Sometimes the math says renew

We're brokered by Spirit Real Estate Group (TREC #562021), and we give free renew or move advice to any renter in Dallas County. We earn nothing the day renewing wins, and we tell you anyway. Being straight with you when it costs us money is how we earn your trust on the rest.

Why Your Dallas Rent Went Up

Free rent only covers year one. In month thirteen, the rent moves back toward the going rate. If you signed with two months free, your effective rent in year one was well below the building’s asking rent. So the renewal offer isn't an increase on what you paid. It's a return to what the unit really rents for, plus what the market did since then. It happens at every kind of building.

It isn’t a trick, but leasing offices rarely explain it at signing. That’s why you should ask what the unit renewed at last year before you sign for year one.

Comparing the Cost of Moving and Renewing

Staying costs the renewal rent plus your current community fees, for the next twelve months.

Moving costs the new building’s effective rent and community fees, plus the cost of the move itself:

Move costTypical range
Application fees$50 to $75 per adult (2026 rates)
Administrative feeVaries by property
Security deposit or deposit alternativeVaries; sometimes offset by your returned deposit
MoversVaries by distance and how much you have
Utility connection and transfer (electricity, internet, renters insurance)Varies
Lease overlap or downtimeDays of double rent, or days without a home

Spread the moving costs across twelve months and compare that with the monthly increase. If your increase is $45 a month and moving costs $1,400 all in, moving loses over twelve months, and it's not close.

If your increase is $220 a month and a comparable building down the street is running six weeks free, moving wins, and that's not close either.

Most cases fall in between, so run your own numbers to settle it.

Two worked examples

When renewing wins. Your rent is $1,450 and the renewal offer is $1,495. That's $45 a month, or $540 over a year. The move adds up to about $1,550: $150 in application fees, $200 in admin fees, $900 for movers, $150 to set up utilities and three days of overlap at $50 a day. The move costs almost three times the increase, before you even compare community fees. Renew.

When moving wins. Same $1,450 rent, but the renewal offer is $1,690. That's $240 a month, or $2,880 a year. A similar building two blocks away quotes $1,475 with six weeks free, about $1,305 a month after free rent, with fees $20 lower. You save roughly $4,860 over the year, so the $1,550 move pays for itself in about four months. Move.

What can flip the answer. Higher community fees at the new place, a big special that resets in year two, or a missed notice deadline that rolls you onto a pricier monthly rate. Or a reason that isn't money, like a shorter commute. Run the numbers so you know what each choice costs, then decide.

How to Negotiate a Renewal Instead

A renewal conversation goes better with evidence. If similar units nearby are quoting lower effective rent this month, bring that up, especially if you have a clean payment record.

What properties sometimes offer instead of just lowering the rent:

  • A shorter or longer term at a different rate
  • A renewal special, usually smaller than the one offered on a new lease
  • Holding the current rent flat
  • A transfer to another unit, though that usually ends the special

Renewal policies vary by management company, so ask how yours handles renewal specials before you start.

Notice Deadlines Under a Texas Lease

Most Dallas leases, including the standard Texas Apartment Association form, require written notice that you're moving out a set number of days before the lease ends. Thirty or sixty days is common.

Miss that deadline and you can roll onto a month to month rate that sits well above both the renewal and the market. The deadline usually arrives before the decision feels urgent, which is why we ask for it in the first message.

Work backwards from the notice date, not the lease end date. Start comparing at least three weeks before the notice deadline.

When your lease ends matters too. A lease ending in December or January lands in the slowest leasing season. That's when a building has the fewest renters touring and the most reason to negotiate. One ending in June or July lands in the busiest season, when the same building has far less reason to lower its price.

Breaking Your Lease Early

Leaving early is a different question from renewing or moving, and two parts of your lease decide the cost.

The clawback. If you got free rent, breaking early usually means you pay it back. The terms are usually on an extra page added to the lease. See concession clawback.

The reletting fee. A charge in your lease for finding a new renter for the unit.

Together they can make an early exit cost more than a year of the increase you were trying to avoid.

What to Send Us

Current rent, proposed renewal rent, the term offered, and your notice deadline. Add your building or neighborhood (Uptown, Deep Ellum, Oak Lawn, Lower Greenville, wherever you are) and whether you got free rent in year one.

Put both sides on effective rent, add the cost of the move, and ask us which we'd pick. Sometimes the answer is stay.

Why renters use us before they renew

We say renew when renew wins

That advice earns us nothing. It's the reason you can believe us on the rest.

Effective rent on both sides

Put your renewal offer next to a nearby free rent special, with both converted to a daily rate.

We count the cost of moving

Deposit, application fees, movers, utility connection, and any lease overlap all belong in your comparison.

Negotiate before you decide

You negotiate from a stronger spot when you know what the building down the street is quoting this week.

Check the clawback first

If you got free rent in year one, breaking early can mean paying it back. Read your lease addendum before you decide to leave.

Questions about renewing or moving

Is it cheaper to move or renew in Dallas?

It comes down to the size of your increase, what similar buildings charge after free rent, and what the move itself costs. As of 2026, moving means a security deposit, application fees at $50 to $75 per adult, movers, and utility connection charges. You may pay double rent for a few days between leases, or go a few days without a home. If your increase is smaller than those costs spread across the next twelve months, renewing usually wins. Send us your renewal offer and we'll say which way we'd lean.

Why would a locator tell me to renew?

When the number says renew, we say so. We earn nothing that day. If a locator always tells you to move, you can't trust them on the days they say otherwise. We'd rather be the people you call in eighteen months.

Can I negotiate a rent increase in Dallas?

Sometimes, and the conversation goes better with evidence. If similar units nearby are quoting lower effective rent this month, show that to the property, especially if you have a clean payment record. Some management companies will hold the rent, shorten the term, or add a special instead of losing you. When you move out, they pay for prep work and empty days. Some won't budge at all.

How much notice do I have to give in Texas?

Read your lease. Most Dallas leases, including the standard Texas Apartment Association form, require written notice that you're moving out a set number of days before the lease ends. Thirty or sixty days is common. Miss it and you can roll onto a month to month rate that's much higher than either the renewal or the market. The notice deadline usually falls before the renewal decision feels urgent.

What is a month to month rate?

It's what a property charges when a lease rolls over month to month. That happens when the lease ends without a renewal or proper written notice that you're moving out. It normally sits well above the renewal rate, by design. If you're undecided, month to month is the most expensive way to stay undecided.

Does my concession affect whether I can leave?

It can. If you took free rent in year one, breaking the lease early usually means paying it back under the clawback terms in your lease. A reletting fee may apply on top. Both are separate from the renewal question, but they matter if you're thinking about leaving before the term is up.

Can I transfer to another unit in the same building or company?

Some management companies let you transfer to another unit, sometimes with a transfer fee and a new lease term. It can be a way to change unit size or floorplan without a full move. But any special usually ends when you transfer, so ask what the new unit's effective rent is rather than what the transfer costs.

When should I start looking if I might move?

Work backwards from the notice deadline in your lease, not from the lease end date. Give yourself at least three weeks before the notice deadline to compare, tour, and apply. Send us the renewal offer as soon as you get it.

What do I send you?

Current rent, proposed renewal rent, term offered, notice deadline, your building or neighborhood, and whether you got free rent in year one. We reply with our take on whether to stay or go.
