Turtle Creek Dallas Apartment Locator: Doorman Towers Along the Creek

As your Turtle Creek Dallas apartment locator, we checked 43 places this week, with prices from $1,299 a month after free rent. Turtle Creek is a short run of towers and mid-rises following the creek's parkland from Uptown up toward Highland Park. Many homes for rent here are condos owned by individuals, so the HOA reviews your lease after the owner approves it. An HOA may cap pets or ban subletting. Some older doorman towers fold chilled water heating and cooling into the rent, which makes a sticker price look higher than it is.

Turtle Creek Apartment Locator Notes on Condos, HOAs and Moving Day

  • Condo or management company tower, asked about on the first call, so the HOA review gets built into your move date
  • Older towers that fold chilled water heating and cooling into rent, priced against newer ones that bill it separately
  • Move-in hours and freight elevator booking asked about up front, since many doorman buildings allow weekday moves only
  • Ways to qualify on savings or with a lease guarantee when income is light but savings are strong

Getting Around Turtle Creek

The area follows Turtle Creek Boulevard as it curves along the parks, and the Katy Trail runs past them, south to Victory Park and north toward Knox-Henderson. A building that backs onto the trail usually asks more than one two blocks away. Reverchon Park, where the boulevard meets Maple Avenue, connects to the trail.

No DART rail serves the corridor. The nearest platform is Cityplace/Uptown on the far side of Uptown, so plan on keeping a car. Central Expressway sits to the east and the Dallas North Tollway to the west. The hospital campuses, Uptown and Downtown are all a short drive outside rush hour.

Moving day takes planning here. Plenty of doorman buildings allow moves only on weekdays in business hours and make you reserve the freight elevator well ahead. We ask about both before you sign, so you aren't stuck with a truck on a Saturday.

Three Tiers of Turtle Creek Apartments

Think of the buildings in three groups. Newer towers sit at the top of the rent range with current floor plans, full amenities and the fee list a large management company brings. Buildings in the middle tier are scattered through the corridor and vary a lot. Then there are the older luxury towers, built before amenity fees were common: doorman service, big floor plans and real balconies. Some still include chilled water heating and cooling in the rent.

Condos leased by owners come up whenever each owner decides to rent, so what's open shifts week to week. A leasing office tower handles your application on its own schedule. A condo needs the owner to sign off and then the HOA, and the HOA may want a 12 month minimum, stricter pet limits than the building, or moves on weekdays only. We ask for those rules before you chase a unit.

What it's like to live along Turtle Creek

Turtle Creek is a row of towers along a creek lined with parks. The trail, Cedar Springs and a full grocery store are close by, but you'll still want a car in the garage.

Getting out of Turtle Creek

For walks and bike rides, the Katy Trail is the main route. It follows an old rail line about 3.5 miles, from the American Airlines Center up to Mockingbird Lane, and a ramp at Reverchon Park drops you right onto it. Turtle Creek Boulevard itself has long curves and fast cars, so cross at the lights. By car, our times run about 11 minutes to downtown and the Medical District. DFW Airport is about 27, and Legacy West is 26 to 29 up the Tollway.

Following the creek north

The parks don't stop at the Dallas line. Follow Turtle Creek north and it widens into Lakeside Park in Highland Park, with paved paths, benches and ponds along the water. It's a calm loop for a morning walk, and the town keeps it open to everyone. Back south, Reverchon Park has ball fields, shade trees by the water and that trail entrance. Between the two, the green strip along the boulevard gives most towers a park within a few minutes of the lobby.

Late nights on Cedar Springs

Cedar Springs Road, a few blocks west of the boulevard, is the area's late night street. Its half mile of bars, clubs and restaurants is known as the Strip, and some kitchens there serve well past midnight. For a quieter dinner, Oak Lawn Avenue and Lemmon Avenue have patios and sit down spots a short drive away. The restaurants inside Turtle Creek Village are a walk from many towers.

The weekly grocery run

Turtle Creek Village, at Oak Lawn Avenue and Blackburn Street, is the closest full grocery stop, with a Tom Thumb and a garage you enter from Blackburn. A few minutes west, the Kroger on Cedar Springs Road keeps late hours, handy after a shift at the hospitals. Whole Foods on McKinney Avenue is the other big option nearby. Many towers here take packages at a front desk, so ask how yours handles grocery and package deliveries.

What we tell renters looking at Turtle Creek

On Mavericks and Stars nights, the streets toward Victory Park and the Tollway ramps fill up before the game, so leave early or come home late. Cedar Springs is busy and loud on Friday and Saturday nights, so a tower on the boulevard side is the quieter pick if you go to bed early. The Katy Trail gets crowded on weekend mornings, and bikes and runners share it, so weekday dawn is the easy time for a fast ride.

Turtle Creek questions

How does renting a Turtle Creek condo differ from a tower?

A tower with a leasing office screens you the standard way and sets its own timeline. A condo needs the owner's approval and then the HOA's, and HOA rules can add a minimum lease length, pet limits or a rule that you move on a weekday. We ask for the HOA rules before you apply.

Why can an older tower here cost less than it looks?

Some of the older doorman towers include chilled water heating and cooling in the rent, and newer buildings bill it on top. Run both through our true monthly cost calculator and the gap shows up. For a baseline, a typical one bedroom along the corridor is $1,905, and the cheapest open one along the creek comes to $1,299 with specials counted.

Do I need a car in Turtle Creek?

Most renters keep one. There's no rail stop in the corridor, and the closest is Cityplace/Uptown across Uptown. The Katy Trail and Reverchon Park cover walks and bike rides.

Can I qualify if I'm self employed or have more savings than income?

Often. Some towers let you qualify on savings or with a lease guarantee service, and condo owners set their own bar. We'll show you the approval routes that can fit your file, and the building makes the final call.

Is there an apartment locator who handles Turtle Creek condos?

Yes. We sort the condos owners lease out from the management company towers along the boulevard, and we plan around the HOA timeline from the first call. Send your budget, move date and any pets.
