Farmers Branch Apartment Locator: Josey Lane Gardens and Mercer Crossing

Our Farmers Branch apartment locator team checked 25 places this week, and 15 of them have specials. Prices start at $1,054 a month after free rent. Farmers Branch is a compact city north of LBJ, between Addison and the Elm Fork of the Trinity, with its own Green Line stop on Denton Drive. The west side's Mercer Crossing district has newer midrises and townhomes, often still filling up and giving free rent with strings attached. Older garden complexes line Josey Lane and Valley View. The Elm Fork of the Trinity runs along the west edge, so ask about flood zones out that way.

Pick what you want. We compare each deal with buildings like it here: same size, about the same age.

Why our prices are lower than what the community quotes

When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Getting Around: the Green Line and LBJ

The city has one Green Line stop, Farmers Branch station on Denton Drive, with Royal Lane station the next stop south in Dallas. Trains run south past Love Field and the Medical District to Downtown, and north to Downtown Carrollton, where you can change to the Silver Line. The walk to either station depends a lot on the address.

The LBJ and I-35E interchange sits on the southern edge, both the city's best road link and its worst bottleneck. Some complexes are awkward to reach from the frontage roads (map pins can point at a median), so ask the property for step by step directions. Addison is directly east, Carrollton north and Northwest Dallas south.

Mercer Crossing, on the west side, has its own street grid and entrances, so confirm how to get in before you drive out.

Three Kinds of Rentals in Farmers Branch

Treat Mercer Crossing as its own search. It's a planned district of newer buildings and townhomes, priced above the rest of the city. Its free rent offers often come with a catch: leave early and you pay back the free weeks. Our move-in specials guide explains how to compare them.

The older garden complexes along Josey and Valley View make up most of the middle priced choices, with posted income rules and credit minimums. They work well when your income clearly clears the bar. A single complex may quote redone and untouched units side by side, so ask which you're getting.

Webb Chapel and Valwood have older buildings where managers make their own call, so a credit problem the newer buildings reject can still work with solid income. For any complex near the Elm Fork, ask whether it's in a FEMA flood zone before you apply, and price a flood policy if it is.

Farmers Branch questions

Is Mercer Crossing worth paying more for?

That comes down to how much a newer building and the district's own amenities matter to you. Citywide in Farmers Branch, the typical one bedroom is $1,422, and the cheapest open one is $1,054 after free rent.

Is my Farmers Branch apartment near a floodplain?

If it's on the west side near the Elm Fork of the Trinity, it might be. Ask the office whether the lot is in a FEMA flood zone, and price flood coverage, since renters insurance doesn't cover floods.

Is there an apartment locator near Farmers Branch?

Yes. We cover the city from Mercer Crossing to the complexes on Josey, Valley View, Webb Chapel and Valwood. Before you sign, check the flood map and read the payback clause on any place you like.
