As your Ennis apartment locator, we check the prices here every week. Ennis sits on I-45 in Ellis County, about 35 miles south of Downtown Dallas, with no DART service. Most rentals are older garden apartments, duplexes and houses from individual owners, so a flat utility fee on top of the rent is common. The I-45 drive north runs close to 47 minutes at 8am.

Find your best deal in Ennis
Pick what you want. We compare each deal with buildings like it here: same size, about the same age.
Nothing here matches all of that this week. Tell us what you want and we'll look for buildings that fit.
Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Historic Downtown EnnisThe old brick downtown around Ennis Avenue and Main Street grew up as a railroad town, and the Railroad and Cultural Heritage Museum sits there.

South EnnisThe south side runs toward the outskirts and farmland on the way to Lake Bardwell.
Leases are mostly older houses on larger lots, with a few small apartment complexes closer to town.

It's close to downtown and Ennis Avenue, and the railroad brings train noise at all hours.

Ennis Apartments Where Some Landlords Take a Lower Score With a Bigger Deposit
- Flat utility fees at the older complexes, to add to the rent before you compare
- Landlords who have said yes to lower scores, often for a bigger deposit, on your list
- Houses and duplexes listed next to the apartments, since they're a big share of what rents here
- A heads up on spring and fall event weekends that jam I-45, US-287 and downtown
I-45 Commute and Getting Around Ennis
I-45 is the road north to Dallas, roughly 35 miles to Downtown, and northbound rush hour stretches it to about 47 minutes at 8am by our drive times. US-287 heads northwest toward Waxahachie and Midlothian and southeast toward Corsicana, and TX-34 runs northeast toward Kaufman. Ennis isn't in DART and no train reaches it, so you'll need a car for everything.
A few weekends a year bring their own traffic. Bluebonnet season in April fills the local roads around the trails. The National Polka Festival packs downtown on Memorial Day weekend. Drag races at Texas Motorplex back up US-287 near the track, most of all during the fall nationals in October.
Freight trains run through town at all hours, so check how close the tracks are before you sign.
Rentals in Ennis: Apartments, Houses, and Screening
Most rentals are older garden apartments spread across town, with a few modest buildings in the middle price range and a good number of houses and duplexes from individual owners. Newer communities run by big companies are rare, so expect low rents and older buildings.
Those middle priced buildings are more likely to have washer and dryer hookups and updated kitchens. Most older complexes haven't been updated, so compare unit by unit.
Older buildings often run on a shared meter and add a flat fee for electricity, water or both. At these rents, that fee makes a real difference. What about screening? It's often flexible here. Many landlords will take a credit issue with a bigger deposit, but income still has to qualify.
