Las Colinas Apartment Locator: Canal Midrises, Older Garden Homes and Furnished Stays
Free help from your Las Colinas apartment locator: we checked 32 places this week, from $993 a month after free rent. Las Colinas is Irving's canal district and a common first stop for corporate moves. New midrise buildings ring Lake Carolyn and the Mandalay Canal, with the area's biggest specials and longest lists of community fees. Older garden communities on the same water rent for much less. Furnished corporate units, condos and townhomes cover three to twelve month assignments, and the Orange Line stops at the Urban Center.

Renting a house or an apartment in Las Colinas?
A 3 bedroom house here runs about $651 a month more than a 3 bedroom apartment after free rent.
With a house you usually get a yard, more room and no shared walls. You often pay water, trash and yard care yourself, and deposits can run higher.
With an apartment you pay community fees each month for things like parking, trash and amenities. Free rent usually needs a lease of 12 months or more, and the staff on site handles repairs.

Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Las Colinas Apartments by the Canals, and What the Specials Really Cost
- We ask for furnished rates in writing for corporate stays, so they compare fairly with an unfurnished quote
- The older garden communities on the canals put on your list, since a search of new buildings never shows them
- We ask what's approved on the lot next door before you pay extra for a canal or lake view
SH-114, the SH-161 toll road and the Orange Line
The Urban Center sits on SH-114, the free route east into Dallas that most commutes use. SH-161, the Bush Turnpike, runs up the west side to I-635 and south to Grand Prairie, and it charges a toll on every trip. If it's your daily road, price it on NTTA's toll calculator. I-635 caps the north end and heads west to DFW Airport.
Two Orange Line stations, the Urban Center stop and the convention center stop, give you a straight ride to downtown Dallas or out to the airport. It's the best transit in Irving, but most renters still keep a car for errands beyond the canals. Campion Trail follows the Elm Fork of the Trinity on the east side. It's a good one for long runs and rides.
New buildings on the water, older canal communities and furnished homes
Two kinds of buildings share the canals. The newer ones around Lake Carolyn and Water Street run some of the biggest move-in specials in Irving. On top of rent, they add community fees for amenities, parking, pets, trash and packages. Many of those specials have a payback rule on an extra page of the lease (the addendum) if you leave early. Our specials guide walks through the math.
The older garden communities on the same water rent for much less, in nearly the same setting.
Views and furnished units both carry a premium. A canal view is only as good as what gets built next door, so ask what's permitted. Furnished homes are easy to find for corporate stays. Get the extra monthly cost in writing before you compare.
How Las Colinas lives day to day
Las Colinas is offices, canals and a lake ringed with walking paths, about 15 minutes from DFW Airport. Evenings center on Lake Carolyn and the music venue by the train.

Airport runs and the Orange Line
The airport is the short trip from here. By our timing, it's about 14 minutes to DFW at the 8am rush, 17 to the Medical District, 21 to Downtown and 23 to Legacy West. The Orange Line runs from Las Colinas Urban Center station to DFW Airport one way and Downtown Dallas the other. A work trip can start without the car. On foot, the paths along Lake Carolyn tie most of the Urban Center together.

Walking loops on Lake Carolyn
The paved path around Lake Carolyn runs about 2.8 to 3 miles, and the paths on both sides of the lake's north arm, near O'Connor Boulevard, are lit at night. That's where the Mustangs of Las Colinas stand: nine bronze horses running through a fountain in Williams Square. Along the Elm Fork, the Campion Trail is the longer ride.

Nights on the water
Toyota Music Factory is the evening center, with restaurants and bars set around The Pavilion, a concert hall that opens to the outdoors. Water Street, on the shore of Lake Carolyn, has patios facing the lake, and the Mandalay Canal walk has a few places to eat under the apartments.

Concerts and conventions
The Pavilion at Toyota Music Factory books shows most weeks of the year, from big touring acts to Latin and K-pop nights. The Irving Convention Center, on the Orange Line, brings trade shows and events next door. The Mustangs sculpture draws visitors to Williams Square any day of the week.

What we tell Las Colinas renters
Concert nights at the Pavilion fill the garages and slow Las Colinas Boulevard as shows let out, so a unit near the venue hears the crowd late. For early flights, the Orange Line to DFW Airport can beat paying for airport parking. Ask whether a lakefront unit's balcony faces the walking path; the path stays busy into the evening.
Las Colinas questions
What do furnished units add in Las Colinas?
Quite a bit, and listings rarely show it. Ask for the furnished monthly rate in writing up front so you can set it beside an unfurnished quote plus your own furniture. For comparison, an unfurnished one bedroom on the canals averages $1,484 in our latest figures.
What will SH-161 tolls cost me per month?
That depends on how often you drive it and which way. Price your trips on NTTA's toll calculator so the total sits beside the rent from day one.
Will my canal or lake view get built out?
It might. Ask the leasing office what's approved or being built on the lots next door before you pay extra for a view.
Do I have to pay back a Las Colinas special if I leave early?
At most of the newer buildings still filling up, yes. The payback terms are usually on an extra page of the lease called an addendum, so read it with the lease.
I have no US credit history. Can I still rent here?
Often, yes. Many big management companies around the Urban Center take lease guarantee companies, which cosign for a fee. We ask which ones do and what they charge before you apply.
Which school district serves my address?
Irving ISD and Carrollton-Farmers Branch ISD both serve parts of Las Colinas, and the ZIP code won't settle it. Check the exact address with each district.
Does DART serve Las Colinas?
Yes, at two Orange Line stations, one at the Urban Center and one by the convention center. Check the walk from the building before you count on it.
Is there an apartment locator near Las Colinas?
Yes. We call both kinds of buildings on the canals: the newest Lake Carolyn buildings about this month's offers, and the older garden communities for their lower rents. For corporate moves, we ask for furnished rates in writing.
Near Las Colinas
The rest of Irving spreads south and west of the canals, and the Design District is a straight SH-114 and I-35E drive into Dallas.
Looking in Las Colinas?
With a start date, a budget and a yes or no on furniture, we can price both kinds of canal buildings for you.
