are split between central air and window units. Ask which the unit has and what the summer power bill ran for that floor plan.
Can I get around Duncanville without a car?
Not easily. The city isn't in DART, so there are no DART buses, and the nearest trains are at the south ends of the Red and Blue lines in Dallas.
Can I rent a house in Duncanville instead?
Yes. Duplexes and houses are a big piece of the rental market here, often with three bedrooms, and we search them next to apartments when bedroom count comes first.
How does Duncanville compare with DeSoto and Cedar Hill?
They price close together and often share a shortlist. Duncanville stands out for how many houses and duplexes it has for the money; compare all three on total monthly cost after fees. Duncanville's typical one bedroom is $1,014 right now, and an open one can go for $768 after its weeks free.
Is there an apartment locator near Duncanville?
