At this level the question is which building
Not whether you qualify.
This week a typical one bedroom is $1,935 a month net effective in Uptown and $1,580 Downtown. Those numbers describe two different markets inside the same city, and neither one tells you what a lease costs.
Convert every luxury apartment quote to effective rent before you compare. Break the free rent down to a daily rate and add every fee on the building’s fee list. That goes for everything from studios in the Design District to penthouses along Turtle Creek Boulevard. Two towers four blocks apart can quote the same rent and differ by $300 a month once you count the fees. Our true monthly cost calculator shows you that gap.
What Do High Rises Charge Beyond Rent?
| Charge | Notes |
|---|---|
| Garage or reserved parking | Tiered: a second space usually costs more than the first |
| Valet trash | Pickup at your door, mandatory at most towers |
| Package locker | Use of the package lockers, sometimes inside a “technology fee” |
| Amenity fee | Flat monthly charge for the lounge, pool, gym and sky deck |
| Bulk internet | Required for every unit at many newer towers |
| Pest control | Same flat monthly fee for every unit |
| Pet rent | Monthly per animal, separate from the pet fee and deposit |
| Renters insurance | Usually at least $100,000 in liability coverage |
Ask for the fee schedule, not the rent sheet. They're different documents, and only one of them tells you what you pay.
How to Turn Uptown Specials Into a Daily Rate
New buildings that are still filling up give the biggest specials. They have occupancy targets to hit and a marketing budget to hit them with.
Specials are quoted in weeks. Turn them into days:
Daily rate = (monthly rent × 12) ÷ 365
Six weeks free is 42 days, priced at that rate. Two months free on a 15 month lease is roughly 61 days. Multiply the daily rate by the lease days, subtract the free days at the same rate, and divide by the lease months. That's your effective monthly rent. It's the only number that lets you fairly compare a 12 month lease with a 15 month lease.
Five Things to Check on a High Rise Tour
Amenity photos won't tell you what a building is like to live in. Five questions will.
Elevators. How many, for how many units? Ask what the wait is at 6pm, not at 11am on a Tuesday tour. In a converted tower, or one without enough elevators, that wait is something you live with every day.
Package room. Where is it, how much does it hold, and what happens when it fills? A building with a locker system and one with a front desk package room work completely differently in December.
Guest parking. Does it exist, what does it cost, and is it enforced? “There’s street parking” isn't an answer in Uptown.
EV charging. Is it available, how many stalls are there, and how is it billed: flat, metered, or bundled?
Valet trash. Does it run, on what schedule, and is it optional? At most towers it isn't, and it's on the fee schedule.

Clawback Terms and the Year Two Renewal Reset
Two lease terms decide whether a building with a big concession was really the deal it looked like.
The clawback. Break the lease early and you usually have to pay the free rent back. The terms are usually on an extra page added to the lease, not in the main lease. Ask for that page, read what makes you owe it and how you'd pay it back, and weigh that against the effective rent before you decide.
The renewal. Concessions only cover year one. In month thirteen, the rent moves back toward the going rate. Ask what this unit renewed at last year and whether the concession repeats. If it doesn't repeat, add up the cost of two years, not one.
Luxury Apartment Areas in Dallas
Uptown. Many of the city's towers, rents near the top of the market, and the easiest walk to the McKinney Avenue trolley and the Katy Trail. The Katy Trail runs along the west side, and the Cityplace/Uptown DART station serves the east edge.
Victory Park. Towers around the American Airlines Center and the edge of the Harwood District, with direct access to Woodall Rodgers and I-35E.
Turtle Creek. Older, well known towers along the boulevard, with smaller specials than brand new buildings.
Design District. Newer midrise buildings and a few towers, where specials are common and fee lists run long. Klyde Warren Park and the Perot Museum sit across I-35E to the southeast, near Victory Park and the Arts District.
Knox-Henderson. Smaller midrise buildings instead of towers, fewer amenities, and US-75 access. Highland Park Village sits less than two miles northwest.
Oak Lawn. A mix of towers and garden style buildings next to Turtle Creek, with some of the market’s best known addresses along the boulevard.
We compare these on price, terms, commute, and the buildings themselves. We don't describe them by who lives there. See Uptown vs Victory Park vs Turtle Creek for the direct comparison.
Send us the quotes
If you're comparing two or three specific buildings, send the quotes with their terms and concessions, and ask us anything about them. To line them up yourself, work out each one's total monthly cost, then read the clawback addendum and check what year two costs.
Free to renters. The building pays the referral fee.
Why renters use us for luxury and high rise apartments
Comparing buildings, not chasing approvals
At this level, the application is usually the easy part. The real work is choosing between two towers four blocks apart with a $300 monthly gap hidden in the fees.
Concessions counted in days
New buildings still filling up often run big specials. Six weeks free is 42 days at the daily rate, not a month and a half.
The tour checklist
Elevators and the 6pm wait, package room space, guest parking cost and enforcement, EV charging, and valet trash. These are the questions that turn up hidden problems.
The clawback, before you sign
Towers with big concessions usually put clawback terms in a lease addendum. Ask to see the addendum itself, not a summary of it.
Ask about renewal early
Concessions only cover year one, so ask what the unit renewed at last year before you commit.
Free to renters
The building pays a referral fee from its marketing budget.

Questions about luxury and high rise apartments
What does a luxury apartment cost in Dallas?
This week a typical one bedroom is $1,935 a month net effective in Uptown, one of the most expensive neighborhoods in the city, and $1,580 Downtown. A typical Uptown two bedroom is $2,882. Those are typical rents, not quotes. What you really pay is the rent after free rent, plus the building's community fees. At this end of the market, the fees can push two buildings several hundred dollars apart on the same listed rent.
Which Dallas areas have high rise apartments?
Uptown, Downtown, Victory Park, Turtle Creek, the Design District, Knox-Henderson, and the Harwood District have most of the metro's towers and high end luxury buildings. Uptown and Downtown have the most towers. Buildings still filling up tend to have the biggest specials.
What extra fees do Dallas high rises charge?
Valet trash, garage or reserved parking (a second space usually costs more than the first), a package room fee, an amenity fee, pest control and monthly pet rent. Newer towers tend to require bulk internet, too. Together these can add a few hundred dollars a month to the advertised rent. That's why two buildings quoting the same number aren't quoting the same cost.
What should I check on a high rise tour?
Ask about five things a listing won't show you, and write down each answer. How many elevators the building has for its number of units, and what the wait really is at 6pm, not at 11am on a tour. Where the package room is and what happens when it fills. Whether guest parking exists, what it costs, and whether it's enforced. Whether EV charging is available and how it's billed. And whether valet trash runs, on what schedule, and whether it's optional.
Are Uptown concessions worth taking?
Sometimes. A concession is worth the daily rate times the number of free days and nothing more. Convert it, add the community fees, and check the clawback before calling it a deal. On a $1,250 rent, two months free on a 15 month lease comes to $1,083 effective, which beats one month free on a 12 month lease at $1,146. That holds until renewal. In month thirteen, the rent at buildings with big concessions moves back toward the going rate.
What is a concession clawback in a luxury lease?
It means you pay back the free rent if you break the lease early. At towers with big specials, the terms are usually on an extra page added to the lease, not in the main lease, so they're easy to miss. Add a reletting fee, the charge for finding a new renter, and leaving early can cost a lot more than the free rent was worth.
Do I need a strong credit score for a Dallas high rise?
Buildings at this end of the market look at income first, like everywhere else. Most want monthly income before taxes of 3x the rent, and many set a higher credit minimum. We tell you what each building says it asks for, and we never promise approval. If credit or rental history is part of your situation, our other service pages cover it.
Do you charge a fee for luxury locating?
No. The service is free to renters at every price point. The building pays a referral fee out of its marketing budget. For that to work, our name and your agent's name need to be on the guest card and the application.
How do I compare two or three Dallas luxury buildings side by side?
Convert each quote to effective rent on a daily rate, list out the community fees, and check the clawback addendum and renewal terms. Do that math for each quote, and call us if any term in an offer is unclear.
What income do you need for a luxury apartment in Dallas?
Most Dallas properties want monthly income before taxes of 3x the rent. A typical Uptown one bedroom is $1,935 a month net effective this week, so plan on income before taxes of about three times the rent on the lease. Some properties run 2.5x. We tell you what each building says it asks for, and we never promise approval.
