When the deadline is short, guessing costs the most
Dallas application fees run $50 to $75 each in 2026, so three applications can cost about $200 you didn't plan on. When you're short on time, it's tempting to apply everywhere at once. That's the single most expensive thing you can do.
Get matched first. It takes one message and it costs nothing. We sort properties by screening rules, from Uptown and Oak Lawn to Richardson and Mesquite, before you spend a dollar.
Available doesn't always mean ready
This difference decides your timeline.
Vacant and ready means the unit is empty and the prep work between residents is done: cleaned, painted, repaired, inspected. You can move in as soon as the lease starts.
On notice means the current resident has given notice but hasn't left yet. You're waiting for them to move out, then for the prep work after that. Units on notice often get listed as “available” with no explanation.
Before you plan the move, ask the property whether the unit is ready now or on notice.
How Long It Really Takes to Move In
| Step | How long it usually takes | What changes it |
|---|---|---|
| You send your details, we send the list | ASAP | We reply Mon to Fri, 9:00am to 6:00pm; weekend messages wait until Monday |
| Tour or video walkthrough | Same day to 2 days | Leasing office hours |
| Application sent | Same day | Whether your documents are scanned |
| Screening decision | 24 to 48 hours, sometimes same day | Automatic decision or a person reviewing it |
| Lease signing | Same day | Whether you can sign online |
| Deposit and insurance | Same day | Getting your proof of insurance to the property |
| Electricity and utility setup | Same day to 2 days | Having your unit's ESID (its electric meter number) ready |
| Keys | Lease start date | Whether the unit is empty and ready |
With an empty, ready unit and your documents in order, the whole process takes days, not weeks.
Documents You Need Before You Apply
- A government photo ID for every adult applicant
- Two to three recent paystubs, or the equivalent proof of income
- Two to three months of bank statements if you're self-employed or paid on a 1099
- Offer letter or employment agreement if you're relocating for a new job
- Current and prior landlord contact details
- Vaccination records or a rabies certificate if you have a pet
Have them scanned as PDFs before you open the application. Missing documents are the most common reason a move date slips, and the easiest one to fix.
What Can Slow You Down
Documents. We covered these above, and they're yours to control.
How you prove income. A property that wants two W-2 paystubs and gets a bank statement is going to ask again. Properties accept different proof for 1099, gig, and commission pay. We look for the ones that ask for what you actually have.
Manual review. A rental history flag, something in your background, unusual income, or a guarantor sends the file to a person. Screening companies like RentGrow and SafeRent Solutions handle many Dallas applications, but a person reviewing it adds time. We tell you which properties use automatic decisions.
Still being prepped. A unit that's vacant but not finished. Ask in writing for the date the unit will be ready, not “should be ready.”
Check before the drive
On a fast move, a unit can lease in the gap between your list and your first phone call. It happens, and we'd rather tell you up front than pretend it doesn't.
Call the leasing office before you drive over. When a unit has already leased, let us know and we'll look for more choices ASAP.
Send three things
Budget, move date, and anything on your credit, rental history, or background that might get your file a closer look.
Your list covers properties whose rules look like a fit for your situation, from Deep Ellum midrises to Uptown high rises. Each one lists its income and credit rules. To get the total monthly cost, run your quote through our calculator.
Why renters use us when they need to move fast
Income rules on file
Listing sites rarely show the screening rules. Our list shows each property's income requirement and whether it takes first time renters or cosigners.
Ready now versus on notice
A unit on notice isn't open yet. It's usually two to four weeks out. Your list shows which homes are open now and which open later.
A list ASAP
Your budget and move date are enough to start. We text you first to check the details, then send the list.
A checklist so your documents are ready
Most delays come from missing documents. We tell you what to have scanned before you apply.
One application
Each application costs $50 to $75 with no refunds, so guessing under time pressure is the most expensive way to do this.
Free to renters

Questions about moving in fast
How fast can I move into a Dallas apartment?
When a unit is ready to move into and your documents are in order, it takes days, not weeks. Screening at most Dallas properties takes 24 to 48 hours (as of 2026), and it can be same day where the property uses instant screening. After approval you sign, pay, send proof of renters insurance, and set up utilities. Those steps almost never hold you up. The holdup is the unit itself: whether it's really empty and ready today.
What is the difference between a unit that's ready now and one on notice?
A unit that's ready now is empty and the prep work is done: cleaned, painted, repaired, and inspected. A unit on notice has a resident who has given notice but hasn't moved out. It usually opens up two to four weeks out, plus prep time, and it's often advertised as 'available' anyway. Find out which kind you're touring before you set a move date.
What slows a Dallas move-in down?
Four things. Documents you don't have scanned yet. Income proof in a form the property won't accept. Screening that goes to a person instead of an automatic decision. And prep work: a unit that's empty but not finished. The first two are the ones you control, and a checklist before you start fixes both.
What documents should I have ready?
You need a government photo ID and two to three recent paystubs or the equivalent proof of income. Add two to three months of bank statements if you're self-employed, and an offer letter if you're relocating for a new job. Include contact details for your current and past landlords. Have all of it scanned as PDFs before you start the application, not during it.
Can I get approved the same day?
At properties that use automatic screening, sometimes. Most run 24 to 48 hours. Anything that sends your file to a person for review (a rental history flag, unusual income documents, a guarantor) adds time. We mark the properties on your list that tend to decide fast.
What is a holding fee?
It's money you pay to take a unit off the market until your application is processed. It's not the same as a security deposit. Ask whether you get it back if you're not approved, and whether it counts toward the deposit if you are. Under Texas Property Code Section 92.351 and the sections after it, an application deposit comes back if you're turned down. An application fee doesn't, with one exception: the property turned you down without first giving you its written screening criteria.
Can I move in before my lease start date?
Usually not. Most leases let you move in on the start date, not before. Some properties will move the start date up if the unit is ready sooner, so ask about that if you're on a hard deadline. Either way, a first month that starts partway through is usually prorated, so you pay only for the days you have the home.
How do I avoid wasting application fees under time pressure?
Match before you apply. Send your income, credit range, and any rental history or background issues. Before you spend $50 to $75, we narrow the list to properties whose criteria look like a fit. Under a deadline it's tempting to apply to three places at once. Don't.
Do you charge extra for a rush?
No. There's no charge at all. The service is free to renters and the community pays a referral fee from its marketing budget.
