Why our prices are lower than what the community quotes

When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Areas we cover inside Cedar Hill

  • FM 1382 CorridorFM 1382, signed as Belt Line Road through town, is Cedar Hill's main shopping strip.

It crosses US-67 at Hillside Village and heads southwest to Joe Pool Lake. Most of the city's newer garden apartments are within a mile or two of it.

  • Hillside VillageHillside Village is the open air shopping center at FM 1382 and US-67, first opened as Uptown Village.

Apartments around it keep stores and restaurants close, and US-67 runs straight north into Dallas.

  • Joe Pool LakeCedar Hill State Park covers a long stretch of Joe Pool Lake's shore off FM 1382, with a marina, campsites and mountain bike trails.

The Dogwood Canyon Audubon Center is on the same road, and rentals near the water are mostly houses.

  • Historic Downtown Cedar HillOld Town runs from Belt Line Road to US-67 around Main, Cedar and Houston streets.

Pioneer Park, older storefronts and houses fill the grid. The city has widened sidewalks and added lighting here, and rentals are mostly older homes and small buildings.

  • US-67 CorridorUS-67 cuts diagonally through Cedar Hill between Dallas and Midlothian.

Apartment complexes from the 2000s and later sit near its exits, and the freeway is a straight shot north to I-20 and downtown.

  • Southwest Cedar HillSouthwest Cedar Hill climbs toward Joe Pool Lake and the Lake Ridge development.

Out here the city reaches into Ellis County, and some addresses fall in Midlothian ISD. Rentals are mostly newer houses, and Lake Ridge Parkway heads north into Grand Prairie.

Cedar Hill Apartments With a View, on the Right Floor

  • Which floors on a hilltop property actually face the view instead of the parking lot
  • Newer FM 1382 buildings that may say yes with conditions when income is strong but your credit has a mark
  • HOA rules on parking, pets and lawns to read before you apply for a house or townhome
  • Dallas or Ellis County, and which school district: check both for each address you like

Getting Around Without DART, and What That Means for Your Shortlist

Cedar Hill is outside DART, with no rail and little bus service, so a car comes with the lease. US-67 is the road north. It joins I-35E in Oak Cliff on the way to Downtown, less than 20 miles off. Jobs on the far side of Dallas, like the Telecom Corridor, are a long haul.

FM 1382, signed Belt Line Road in town, ties the US-67 shopping area to the lake, the Audubon center and the state park. Lake Ridge Parkway is the back way north into Grand Prairie. Homes out toward the lake add time to any commute, and summer weekends bring boat trailers onto FM 1382.

Cedar Hill's southern edge crosses into Ellis County. The county is where you register your car and vote, so ask which one a home sits in before applying.

What Rents Here: Garden Apartments, New Builds, and Houses

The newer complexes near FM 1382, Hillside Village and Pleasant Run Road are run by large management companies. Expect an amenity charge, reserved parking and trash pickup at your door on top of the rent. Screening is tighter, too. Still, with strong income and one mark on your file, they may say yes with conditions instead of no.

Older garden complexes spread across town have easier rules and offer three bedroom units at prices that are hard to find up north. Houses, homes built to rent and townhomes fill out the market. Ask whether each sits in an HOA, since its rules on parking, pets and yards apply whatever the lease says.

On a hilltop property, the top floor on one side may face the skyline, and a lower floor the parking lot. Paying extra for a view? Confirm the exact unit first.

What we tell renters here

Summer weekends bring lake traffic on FM 1382 near the state park entrance. A busy park can fill up and stop letting cars in, so buy a day pass online before you drive over. The DORBA trails close after rain and stay closed until they dry. If a building sits on FM 1382 between US-67 and the lake, expect boat trailers on Saturday mornings from spring through fall.
