    Spirit Real Estate Group

We help renters 55 and older find market rate apartments across Dallas County and the northern suburbs. We don't list or place renters at 55+, income restricted or tax credit communities, so their age rules, waitlists and income limits aren't in our notes. Ask each one directly. This page shows where to look for them. Brokered by Spirit Real Estate Group (TREC #562021), this search is free to renters. The community pays the referral fee.

Three Things Decide a Lease After 55

Three things set one apartment apart from another: the income rule, the total monthly cost, and how easy the building is to get around. None of them shows up in the listing photos.

What to checkWhat it isWhere it comes from
Income ruleHow many times the rent your monthly income before taxes has to be3x at most Dallas properties, 2.5x at some, 2x at a few
Total monthly costRent plus community fees plus utilitiesThe fee list, not the listing
Getting aroundElevators, floor level and the walk from parking to your doorA tour, not the listing photos

We look up the income rule and the fees before you spend an application fee. Applications run $50 to $75 per adult, and you usually don't get that money back. Knowing which places fit is the difference between one application and three.

Senior Living vs. Assisted Living: What We Locate in Dallas

Senior living can mean a few things. A 55+ community is a regular apartment lease with an age rule. Some places call themselves active adult or independent living, and some of those bundle dining, housekeeping, or activities into one monthly charge. We don't list any of these. We look for market rate apartments that are open to all ages, with the features you ask for, such as an elevator or a ground floor home.

Assisted living is something else. In Texas, the Health and Human Services Commission licenses and oversees it, and you sign up for a care plan, not just a lease. We locate apartments. We don't place anyone in licensed care, and we don't advise on it. To look up a licensed care home, use the state's long term care provider search.

Federal fair housing law allows housing for older persons, and communities that qualify can set a minimum age. How each one writes and applies the rule varies. Some require every resident to meet the age. Some require one. Some mix 55+ buildings and buildings open to all ages on one campus. If you want a 55+ community, ask each one how it applies its rule before you apply.

We search market rate apartments across Dallas County and the northern suburbs, including Preston Hollow, Lake Highlands, and North Dallas, and in Richardson, Plano, and Garland. Rent and fees vary by area and by building, so we compare them one property at a time.

If your income is limited, there are senior communities with income limits too, paid for through programs such as HUD Section 202 and Low-Income Housing Tax Credits. They set income caps instead of income minimums. We don't list these, but you can search for them here:

  • TDHCA Help for Texans: the state's help finder, with a link to its Vacancy Clearinghouse of rent reduced apartments you can search by city, county or ZIP code
  • HUD Resource Locator: HUD subsidized apartments, including places for seniors
  • DHA Housing Solutions for North Texas: the Dallas housing authority, for public housing and vouchers
  • The Dallas Area Agency on Aging, run by the Community Council of Greater Dallas: help for people 60 and up and their caregivers, including housing questions

Our tax credit and Section 8 pages cover how those programs work.

How Much Do Senior Living Apartments Cost in Dallas?

In our Monday check on November 6, 2026, a typical studio in the Dallas area ran $1,241 a month after free rent, a one bedroom $1,245 and a two bedroom $1,699. A typical one bedroom ran $1,935 in Uptown and $802 in Northeast Dallas. 55+ communities can price inside or outside that range, depending on the building, the area, and the amenities. Independent living that bundles in services is priced on a service plan, not like a regular lease.

Two buildings can advertise the same rent and end up far apart once the community fees are counted. The charges that come on top of rent every month:

  • Amenity fee
  • Parking, surface, covered, garage, or reserved
  • Valet trash
  • Package locker access
  • Pest control
  • Monthly pet rent, per animal
  • RUBS, a ratio utility billing system that splits water, sewer, and trash among residents
  • Renters insurance

Utilities are separate again. In most of the Dallas area you pick your own retail electric provider, and Oncor delivers the power. Garland and Denton run their own city power companies, so there you don't pick. Compare the kWh rate on the Electricity Facts Label, not the advertised rate. Many Dallas properties use the Texas Apartment Association (TAA) lease, and the fee list is in that lease packet. Our free move-in concierge helps with that step.

Our true monthly cost page explains each charge. For your search, the number that matters is rent plus those fees plus utilities. Your list shows each property's admin, parking and pet fees, so our calculator can add them up.

Specials and What Happens at Renewal

Specials are common at newer Dallas buildings. Two months free on a 15 month lease and one month free on a 12 month lease look alike, but they're not. We convert every offer to a daily rate: (monthly rent × 12) ÷ 365. Six weeks free is 42 days at that rate. A free month is one month of rent, and a short month counts the same as a long one.

Ask two questions about every special:

  1. Do I have to pay the free rent back if the lease ends early? At many Dallas buildings with big specials you do, and the terms are on an extra page added to the lease, not in the main lease.
  2. What did this unit renew at last year? Specials only cover year one. In month thirteen, the rent moves back toward the going rate.

If you plan to stay a long time, the renewal number matters more than the move-in deal. Sometimes a smaller special at a building with smaller renewal increases wins over 24 months. We run both and tell you which. If the math says renew where you are, we'll say that too. Our renew or move page shows how.

How Retirement Income Counts Toward the Income Rule

Income decides most leases. Most Dallas properties want income of 3x the rent, some take 2.5x, and a few take 2x.

Retirement income is common in this search: Social Security, pension, annuity, and investment payouts. Many properties count these, and each one decides how. Some average income that changes month to month. Some ask for an award letter or a bank statement. Some count savings toward the income rule, and others don't.

Documents to have ready:

  1. Photo ID for every adult on the lease
  2. Social Security or pension award letters
  3. Recent bank or brokerage statements
  4. Tax returns, if any income is self-employed or from investments
  5. Proof of any other earner’s income

Each property sets its own list. We look up what yours asks for before you apply, so you can turn everything in at once.

What to Ask on an Apartment Tour After 55

These questions are about the building, not about you.

  • Elevators: how many serve the building, and what the wait is at 6pm
  • Floor level and the path from parking to the front door
  • Drive time to your clinic or hospital, such as Baylor Scott & White, UT Southwestern, or Parkland, and the nearest DART stop
  • Package room: where it is and what happens when it fills
  • Guest parking: whether any exists, what it costs, whether it's enforced
  • Valet trash: whether it runs, and whether it's mandatory
  • Lease terms: the renewal increase, clawback, and fees for ending the lease early
  • Fees: the full list, in writing, before you apply

We send these questions with your list. A few minutes of questions on the tour can save you from a lease you regret.

Screening Rules, With No Promises

Your age doesn't change the screening. Credit, rental history, and background rules apply at every age, and they vary by property.

We describe what each property requires, and we don't promise approval. You'll have a clearer idea where you stand before you pay a fee. The property makes the final call. We work from what you tell us. We never pull, ask for, receive, or store your consumer report, screening file, or credit report.

What We Send You

We send a list of the market rate Dallas communities we find that fit your budget and move date, with more choices than our website shows. Each one comes with photos and each floor plan with its square feet and rent range. You'll see what's open or opening soon, and whether it has a washer and dryer or just hookups. Specials come with end dates, plus the admin and application fees, deposit, and parking and pet fees. You'll see the minimum lease term, the income requirement, whether it takes first time renters or cosigners, its renters insurance rule, amenities and nearby schools.

Our list can still be wrong. A community may not have updated its system, or someone may have applied twenty minutes before you. Tell us and we'll look for more options ASAP.

Send your budget, move date, and what matters to you. Real list back ASAP.

Questions about senior living apartments

What is a senior living apartment in Dallas?

The words can mean a few things. A 55+ community is an apartment rented like any other, with a minimum age, usually 55 or 62. It isn't a licensed care facility. We don't list 55+ communities. We look for market rate apartments open to all ages, and this page shows where to look for 55+ and income based senior housing.

What is the difference between a 55+ apartment and assisted living?

A 55+ apartment is a rental lease with an age rule. Assisted living is a licensed care home, overseen in Texas by the Health and Human Services Commission. We locate apartments and don't place anyone in licensed care. If you need care, ask the facility or the state licensing office.

Do all 55+ communities require everyone in the home to be 55?

No. Policies differ by property. Many require at least one resident at the minimum age and set rules for other household members. Ask the community how it applies the rule to your household before you apply.

How much do senior living apartments cost in Dallas?

This week a typical one bedroom in the Dallas area runs $1,245 a month after free rent, and a two bedroom $1,699. Every building sets its own rent, and fees change the real cost. The places on your list show their admin, parking and pet fees, and our calculator adds them up so you can compare.

What income do 55+ apartments require?

Most Dallas properties want monthly income before taxes of 3x the rent, some 2.5x, and a few 2x. Retirement income, Social Security, pension, and annuity payments can count at many properties, and each property sets how it counts them. We ask about it before you apply.

Will a property run a credit and background check?

Yes, as with any apartment. Credit, rental history, and background rules vary by property. We state what each requires, and we don't promise approval. We work from what you tell us and never get, ask for, or keep your screening report.

What should I ask on a tour?

Ask how many elevators serve the building and what the wait looks like at 6pm. Ask where the package room is and what happens when it fills. Ask about guest parking, the distance from parking to the door, and whether valet trash runs. We send these with your list.

Is there a waitlist?

At many 55+ and income based senior communities, yes, and some lists run long. Ask each one directly. For the market rate places we send, open units change daily, so confirm with the property before you apply. Tell us your move date so we can look for properties that can meet it.

Is a senior living apartment locator free in Dallas?

Yes. The service is free to renters. The community pays a referral fee out of its marketing budget and your rent is the same as if you found it on your own. For the service to stay free, our name and your agent's name need to appear on the guest card and the application.

Does Medicare pay for senior living apartments?

No. Medicare doesn't pay rent for any apartment, including a 55+ apartment. Rent is something you owe under your lease, not a medical cost. Medicare can still pay for covered medical care wherever you live. We help with apartments and don't give insurance advice, so ask a Medicare counselor about coverage.

Are there low income senior apartments in Dallas?

Yes. Some Dallas communities for older renters have income limits and are paid for through programs such as HUD Section 202 and Low-Income Housing Tax Credits. They set a maximum income instead of a minimum, and many have waitlists. We don't list them, but you can search TDHCA's Vacancy Clearinghouse of rent reduced apartments, HUD's Resource Locator, or DHA Housing Solutions for North Texas. If you have a Section 8 voucher, you can use it at properties that accept one, through DHA Housing Solutions or Dallas County Housing Agency.

How do I start an apartment search in Dallas after 55?

Send your monthly budget, move date, preferred unit size, the areas or commutes that matter, and the household size. We send back market rate apartments open to all ages. Real list back ASAP.
