Out of State Renters Pick by Photo Without the Numbers

Picking by photo is a common and costly mistake for renters moving to Dallas. A listing photo won't tell you about a commute that takes 45 minutes at 8am. It won't show community fees that add $250 a month, or free rent you'd have to pay back if the job doesn't work out.

We help you get your bearings by price and commute, then help with the parts you have to do from far away.

How Dallas Freeways and DART Shape Your Commute

Dallas is laid out around freeways, not neighborhoods. Where you live compared with these decides your day:

  • I-35E (Stemmons): runs north and south on the west side, toward Denton
  • US-75 (Central): runs north and south on the east side, toward Richardson, Plano, Allen, and McKinney
  • Dallas North Tollway: runs north and south through the middle, toward Addison and Frisco
  • I-635 (LBJ): the loop running east and west across the north side
  • President George Bush Turnpike: the outer route running east and west across the north
  • I-30: runs east and west, toward Fort Worth and Arlington
  • DART rail: Red, Blue, Green, Orange, and Silver lines, plus the Trinity Railway Express to Fort Worth

Jobs are bunched in a few areas. Toyota North America and JPMorgan Chase are in Plano, Texas Instruments is in North Dallas near Richardson, State Farm is in Richardson, and Charles Schwab is at Westlake. Richardson’s Telecom Corridor runs along US-75.

Goldman Sachs is near Victory Park, where its new campus is going up. AT&T’s headquarters is Downtown, until its planned move to Plano in 2028. The Federal Reserve Bank of Dallas sits just north of Downtown, in Uptown. Southwest Airlines is near Love Field. UT Southwestern, Parkland, and Children’s Health are in the Medical District, and Baylor Scott & White is in East Dallas.

Time the drive from each area at the hour you'll actually leave, and compare it with rent ranges and DART access.

We describe price, commute, transit, and the buildings. We don't rate neighborhood safety, and we don't tell you who a neighborhood is for. Read our guide, reading Dallas geography before you pick.

Dallas Rent Ranges by Area

Here's what a typical apartment across the Dallas area rents for this week, net effective, from our check of November 6, 2026: studios $1,241, one bedroom units $1,245, two bedroom units $1,699, and three bedroom units $2,299.

The spread between areas matters more. A typical one bedroom is $1,935 in Uptown and $1,580 Downtown, against $1,044 in Richardson and $1,103 in Carrollton. The lower prices are mostly garden style and midrise communities farther from the center. Most high rises are in Uptown, Downtown and the Design District.

Those are typical rents, not quotes. A single lease needs its own total monthly cost worked out, specials and fees included.

How to Rent a Dallas Apartment Sight Unseen

Renting a unit you haven't stood in is normal here. Doing it without getting burned takes five steps:

  1. A live video of the actual unit. Ask the leasing office to walk the real unit on a video call, not the model. When our schedule allows, we can sometimes do the video for you. The model is often the best floorplan in the building.
  2. Fee schedule in writing before signing. The rent sheet and the fee schedule are different documents.
  3. Read the concession addendum. If there's free rent, there's usually a clawback, and you'll most often find it in the addendum.
  4. Confirm what shape the unit will be in. Get in writing what's being replaced, repainted, or cleaned before you arrive.
  5. Apply and sign remotely. Most Dallas properties can handle the application and the lease online.

A unit can lease before you get here. Tell us if one does, and we'll look for fresh options ASAP.

Income and Application Documents for Relocations

Income is where most relocation applications get stuck. Common situations and what properties usually accept:

Your situationWhat properties often ask for
New job, not startedSigned offer letter or employment agreement
W-2 from out of stateRecent paystubs plus the offer letter if relocating
1099 / commissionTax returns, bank statements, or a profit and loss statement
Two earnersBoth incomes added together and checked against the income rule, and both people screened
Housing paid by your employerA company guarantee, or your employer on the lease

Requirements vary by property. We look for the ones that ask for paperwork you actually have, which cuts out a lot of wasted applications here.

How Fast Can You Move to a Dallas Apartment?

If the move date is close, we only need a few things: budget, move date, and your workplace address or commute. A real list comes back ASAP, filtered by budget, area, and income requirement.

From there, you can go from application to keys in days if the unit is empty and ready and screening comes back fast. See how fast you can move into a Dallas apartment for the timeline and what speeds it up or slows it down.

Free Move-In Concierge After You Sign

In Dallas, you pick your own electricity company, called a retail provider. Oncor delivers the power and bills your provider for it. Compare the kWh price on the Electricity Facts Label, not the teaser rate in the ad. Check how much usage that price is based on, too.

Internet, renters insurance, help with movers and when to switch utilities are all part of our free move-in concierge. It keeps you from showing up to a dark apartment.

Why renters use us for relocation

We read the map for you

I-35E, US-75, the Dallas North Tollway, and the President George Bush Turnpike decide your commute. A map won't tell you that from out of state.

A shortlist before you travel

Before you book a flight or a long drive, you get the properties we find that suit your situation and budget. Each one comes with photos, floor plans and its school district.

Leasing sight unseen, done right

We tell you what to ask the leasing office for, like a video of the actual unit, not the model. Then we help with the remote application and electronic signing.

Effective rent, not listing photos

Renters moving from out of state pick by photo when nobody gives them numbers. Our free calculators turn any quote into effective rent.

Getting your power on in time

In Dallas, you pick your own electricity company. Our free concierge service helps you pick a provider and time the transfer so there's no gap.

Free to renters

It stays free even when your employer is paying for your relocation. The community pays our referral fee.

Questions about relocating to Dallas

Can you help me rent a Dallas apartment from out of state?

Yes. We look for properties whose rules fit your situation, then ask for tours around your trip. Ask the leasing office for a live video of the exact unit, not the model. We help you through the remote application and signing. If a unit you liked leases before your trip, we'll look for new picks ASAP.

How do I choose a Dallas neighborhood if I've never been here?

By price, commute route, and transit access. Dallas is laid out around I-35E, US-75 Central, the Dallas North Tollway, I-635 LBJ, and the President George Bush Turnpike. Where you live compared with those shapes your day far more than a neighborhood name does. Test the drive to work at the hour you actually leave, and compare it with rent ranges and DART access. We describe price, commute, transit, and how old the buildings are. We don't rate safety or tell you who a neighborhood is for.

Is it safe to lease an apartment sight unseen?

It's common here, as long as it's done right. Ask for a video walkthrough of the exact unit, not the model, and get the fee schedule in writing before you sign. Read the concession addendum for clawback terms, and confirm what condition the unit will be in when you move in. Matterport and similar 3D tours help, but they don't replace a live video of the actual unit. We don't tour units for you, so ask the leasing office to walk it with you on a video call.

Where are the big employers?

Up north, look at Toyota North America and JPMorgan Chase in Plano, Charles Schwab at Westlake, and the Legacy West and Frisco corridor. Richardson's Telecom Corridor runs along US-75 between I-635 and the George Bush Turnpike. Downtown has AT&T's headquarters (until its planned move to Plano in 2028). The Federal Reserve Bank of Dallas sits just north of Downtown in Uptown, and Goldman Sachs is building a campus near Victory Park. UT Southwestern, Parkland, and Children's Health are in the Medical District, and Baylor Scott & White is in East Dallas. Tell us the address and we'll work from that.

How fast can you turn a relocation around?

Send your budget, move date, and priorities, and you'll get a real list back ASAP. From there, you can go from application to keys in days if a unit is empty and ready and screening comes back fast. Paperwork that isn't ready and units that aren't available slow it down, so get your documents together early.

Do you help with corporate housing or furnished units for a short stay?

Our main service is regular apartment leasing. If a lump sum or managed relocation package puts you in temporary furnished housing first, we can work on the permanent lease at the same time. That way the second move is planned, not rushed.

How does electricity work in Texas?

In Dallas, you pick your own electricity company, called a retail electric provider. Oncor delivers the power and bills your provider for it. Compare the kWh price on the Electricity Facts Label, not the teaser rate in the ad. Check how much usage that rate is based on, too. Our free concierge service compares providers and times the transfer so there's no gap when you move in.

Does my employer's relocation package change your fee?

No. There's no fee to you either way. The community pays a referral fee from its marketing budget. If your employer's relocation company needs paperwork showing the search, we can give it to them.

What if I'm out of state and my income paperwork is unusual?

Income from out of state, a new job that hasn't started, and 1099 or commission income all come up a lot when people relocate. Properties vary in what they accept: an offer letter, a signed employment agreement, tax returns, or bank statements. Before you apply, we look for properties that ask for paperwork you can actually provide.

Get real numbers on Dallas apartments before you move

Send your budget, move date, and what matters to you. We send properties whose income rule you meet, and we look for management companies that work with your credit.
