Areas we cover inside Rowlett

  • Downtown RowlettDowntown Rowlett is the small grid along Main Street where the DART Blue Line ends at Downtown Rowlett station.

Newer apartment buildings have gone up near the station beside older houses, and the train runs through Garland to downtown Dallas.

  • LakefrontRowlett's east side follows the Lake Ray Hubbard shoreline, with city parks and boat ramps on the water and rental houses on the coves.

Lake views carry a premium, and I-30 and Lakeview Parkway both cross the lake to Rockwall.

  • Lakeview Parkway CorridorLakeview Parkway (SH-66) is Rowlett's main road east and west.

It crosses the lake into Rockwall and meets the Bush Turnpike on the west side of town. Garden complexes and shopping centers line it, and it leads straight to Downtown Rowlett station.

  • Liberty GroveLiberty Grove Road runs through north Rowlett between the Bush Turnpike and Lake Ray Hubbard, past newer subdivisions and townhome development.

Rentals are mostly houses, and the turnpike gets you to Garland and Plano quickly.

  • The real walk to Downtown Rowlett station from each building, which varies a lot
  • Lake view and boat slip charges quoted separately at the newer buildings and easy to miss
  • Dallas or Rockwall County, and Garland or Rockwall ISD, looked up by address
  • Older complexes on the Lakeview Parkway corridor where a manager reviews a messy history

Commute Routes, DART Access, and the Causeway

Rowlett sits between Lake Ray Hubbard to the east and south and Rowlett Creek to the west. Lakeview Parkway (SH-66) runs west into Garland and east over the lake to Rockwall, and both directions slow at rush hour. The Bush Turnpike climbs the town's west edge toward Richardson and Plano and south across the lake to I-30, with tolls either way.

The Blue Line starts and ends at Downtown Rowlett station, so riders board at the head of the line for a straight ride through Garland to Downtown Dallas. Few eastern suburbs have that, and it lets some households get by with one car. Driving at 8am, Downtown runs about 39 minutes and Legacy West about 33.

Buildings near Main Street push the station hard. Walk it yourself from the door before you count on it.

What You Can Rent and How Screening Works

The newest mid-rises and garden buildings sit near the station and along the water, where a lake view or marina access is priced separately. We ask which units face the water directly and whether a boat slip costs extra.

Garden complexes across the city make up the biggest group, and each management company sets its own cutoffs. For a messy credit or rental history, they offer the most room. At the older ones along Lakeview Parkway, a manager usually makes the call.

Houses, townhomes and streets of homes built to rent are a growing share. The companies behind those communities post their screening rules and will often approve with conditions. Individual homeowners decide on their own, so a rough history can sometimes go further with the company than with the owner.

Life on the Rowlett peninsula

Rowlett sits on Lake Ray Hubbard with a DART station in its small downtown. Days here mix lake parks, quick errands on Lakeview Parkway, and a train or turnpike ride to work.

Train, turnpike and the lake roads

Trains start and finish their Blue Line runs at Downtown Rowlett Station, so you board at the head of the line for the ride through Garland to Downtown Dallas. Driving at 8am, we time Legacy West at about 33 minutes, Downtown Dallas at 39, and the Medical District and DFW Airport at about 50. The Bush Turnpike skirts the west edge of town, and Lakeview Parkway (SH-66) is the main road through town.

What we tell Rowlett renters

Lake Ray Hubbard is wide and open, and the state warns that wind can make paddling hard, so check the forecast before you launch at Paddle Point. The December parade draws thousands downtown, so homes near Main Street get busy streets that evening. If you'll ride the Blue Line, time the walk from the front door to Downtown Rowlett Station on your tour.

Rowlett questions

Can I walk to the train from a Rowlett apartment?

Do lake view units cost more in Rowlett?

Yes. Lakefront and lake view units cost noticeably more than a standard garden unit, and boat slip or marina access may be extra. We add those charges before we compare. Across Rowlett, a typical one bedroom runs $1,268 right now, and the cheapest open one comes to $980 with the special.

Which county and school district is a Rowlett address in?

It slows both ways across the lake and into Garland. Drive it at the hour you'd leave. Or skip it: live near the station and ride the Blue Line instead.

Is there an apartment locator near Rowlett?

Yes. We cover Rowlett from Downtown Rowlett station to the lakefront, Liberty Grove and Dalrock Heights, and we'll tell you how far each home is from the train.
