Renting a house or an apartment in Prosper?
A 3 bedroom house here runs about $150 a month more than a 3 bedroom apartment after free rent. Free rent is part of that: before specials, a typical 3 bedroom apartment here lists for about $2,277.
With a house you usually get a yard, more room and no shared walls. You often pay water, trash and yard care yourself, and deposits can run higher.
With an apartment you pay community fees each month for things like parking, trash and amenities. Free rent usually needs a lease of 12 months or more, and the staff on site handles repairs.

Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Prosper Apartment Locator Help Beyond the Houses Built for Buyers
- A straight answer on Frisco or McKinney when you want more apartments to pick from than Prosper's short list
- HOA rules in Windsong Ranch and Star Trail, asked for so you can read them before you sign, from parking to minimum lease terms
- The Collin or Denton County line, the school district and the power company, looked up for each address
Tollway south, US-380 across, and no transit
The Dallas North Tollway starts its run south here, through Frisco and Plano toward Dallas. US-380 crosses the town east to McKinney and west into Denton County. US-380 between the Tollway and US-75 crawls at both rush hours, so a home that looks close on a map can still mean a long morning.
Prosper isn't a DART member, so every trip is by car. Price any regular Tollway use on NTTA's toll calculator, and try both drives at rush hour before you choose between two addresses.
The Gates of Prosper, by the Tollway and US-380, holds most of the shopping and dining. The old downtown around Town Hall is small and growing.
Houses with HOA rules, plus a short list of apartments
There aren't many apartment communities. You'll find them on Legacy Drive, at the Gates of Prosper and near downtown, with written rules and a regular application.
Most rentals are houses in planned neighborhoods such as Windsong Ranch, Star Trail, Whispering Farms, Artesia and Lakes of Prosper, some of them on blocks built to rent, with amenity centers. Each neighborhood's HOA sets parking, pet and yard rules, and sometimes a lease minimum. Those rules apply to you whatever the owner says, so we ask for the HOA papers with the lease.
Companies that run homes built to rent screen like apartment companies, and that can help: many will approve with conditions where a private owner would just say no. Some addresses are on a co-op for power, with one provider and no plans to compare on Power to Choose. We look up which one serves each address before you budget.

Evenings run up to 11 minutes longer. The Tollway costs tolls, and Preston Road is free but has more stoplights. There's no DART rail or bus in town, so every trip is a drive.

What we tell renters looking in Prosper
Parking downtown is short on Christmas Festival day, and the town runs a shuttle, so ride it in if you go. If you'll take the Tollway to work, a home west of Preston Road usually means a shorter drive to the ramps. Map yours at the hour you'd really leave. There's no bus service, so plan on a car for every adult who lives with you.
Prosper questions
Are there any apartments in Prosper?
A handful of communities, on Legacy Drive, at the Gates of Prosper and near downtown. Most rentals are houses in Windsong Ranch, Star Trail and similar neighborhoods. If you want lots of apartments to pick from, Frisco and McKinney have more for less per square foot, and we'll say so on the first call. At those communities, a one bedroom runs about $1,130 with any special averaged in.
Do Prosper rentals use co-op electric?
Some do. In part of Prosper, one power company serves the home, so Power to Choose doesn't apply. We look up who serves the exact unit before you set up service.
What are the HOA rules in Windsong Ranch and Star Trail?
They cover parking, pets, yard care and sometimes how short a lease can be, and they come with the house no matter what the owner promises. We ask for the HOA documents with the lease, especially for a work truck, a large dog or a short term.
Which school district serves my address here?
Prosper ISD serves most of the town, but some streets at the edges are in other districts, Denton ISD among them. Part of Prosper is in Denton County rather than Collin, so we check the county and district for the exact address.
How slow is US-380 near Prosper?
Slow at rush hour, especially between the Tollway and US-75. Before you compare two rents, drive it from the address at the time you'd leave.
Do Prosper rentals accept bad credit?
Your best shot is a community of homes built to rent. Those companies screen by written rules and often approve with conditions, which is more open than most private owners. Income still decides it; our low credit page covers the routes.
Is there an apartment locator near Prosper?
Yes. We track Prosper's few apartment communities along with the streets of homes built to rent in Windsong Ranch and Star Trail. We look up the county line and power company for each address. When Prosper can't fit your budget, we'll show you Frisco or McKinney instead.
Near Prosper
Frisco is straight down the Tollway, McKinney sits east on US-380, and Allen is a short drive past it on US-75.
