Grapevine Apartment Locator: TEXRail, SH-114 Specials and December Crowds

As your Grapevine apartment locator, we checked 13 places this week, with prices from $950 a month after free rent. Grapevine wraps around DFW Airport's north side across Tarrant, Dallas and Denton counties. Newer buildings along SH-114 and SH-121 give the area's biggest specials. Older garden communities on William D. Tate Avenue and Northwest Highway are easier to qualify for, and furnished units serve the airport and the lake resorts. TEXRail runs from Main Street to DFW Terminal B, and every December Main Street fills with holiday crowds.

  • SH-121 CorridorOn Grapevine's east side, SH-121 splits toward Lewisville and Coppell.

Grapevine Apartments Wrapped Around DFW Airport

  • Payback terms on the SH-114 and SH-121 specials, to get in writing up front

Highways, TEXRail and the Holiday Rush

SH-114 crosses the middle of town, east to Irving and Las Colinas and west to Southlake. SH-121 runs northeast past Coppell to Lewisville, where it becomes the Sam Rayburn Tollway, and south through Euless toward Fort Worth. SH-360 ends at the two of them along the airport's west side.

TEXRail is the train almost no listing mentions. It runs from downtown Fort Worth through Grapevine Main Station to DFW Airport Terminal B, on a set schedule rather than every few minutes. Airport noise is the other thing listings leave out. The southeast side hears it most. A unit that's quiet at a weekday morning tour can be loud on a busy weekend.

From late November into early January, Grapevine's holiday season packs Main Street and the streets around it, and ICE! weekends jam the lake side near the Gaylord Texan. If you see a place in the fall, go back in December.

Four Kinds of Rentals in Grapevine

First up are the newer buildings along SH-114, SH-121 and near the Main Station district. They have the biggest specials, which you usually pay back if you break the lease, and they screen strictly.

The older garden communities on William D. Tate Avenue and Northwest Highway follow formal rules but ask for less. With solid income and a bruised record, a guarantor company or bigger deposit gets you further there.

Furnished and extended stay units, in demand near the airport and the lake resorts, cost well above unfurnished ones, so get the rate and start date on paper. Townhomes in older subdivisions fill out the middle price range.

Living in Grapevine

Grapevine packs a historic Main Street, a big lake, an outlet mall and a resort into one small city by DFW Airport. Festivals fill the calendar from May through New Year's.

Close to the airport and everything else

At 8am, it's about 13 minutes to DFW Airport by our count, 25 to Legacy West, 27 to the Medical District and 32 to Downtown Dallas. Main Street is walkable end to end. The Grapevine Vintage Railroad leaves from the Cotton Belt depot on old style train rides to the Fort Worth Stockyards, a fun way to show visitors around.

Grapevine Lake

Grapevine Lake covers the city's north side, with marinas, boat ramps and lake parks. The Northshore Trail runs along the shore, a favorite of mountain bikers and trail runners. It's dirt, so wet days are a poor pick for a ride.

Inside are a LEGOLAND Discovery Center, the SEA LIFE aquarium with a 360 degree ocean tunnel, a dine in movie theater and Round 1 for bowling and arcade games. For groceries, there's a Tom Thumb on South Park Boulevard, and Kroger stores sit just west in Southlake.

A year of festivals

Main Street Fest opens the season in May, and GrapeFest, the big wine festival, fills Main Street in September. The Gaylord Texan's ICE! show runs from mid November into early January, alongside Main Street's Christmas season.

What we tell renters here

GrapeFest and Main Street Fest close Main Street and fill nearby lots for whole weekends. If you live downtown, keep moves and big deliveries off those dates. ICE! weekends bring heavy traffic near the Gaylord Texan on the lake side of town from mid November into early January. Airport noise changes with the wind, so visit a unit more than once.

Grapevine questions

Does TEXRail stop in Grapevine?

Yes, at Grapevine Main Station, with trains east to DFW Airport Terminal B and west to downtown Fort Worth. It runs on a set schedule, so check the times before you build a commute around it.

How busy does Main Street get in December?

Very. Grapevine is the official Christmas Capital of Texas. It draws holiday crowds from late November through early January, and the old downtown streets weren't built for that traffic. Visit any place near Main Street in December if you can.

Which Grapevine addresses hear the planes most?

It shifts with the runways DFW is using, but the southeast side next to the airport gets the most. Listen at different times, including a weekend, before you sign.

Why do furnished units in Grapevine cost so much?

Demand from airline crews, airport contracts and the lake resorts keeps the extra cost high, and it varies by company. Ask for the monthly rate, a rate lock and your start date in writing.

Which county and school district is my Grapevine address in?

Mostly Tarrant County, with parts in Dallas and Denton counties, and the county sets your tax rate. Grapevine-Colleyville ISD serves most addresses, Carroll ISD some near Southlake and Lewisville ISD a small part. Look up both for the street.

Where in Grapevine is screening easiest?

Along William D. Tate Avenue, where the older garden communities set a lower bar than the SH-114 and SH-121 buildings. Coppell, Flower Mound and Irving add more choices. Grapevine one bedrooms currently go for about $1,305 after free rent.

What's the catch with the SH-114 and SH-121 specials?

Usually a payback rule: leave early and you repay the free months. The terms tend to sit in an extra page of the lease. See our specials guide for the math.

Is there an apartment locator near Grapevine?

Yes. Around Grapevine we check this month's offers at the newest SH-114 buildings every week and look up screening at the Tate Avenue garden communities. Ask each building for its payback terms, and ask the furnished rental companies for written rates.
