Southlake Apartment Locator: Executive Leases, Houses and Few Apartments

As your Southlake apartment locator, we checked 4 places this week, with prices from $1,110 a month after free rent. Southlake has very few apartments. Most rentals are houses, townhomes and executive homes leased by individual owners, plus furnished corporate units near the SH-114 offices. Areas we cover inside Southlake

  • Southlake Town SquareSouthlake Town Square is the brick downtown at Southlake Boulevard (FM 1709) and Carroll Avenue.

Town Hall, shops and restaurants are here, with townhomes nearby. SH-114 runs just north.

  • SH-114 CorridorSH-114 runs across north Southlake toward Grapevine and DFW Airport, lined with offices, hotels and shopping.

The airport is about 10 minutes east, and Grapevine next door has more apartment choices than Southlake.

  • Bicentennial Park vicinityBicentennial Park is Southlake's big sports park on Southlake Boulevard west of Town Square, with ball fields, tennis courts and the Champions Club recreation center.

The streets around it are all houses, so a rental here means a leased house.

  • Bob Jones Road areaBob Jones Road runs along Southlake's north end near Lake Grapevine.

Bob Jones Park and Nature Center keeps trails and open land by the shore. Houses here sit on big lots, and there are no apartments.

  • North SouthlakeNorth of SH-114, Southlake runs up toward Lake Grapevine and the Grapevine line, with estate lots and newer subdivisions.

Rentals are leased homes, and DFW Airport is a short drive east.

  • South SouthlakeSouth Southlake runs down toward Colleyville and SH-26, with houses on large lots and Keller to the west.

Most of it is Carroll ISD, though some addresses fall in Grapevine-Colleyville or Keller ISD, and rentals are houses.

  • Carroll Avenue CorridorCarroll Avenue carries Southlake north and south, from near SH-114 south past Town Square toward Colleyville.

Rentals near it are mostly houses and townhomes.

Southlake Apartment Locator Help for Large Leased Homes and Townhomes

  • An HOA's pet, parking and lease minimum rules, asked for before you fall for a house
  • Furnished corporate rates near the SH-114 offices, requested in writing
  • Grapevine and Roanoke brought in when you need an actual apartment community

SH-114, no train and the county line

SH-114 is the one freeway, east to Grapevine and DFW Airport and northwest to Roanoke. It doesn't reach every corner, so trips from the south side or into Dallas run longer than the map suggests. There's no train in town. The nearest TEXRail stops are Grapevine/Main Street station and the North Richland Hills stations.

Most of Southlake is in Tarrant County, with a northern slice in Denton County, and the tax rate follows the county. Before you pick a house, we check which county the address is in.

What rents in Southlake, and the rules that come with it

Apartments are scarce here. Most rentals are houses, townhomes and executive leases whose HOA, not the owner, sets the rules on pets, parking, exterior upkeep and minimum lease length. Those rules win over anything said at a showing, so we ask for them and every addendum in writing.

Furnished and corporate units near the SH-114 offices cost more (how much more varies by company). We ask for the rate, its guarantee and a start date on paper.

Carroll ISD serves most addresses, Keller ISD and Grapevine-Colleyville ISD take parts, and Northwest ISD reaches the north edge. If schools matter, we check the street before you sign, since the wrong side of a line means a full year's lease in the wrong district.

Southlake days around Town Square

Southlake is a town of big lots built around a brick Town Square, where shops and dinner are a walk apart. You'll drive almost everywhere, and DFW Airport is a short trip.

Driving SH-114 and Southlake Boulevard

SH-114 crosses the north side of town and is the quick way east to Grapevine and DFW Airport. Southlake Boulevard (FM 1709) is the main road east to west, past Town Square. In our 8am timing, DFW Airport is only about 17 minutes away, the Medical District 29, Legacy West 30 and Downtown Dallas 35. Evenings run about the same. There's no rail or bus line in town, so plan on a car.

Ball fields, woods and the lake

Bicentennial Park, about a mile west of Town Square, is the big city park, home to the Champions Club rec center, tennis and ball fields. Bob Jones Nature Center and Preserve, at the north end of town, has miles of trails through Cross Timbers woods, some with views of Grapevine Lake. Rustin Park, right on Town Square, is the spot for a short walk with a coffee.

Spring art, July fireworks and summer swims

Art in the Square brings a big fine art festival to Town Square on the last weekend of April. Stars and Stripes, the city's Independence Day party, fills the square on July 3 with games and fireworks. In summer, Dove Waterpark is a couple of miles away for a swim, and fall Fridays mean high school football at Dragon Stadium.

What we tell renters looking in Southlake

Stars and Stripes runs into the night on July 3, so homes near Town Square get busy streets and fireworks noise that evening. Art in the Square weekend fills the garages too, so walk over if you can. If you fly often, a home close to SH-114 cuts minutes off every airport trip, so map the drive before you sign.

Southlake questions

Are there any apartment buildings in Southlake?

Only a few. Owners rent out the houses, townhomes and executive homes that make up most of the market, so most apartment searches here widen to Grapevine and Roanoke.

Is my Southlake rental in Carroll ISD?

Probably, since Carroll ISD covers most of the city, but Keller, Grapevine-Colleyville and Northwest ISD each take part of it. We check the exact street with the district.

What do furnished corporate units near SH-114 add to rent?

Noticeably more than unfurnished, and how much depends on the company. A written rate with a guarantee and a start date is the only quote worth comparing.

Who sets the rules on a Southlake rental house?

The HOA, more than the owner: pets, parking, exterior upkeep and minimum lease length. We ask for its rules and every addendum in writing before you compare houses.

Is my Southlake address in Tarrant or Denton County?

Tarrant for most of the city, Denton for a strip along the north side, and the two counties tax differently. We look up the exact address for you.

Where do Southlake renters find apartment communities?

Grapevine, straight east on SH-114, and Roanoke to the northwest both have apartment communities with standard screening across a range of rents. In Grapevine, the usual comparison, a typical one bedroom runs about $1,305 right now.

Can a relocation explain a broken lease here?

Sometimes. Some apartment buildings in nearby towns will look at a past broken lease that was paid off, often for a bigger deposit or a corporate lease guarantee. Individual owners decide one by one.

Are Southlake rentals pet friendly?

It varies. Apartment buildings set their own breed limits and deposits, and for houses the owner and the HOA both have a say. We ask for the pet rules in writing.

Is there an apartment locator near Southlake?

Yes. Southlake searches are mostly about houses and executive leases, so we ask for HOA rules and written furnished rates up front. We add Grapevine and Roanoke apartments when the city comes up short.

Tell us your start date and whether you want a house or a furnished unit, and we'll send Southlake leases along with the HOA rules we get.
