Mesquite Apartment Locator: Big Floor Plans Off Four Freeways
Free help from your Mesquite apartment locator: we checked 13 places this week, from $674 a month after free rent. Mesquite sits east of Dallas where I-635, I-30, US-80 and I-20 meet. Most of its rentals are garden complexes and townhomes on Military Parkway, Peachtree, Motley or Gus Thomasson. Three and four bedroom homes turn up more often here than across most of Dallas County. The city isn't in DART, so a car is a must, and utility billing varies a lot from one complex to the next.

Renting a house or an apartment in Mesquite?
A 2 bedroom house here runs about $370 a month more than a 2 bedroom apartment after free rent.
A 3 bedroom house here runs about $176 a month more than a 3 bedroom apartment after free rent.
With a house you usually get a yard, more room and no shared walls. You often pay water, trash and yard care yourself, and deposits can run higher.
With an apartment you pay community fees each month for things like parking, trash and amenities. Free rent usually needs a lease of 12 months or more, and the staff on site handles repairs.

Circles show the general area, not the building. Numbers match the deals below.
Prices are rent only. Monthly fees and the deposit are extra. Ask for your list, and we'll send the names and floor plans.
Nothing here matches all of that this week. Tell us what you want and we'll look for buildings that fit.
Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Mesquite Apartments for Four Bedrooms on a Budget
- We compare flat utility charges on shared meters against buildings with your own meter
- We ask whether a unit is renovated or original, since many complexes rent both under one name
- We search three and four bedroom houses, duplexes and quadplexes along with the apartments
- Complexes on Gus Thomasson and near Town East that often approve with conditions
Getting Around Mesquite Without DART Rail
Four freeways shape Mesquite. I-30 runs across the north side toward Downtown Dallas, I-635 runs north and south through the middle and slows at rush hour, US-80 heads east toward Forney and Terrell, and I-20 serves the south side.
The city never joined DART, which leaves it without rail and with almost no DART bus. STAR Transit runs rides you book by app or phone. Without a car, this is a hard place to rent, and we'd point you to areas with trains.
For a downtown job, a home close to I-30 keeps the drive simple. For jobs on the north side of Dallas, I-635 is the road, so pick the side of town that matches your commute.
Three Kinds of Mesquite Rentals, and How They Bill Utilities
The oldest garden complexes sit along Military Parkway, Peachtree Road and Motley Drive. Most have professional managers and easier screening than newer suburban buildings. The middle group along Gus Thomasson Road and Town East Boulevard regularly approves with conditions (usually a bigger deposit for a score below the usual cutoff).
Newer buildings near Town East and along I-30 screen the usual way, and those still filling up sometimes run big specials.
Houses, duplexes, townhomes and quadplexes in the same corridors add many three and four bedroom homes. In the older complexes, water often runs on a shared meter and gets billed as a flat charge. Many rent renovated and original units under one name, so ask which one you're quoted before you compare.

Freeways in every direction

I-635 is the busy north and south road on the west side and backs up at rush hour.

What we tell renters about Mesquite
Rodeo Saturdays in summer and football Fridays in the fall both fill the roads near the arena and stadiums, so time errands around them. With no train in town, check how close a home is to I-30 or I-635 if you work downtown. Tell us where you work, and we'll tell you which side of town makes the shorter drive.
