Why our prices are lower than what the community quotes

When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Circles show the general area, not the building. Numbers match the deals below.

Prices are rent only. Monthly fees and the deposit are extra. Ask for your list, and we'll send the names and floor plans.

A free February is worth the same as a free July

A month free takes off one month of rent. Rent is priced by the month, so a short month and a long month give you the same dollars off.

The real trouble with Dallas apartment specials is the weeks. They're quoted in weeks, days, or months, and weeks don't fit the monthly math everyone tries to use. Put weeks and days on a daily rate, count a month free as one month of rent, and then compare. Season changes the answer too. Our post on reading a Dallas summer lease up in peak season walks through a July offer start to finish.

How the daily rate works

Daily rate = (monthly rent × 12) ÷ 365

Then:

  1. Daily rate × days in the lease = full lease cost
  2. Daily rate × free days = value of the free rent
  3. (Full lease cost − value of the free rent) ÷ lease months = effective monthly rent

That's the number to compare. It's the only number that still works when you compare a 12 month lease with a 15 month lease.

Numbers worth knowing by heart

Special as quotedDays free
One month freeOne month of rent, any month (worth about 30.4 days)
Four weeks free28
Six weeks free42
Eight weeks free56
Two months freeTwo months of rent (worth about 61 days)

Notice that “four weeks free” and “one month free” aren't the same offer, and neither are “six weeks free” and “a month and a half free.”

Comparing two Dallas apartment specials

Two offers, same building type, same neighborhood:

Offer AOffer B
Listed rent$1,250$1,250
Term15 months12 months
Concession2 months free1 month free
Effective monthly$1,083$1,146

Offer A wins by $63 a month. That's the first answer.

It leaves out two things: each building’s community fees, and whether either one makes you pay the free rent back. Add both before you pick a winner. Read two months free on 15 vs one month free on 12 for the full math.

Cash rebates vs. concessions

Some buildings, and some other locators, offer a flat cash rebate instead of a lower rent. It's easy to compare the two the wrong way.

A rebate is one payment. A lower effective rent applies every month for the length of the lease. Over 12 months at a $50 monthly difference, the lower rent is worth $600. A $400 rebate is worth $400. Run both as a total over the full term and compare those numbers.

Then subtract the clawback risk, which applies to the concession, not the rebate. Sometimes that flips it.

What is a concession clawback?

At most Dallas buildings running big specials, free rent comes with strings attached. Break the lease early and you usually have to pay the free rent back. The terms are usually on an extra page added to the lease, not in the main lease.

Ask two questions before signing:

  • If I break the lease early, do I pay the free rent back, and how is it figured?
  • What is the reletting fee?

Between the clawback and the reletting fee, leaving early can cost a lot more than the free rent was worth. See concession clawback: when free rent becomes a debt.

Why Dallas specials are so big right now

Supply. New buildings that are still filling up sit close together in a few places. This week, the most specials at those buildings are in Bishop Arts, East Dallas and Midtown Dallas inside Dallas, and in Frisco, McKinney, Corinth, Denton and Grand Prairie farther out. Many of those buildings are still filling their units at the same time. Those buildings need to fill up fast and have a marketing budget, and free weeks are the quickest way to do it.

That only lasts as long as buildings are new, so the biggest deals are at the newest ones. A building that's already full has less reason to compete on price. Look and lease specials, waived admin fees, gift cards, and discounts for signing before a building opens show up at new buildings for the same reason.

Winter months, November through February, tend to have the biggest specials. Fewer people move, and buildings still need to fill units.

Specials have an expiration date

Specials end on a set date, and terms at new buildings change every week. Ask the leasing office whether the offer still stands before you head over.

Specials and units both run out. If the one you wanted has ended or leased, send us a note. We'll look for other options ASAP.

Why renters use us for move in specials

Days, not months

Concessions are quoted in weeks. Monthly math breaks the moment the special isn't a whole month, and most aren't.

Months priced as months

We count a free month as a full month's rent, February and July alike. Weeks and days are what go on the daily rate.

Cash rebates, counted fairly

A flat rebate can be worth less than a lower effective rent over a full lease. Total both before you pick one.

The clawback question

If you break the lease early, free rent can turn into a bill, so find the clawback part of the lease.

Specials that expire

Specials expire, and new buildings change their terms every week. Your list shows each special with its end date and any extras, like a gift card.

Free to renters

The community pays the referral fee. Your rent is the same either way.

How a move in special gets priced

  1. 1

    Send the offer

Rent, lease term, and exactly how the special is worded: weeks, days, or a month.

  2. 2

    Convert to days

Six weeks free is 42 days. Months stay months: two months free is two months of rent, in any month of the year.

  3. 3

    Price at the daily rate

(monthly rent × 12) ÷ 365, times lease days, minus free days at that rate, divided by lease months.

  4. 4

    Check the clawback

Questions about move in specials

How do I calculate a Dallas apartment concession?

Turn the special into days, then put a price on the days. The daily rate is (monthly rent × 12) ÷ 365. Multiply the daily rate by the number of days in the lease. Subtract the free days at that same rate, and divide the result by the number of lease months. That's your effective monthly rent. Six weeks free is 42 days, not a month and a half, and counting it as 1.5 months makes the special look bigger than it is at every rent level.

Is six weeks free the same as a month and a half free?

No. Six weeks is 42 days. A month and a half at the average month length is about 45.6 days. The difference is small in percentage terms but real in dollars. It adds up when you compare an offer quoted in weeks against one quoted in months. Convert both to days first.

Does it matter which month is free?

No. A month free takes one month of rent off. Rent is a monthly price, so a free February and a free July save you the same amount. Days only count when the offer is quoted in weeks or days. Then multiply the free days by the daily rate.

Is two months free on a 15 month lease better than one month free on 12?

In our example, yes: $1,083 effective against $1,146, so the longer lease saves $63 a month. But the comparison isn't complete until you add each building's community fees and check the clawback. Then ask what happens at renewal. Concessions only cover year one. A 15 month lease means your renewal lands in a different season, when the market may look different.

What is a concession clawback?

It means you'd have to pay back the free rent if you break the lease early. The terms are usually on an extra page added to the lease, not in the main lease, so they're easy to miss. If you're taking a big special and your job or plans might change, read the clawback and the reletting fee terms together before you sign.

Is a cash rebate better than a lower effective rent?

Often not. A flat rebate is paid once. A lower effective rent counts every month of the lease. Over a year, even a small monthly difference can add up to more than the rebate. Run both as a total cost over the full lease term and compare that number, not the amount in the ad.

Why are Dallas specials so big right now?

Supply. A lot of new buildings are bunched together, especially in northern suburbs like McKinney, Frisco and Prosper, plus Grand Prairie and parts of Oak Cliff. That means many buildings are filling up at the same time. Those buildings need renters and have a marketing budget, so they trade free weeks for signed leases. It lasts only as long as the buildings are new.

Do concessions come back at renewal?

Usually not, or not at the same size. In month thirteen, the rent moves back toward the going rate. Before you sign year one, ask what the unit renewed at last year and whether the concession repeats. If it doesn't repeat, add up the cost of two years, not one.

What if a Dallas apartment concession isn't worth taking?

Pass on it. If the concession doesn't hold up once you add the community fees, or the clawback makes it risky for you, it isn't a deal. Sometimes the building with no special and a smaller renewal increase wins over 24 months.

What is a look and lease special in Dallas?

A look and lease offer is a perk for applying within 24 to 48 hours of touring the apartment. You see these at new buildings, and they usually cover a waived admin fee or a gift card, not a full rent concession. Put a dollar value on whatever the perk is and compare it with the regular special at the same building.

Do Dallas move-in specials include waived security deposits?

Some do. Waived or reduced security deposits, waived application fees, and deposit alternative programs show up alongside free rent at new buildings. They lower what you pay up front but don't change the effective monthly rent. Count both when you compare offers.
