Frisco Apartment Locator: New Builds, Two Toll Roads, Few Judgment Calls
As your Frisco apartment locator, we checked 64 places this week, with prices from $842 a month after free rent. Most of what rents in Frisco went up after 2012, so expect new garden communities, midrises over garages and rows of rental townhomes. T-Mobile, Keurig Dr Pepper and The Star bring a steady flow of people moving for work. The catch is screening: almost every building follows written rules, and the cheaper older buildings are few and mostly in south and central Frisco.

Renting a house or an apartment in Frisco?
A 2 bedroom house here runs about $230 a month more than a 2 bedroom apartment after free rent. Free rent is part of that: before specials, a typical 2 bedroom apartment here lists for about $1,835.
A 3 bedroom house and a 3 bedroom apartment after free rent cost about the same here.
With a house you usually get a yard, more room and no shared walls. You often pay water, trash and yard care yourself, and deposits can run higher.
With an apartment you pay community fees each month for things like parking, trash and amenities. Free rent usually needs a lease of 12 months or more, and the staff on site handles repairs.
House rents: Rentometer, Oct 2026, houses rented in Frisco, TX in the past 12 months. Apartment prices: our check of 64 communities this week, after free rent and before fees.

Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Areas we cover inside Frisco
The Star DistrictThe Star is the Dallas Cowboys headquarters campus at the Dallas North Tollway and Warren Parkway, with the Ford Center, offices, a hotel and restaurants.
Midsize apartment buildings nearby keep it walkable, and game days jam the Tollway exits.
Rail DistrictFrisco's original downtown lines Main Street along the BNSF tracks, where older storefronts now hold restaurants and shops.
Townhomes and small apartment buildings mix with older houses, and freight trains roll through at all hours.
StonebriarIn south Frisco, Stonebriar grew up around Stonebriar Centre, where SH-121 crosses the Tollway on the Plano line.
It has some of the city's older apartments, from the late 1990s and 2000s, and both toll roads put Legacy offices close.
Grand ParkGrand Park is the park Frisco has planned for years, covering more than 1,000 acres west of the Dallas North Tollway along Stewart Creek.
Its first phase broke ground in April 2026 and is set to open in 2027. Rentals near it are newer complexes close to the Tollway and Frisco Square.
Panther CreekPanther Creek is north Frisco along Panther Creek Parkway, an area of newer subdivisions with a few garden complexes from the 2010s.
US-380 and the PGA Frisco campus are a short drive north, and Preston Road is the main way south.

Frisco Apartments Built Since 2012, Weighed on Fees and Free Rent
- Tollway and Sam Rayburn trips priced next to the rent, since few Frisco jobs sit off a free road
- Who supplies the power, to check by address, since co-op pockets have no plans to shop
- The guarantor, deposit or savings route at each building, spelled out when credit needs help
Toll roads, no rail and who supplies the power
Two toll roads cross here: the Dallas North Tollway north and south, and SH-121, the Sam Rayburn Tollway, east and west. A daily drive south to Plano or Dallas on them is the cost most Frisco budgets miss. Run your trip through NTTA's toll calculator and compare against a place near Preston Road, the free route.
No train reaches Frisco, so a car comes with the lease (in practice, if not on paper). Preston Road carries the north and south errands, and Eldorado and Warren parkways cut across town.
Power varies by address. Most of the city is on Oncor lines, where you shop for your own plan. Some pockets get power from CoServ, a co-op that sells its own power, so there's no plan to shop. Ask the leasing office who serves the unit before you compare plans.
New construction, specials with strings and strict screening
The buildings are young: garden communities, midrises and buildings wrapped around a garage, plus rows of townhomes built to rent and rental houses. The lower rents sit in the older complexes in south and central Frisco.
With new buildings opening most years, free rent is common, and most offers make you pay it back if you leave early. Our guide to specials shows the real value. Amenity, trash, parking and sometimes internet fees come on top of the quoted rent.
Screening is by the book almost everywhere. With strong income and bruised credit, your ways in are a guarantor company, a bigger deposit or proof of savings. A manager who still makes a judgment call is rare here.
How Frisco spends its week
Frisco is a fast growing city built around the Tollway, big parks and pro sports. Life here means driving between districts, with Legacy West close and Dallas a long haul south.
- Close to Legacy, far from downtown
- Splash pads, playgrounds and a dog run
- Barbecue lines, brunch and hot pot
- International grocers and big box rows
- Games, arcades and a museum you can play
Close to Legacy, far from downtown
Frisco's best commute is south to Plano: our 8am drive times put Legacy West about 12 minutes away. DFW Airport runs about 37, the Medical District 46 and Downtown Dallas 48, so a Dallas job means a long daily drive. The Dallas North Tollway is the main road through the city, and Main Street is the free road across the middle of town.

Splash pads, playgrounds and a dog run
Frisco Commons Park, by Frisco Square, has trails, a spray park, an amphitheater and a veterans memorial. Hope Park, close by, is a big city playground. Ruff Range Dog Park gives dogs room to run, and Northeast Community Park and Harold Bacchus Community Park are bigger parks farther out.

International grocers and big box rows
Patel Brothers and 99 Ranch Market are two big draws here, an Indian grocer and an Asian grocer for staples you won't find at a chain store. The Centre at Preston Ridge lines up big box stores near Preston Road and SH-121. For everyday groceries, Tom Thumb, Sprouts and H-E-B all have stores in town.

Frisco questions
Can I pick my own electricity provider in Frisco?
At most addresses, yes: Oncor delivers the power and you pick the plan. A few pockets are on an electric co-op instead, with no plan to shop. Get the provider's name from the leasing office before you sign.
What will tolls cost if I commute from Frisco?
That comes down to your exits and how many days you drive the Tollway and SH-121. Price the trip on NTTA's toll calculator and add it to rent before you compare a Tollway building with one near Preston Road.
Which school districts reach into Frisco?
Most of Frisco is in Frisco ISD. Prosper, Lewisville and Little Elm ISD each serve pockets. The lines follow no obvious pattern, so check the exact address with the district.
Do Frisco specials have to be paid back if I leave early?
Often. Payback terms are common at the new buildings, written into an extra page of the lease that's easy to skip. Read it before you sign.
I'm self employed. How do I qualify here?
Most Frisco buildings expect W-2 pay stubs, but some count 1099 income, take bank statements or qualify you on savings. Tell us how you're paid and we'll name the buildings that have taken it before.
What's the rental mix in Frisco?
Mostly garden communities and midrises built after 2012, many with three bedroom plans, plus rental townhomes and houses. A short list of older, cheaper complexes sits in south and central Frisco. Our latest Frisco numbers: one bedrooms near $1,273 and two bedrooms near $1,795, with specials counted.
Is there an apartment locator near Frisco?
Yes. We check Frisco prices and specials every week, so we can tell you which new buildings are still giving free rent. We look up which ones count 1099 income, too. Send your budget and the road you'd commute on.
Are there Section 8 apartments in Frisco?
A few properties take Housing Choice Vouchers, but it's rare among the newer buildings. Our Section 8 page covers how vouchers work across the area.
Near Frisco
Legacy West sits just over the Plano line at SH-121, and West Plano is the next stop south on the Tollway for older, cheaper garden communities.
