Our Uptown Dallas apartment locator team checked 57 places this week, and 19 of them have specials. Prices start at $1,185 a month after free rent. Why our prices are lower than what the community quotes

When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Areas we cover inside Uptown

  • McKinney AvenueMcKinney Avenue is Uptown's main street, with the free M-Line trolley running between the downtown Arts District and Cityplace.

Midsize apartment buildings and towers line it and the side streets, and the bars along it keep weekend nights loud.

  • West VillageWest Village is the walkable cluster of shops and restaurants at McKinney and Lemmon avenues, with apartments above the storefronts.

Cityplace/Uptown station is a short walk east, and the Katy Trail is close by.

  • State-ThomasBetween McKinney Avenue and Woodall Rodgers Freeway, around State and Thomas streets, State-Thomas keeps a few Victorian houses beside newer apartment buildings and townhomes.

Griggs Park is in the neighborhood, and downtown and Klyde Warren Park are a short walk south.

  • CityplaceCityplace is Uptown's northeast end at US-75, marked by CityPlace Tower and the underground Cityplace/Uptown station on the Red, Orange and Blue lines.

Apartment towers and midsize buildings surround it, with quick access to the freeway.

Uptown Apartments and the Community Fees on Top of Rent

  • Tower quotes on McKinney Avenue and around West Village priced with parking, valet trash and amenity charges added in
  • Free rent at a building still filling up turned into a monthly number, with the early exit payback terms asked for first
  • Homes on a side street or a high floor, suggested when weekend noise from the McKinney bar blocks matters to you
  • A short walk to the trolley or Cityplace/Uptown station when you want to drop to one car

Getting around Uptown, and what it does to your shortlist

Uptown is a small box. The Katy Trail and Cedar Springs Road form the west side, US-75 the east, and Woodall Rodgers Freeway the south. Victory Park is off the southwest corner and Turtle Creek off the northwest.

Rail runs along the east edge. Cityplace/Uptown Station sits deep underground with Red, Orange and Blue line trains. The M-Line trolley is free and runs the length of McKinney Avenue, from the station at one end to the Arts District at the other. That pairing lets some households get by with one car instead of two.

Parking is the big cost to price. Towers here charge a monthly fee for a garage space, more for a reserved spot or a second car, and paid street spaces on McKinney fill up on weekend nights. A building right on the trail or the trolley tends to build that convenience into its rent.

Uptown buildings: what you're really choosing between

Nearly everything here is a mid-rise or tower, most built since the 1990s. The newest cluster along McKinney Avenue, around West Village and near Cityplace. State-Thomas mixes in townhomes and a handful of Victorian houses. Garden buildings are scarce, so a cheaper Uptown quote usually means an older mid-rise or a smaller floor plan.

Free rent shows up where a new tower is still filling up. Six free weeks spread over 15 months isn't the same deal as four over 12. Some leases bill you for the free rent if you move out early, so we price each offer per month and ask for the payback terms before you sign. Our move-in specials guide walks through the math.

Then come the charges. Garage parking, trash pickup at the door, parcel lockers, amenity fees and pet rent sit outside the advertised rent, and each management company bundles them its own way. We get the full fee sheet from both buildings before we call one cheaper.

What daily life in Uptown looks like

Uptown is small and packed: from most blocks you can walk to dinner, the Katy Trail and a grocery store, and the free trolley covers the rest. The tradeoff is weekend noise, tight parking and arena traffic.

Trolley, train and the drive to work

The free M-Line trolley runs up McKinney Avenue from the Arts District to Cityplace every day of the year, and late on Friday and Saturday nights. Cityplace/Uptown Station, on the east edge, is the only underground stop on DART: about 120 feet down, with Red, Orange and Blue line trains. By car, our 8am drive times run about 10 minutes to Downtown, 13 to the Medical District, 30 to DFW Airport and 32 to Legacy West in Plano. Street parking on McKinney is paid and fills up on weekend nights.

Trails and green space a few blocks away

The Katy Trail runs 3.5 miles on an old rail line from American Airlines Center north to Mockingbird Station. A morning run or a bike ride to SMU starts at your door. Reverchon Park sits below the trail to the west, along Turtle Creek. Klyde Warren Park is built on a deck over Woodall Rodgers, with a small dog park and food trucks most days. Griggs Park in State-Thomas is the quieter lawn for a leashed dog.

Where Uptown goes out

McKinney Avenue is the main strip. Patios, brunch spots and bars line it and its side streets, and it runs loud and late on Friday and Saturday. West Village, at the north end near Lemmon Avenue, is the calmer side, with dinner spots and shops you can walk between. Klyde Warren's food trucks handle a quick lunch at the south edge. For a change of scene, Cedar Springs Road in Oak Lawn is a few minutes west, and Knox Street is a short drive northeast.

Groceries and the weekly run

Two big grocery stores sit inside Uptown, so you can shop on foot or with a short drive. Whole Foods is on McKinney Avenue, and a Tom Thumb with a pharmacy sits at the Victory Park edge. West Village handles small shopping without the car. For a bigger haul of produce, the Dallas Farmers Market downtown fills its sheds with stalls on weekends.

Games, museums and fall parties

The Mavericks and Stars play at American Airlines Center on Uptown's southwest corner, with home games most weeks from October to April. Past Klyde Warren, the Dallas Museum of Art has free general admission (book a timed pass online), and the Perot Museum sits just west of the park. An expansion is planned on the park's west side.

What we tell renters looking in Uptown

On Mavericks and Stars nights, arena lots open two hours before the game and Victory Avenue backs up. Head out early or ride DART to Victory Station, which faces the arena's west entrance. If you'll take the train every day, time the trip from Cityplace/Uptown Station, since the platform sits about 120 feet down and the ride up takes a few minutes. Bars on McKinney keep weekend nights loud, so see a home facing a side street on a Saturday night before you sign.

Uptown questions

What does a one bedroom run in Uptown this week?

The typical Uptown one bedroom is $1,935 a month this week once free rent is averaged in, and the typical two bedroom is $2,882. Parking and amenity charges come on top of both. Before those charges, Uptown's cheapest open one bedroom this week comes to $1,275 with its move-in special spread over the lease.

How much do parking and fees add here?

More than in most of Dallas. A tower usually bills the garage space as its own monthly line. Trash pickup at the door, parcel lockers, the amenity fee and pet rent often come as separate charges. Add them up for each quote with our true monthly cost calculator, then compare.

Can I get by without a car in Uptown?

Some renters do. The trolley is free and follows McKinney Avenue to the Arts District, and Cityplace/Uptown Station puts three DART lines on the east edge. It works best from a block close to one of them, so measure the walk from the building you like.

Is Uptown loud at night?

Along the bar blocks of McKinney Avenue, yes, mostly Thursday through Saturday. Homes facing a side street or on an upper floor are calmer, and Mavericks and Stars nights bring arena traffic to the southwest corner. Stop by on a Saturday night before you sign.

Is there an apartment locator for Uptown?

Yes, that's us. We check prices every week on McKinney Avenue, in West Village, State-Thomas and around Cityplace. We send you the buildings we find whose rent, fees and lease length fit what you told us. Text your budget and move date to start.
