Renting a house or an apartment in Waxahachie?
A 3 bedroom house and a 3 bedroom apartment after free rent cost about the same here.
With a house you usually get a yard, more room and no shared walls. You often pay water, trash and yard care yourself, and deposits can run higher.
With an apartment you pay community fees each month for things like parking, trash and amenities. Free rent usually needs a lease of 12 months or more, and the staff on site handles repairs.

Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Older houses, duplexes and a few apartments above storefronts make up the rentals near the square.
US-77 CorridorUS-77 runs north and south through Waxahachie, connecting downtown to Red Oak in the north and Italy in the south.
Older apartments and retail line it, and it's the slow alternative to I-35E.
I-35E CorridorI-35E runs along Waxahachie's west side, and the newer apartment buildings and big chain stores sit near its exits.
It's the commute road north to Dallas, with highway noise near the frontage roads.
287 BypassThe US-287 bypass loops around the city, linking I-35E toward Midlothian and Ennis.
Newer subdivisions and some apartments sit near it, and Baylor Scott & White Medical Center Waxahachie is near where it meets I-35E.

Waxahachie Apartments From the Courthouse Square to I-35E
- The 8am drive north on I-35E, with the drive time from the address, since 30 miles reads shorter than it drives
- Flat utility charges at older buildings near downtown added before you compare rents
- Older homes near the square and along US-77 where a person, not a rulebook, decides
- School district looked up for each address: mostly Waxahachie ISD, with edges in Ferris, Midlothian and Red Oak ISDs
I-35E Commute and Getting Around Waxahachie
Most rentals and the commute north to Dallas run along I-35E. Outside rush hour it moves. At 8am on a weekday, northbound traffic adds real time, and that drive decides whether a Waxahachie address works for a Dallas job. Time it from the exact address.
US-77 is the slower route north, running through downtown and the older parts of town. The US-287 bypass loops the north side, where the newer buildings are, heading toward Midlothian and Fort Worth one way and Ennis the other. There's no rail, so plan on a car. Baylor Scott & White Medical Center Waxahachie, near where 287 meets I-35E, is one of the larger local employers.
Scarborough Renaissance Festival brings heavy traffic to the roads southwest of town on spring weekends.
Waxahachie Rentals and How They Screen
Newer complexes along I-35E and the 287 bypass use posted screening rules, and some offer free weeks that are worth pricing per month before you compare. Garden complexes make up the biggest group, with management offices, every floor plan size and rules applied the same way each time.
Near the courthouse square and along US-77, owners who make their own calls run the older homes, duplexes and small buildings. A lower score has its best chance there, usually with a larger deposit. The streets around the square hold some of the city's oldest Victorian houses.
Many older buildings bill electricity, water or both as a flat charge on top of rent instead of putting the accounts in your name. Rental houses and homes built to rent are scattered across the newer subdivisions as well.
