Why our prices are lower than what the community quotes

When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

  • Alpha RoadAlpha Road runs east to west just north of I-635, from the Tollway past Preston Road and Hillcrest toward Coit.

Garden complexes from the 1970s and 1980s line it. Its west end borders the old Valley View Mall site, now planned as Dallas Midtown.

  • Montfort DriveMontfort Drive runs north from the Galleria area between the Tollway and Preston Road.

Older garden and midsize complexes line it, and the Galleria and I-635 are a short walk or drive south.

  • Side streets north of the GalleriaA few short side streets just north of the Galleria are packed with older apartment complexes, about half a mile from the Tollway.

I-635 and Galleria shopping are close.

  • Northwood HillsNorthwood Hills is the wooded neighborhood of midcentury houses between Belt Line and Spring Valley roads, east of Preston toward Coit.

White Rock Creek runs through it. Rentals are mostly leased houses, and it falls in Richardson ISD.

  • Spring ValleySpring Valley Road crosses Far North Dallas east to west.

The stretch near Preston, Hillcrest and Coit has apartment complexes from the 1970s and 1980s. White Rock Creek crosses its middle section, with houses on both banks.

  • GalleriaThe Galleria Dallas mall sits at I-635 and the Dallas North Tollway, ringed by office towers, hotels and midsize apartment buildings.

Both highways are at the door, and the interchange stays busy most of the day.

Midtown Dallas Apartments Along Alpha Road and Montfort Drive

  • We ask whether a quote is for a renovated or original unit before you compare it with another complex
  • We point out entrances off the LBJ frontage roads that map pins often miss
  • Three bedroom floor plans in the older complexes, a size that's scarce closer to downtown
  • Older buildings where a person, not a scoring program, reviews a thin credit file

Getting in and out of Midtown, and the LBJ frontage roads

The area sits at the LBJ and Tollway interchange, with Preston Road along the east side and Addison starting just northwest. Preston and the Tollway give you two routes north and south, which helps when one backs up. The LBJ TEXpress lanes are there too, for a price that climbs with traffic.

Some Alpha and Montfort properties are hard to reach from the LBJ frontage roads. Take directions from the property, not a map pin.

The closest rail is the Silver Line, with Addison and Knoll Trail stations about two to three miles north, so plan on a car. In December, holiday shoppers at the Galleria make turning in and out of Alpha and Montfort slow for weeks.

Older garden apartments and the renovation question

The Alpha and Montfort corridor is mostly large garden complexes from the 1970s and 1980s, with newer buildings on nearby lots. The two kinds lease differently. In the older ones, the gap between renovated and original units is what renters miss most: same floor plan, same pool, very different rent.

The newer buildings screen the usual way and charge the usual community fees. Once those fees are added, a newer building and a renovated older unit often land closer together than the advertised rents suggest.

With a credit issue, the older complexes are about average for Dallas. They're stricter than Vickery Meadow but more willing to look at a file than the newer buildings, which screen by computer. Three bedroom units turn up in them too, a size that's hard to find inside the loop.

Everyday life around the Galleria and Valley View

This stretch of LBJ runs on the car. The Galleria, big grocery stops and some of North Dallas's best known kitchens are minutes apart, and Legacy West is about 14 minutes north.

Highways at the door

I-635 and the Dallas North Tollway meet at the Galleria, so most trips start on one of them. The LBJ TEXpress lanes are the paid option when the free lanes jam, and their price climbs with traffic. Our drive times put Legacy West about 14 minutes away, the Medical District 18 to 20, Downtown about 22 and DFW Airport about 26. Those barely change at 8am. Preston Road and Montfort Drive are the surface streets to know.

Green space takes a short drive

Parks are thin this close to LBJ. Jamestown Park, roughly a mile from the Galleria, is the nearest one with room to walk or throw a frisbee. For a long run or a bike ride, head north to the Preston Ridge Trail, which follows a power line past several parks in Far North Dallas.

What we tell renters near LBJ and Preston

If you'll use the TEXpress lanes every day, add the toll to your monthly budget, since the price rises at rush hour. Cattleack keeps short hours and sells out, so treat it as a day off plan, not a quick lunch.

Midtown Dallas / Valley View questions

Why do two units in the same Alpha Road complex rent so differently?

One is likely renovated and one original. The floor plan and amenities match, but finishes and price don't, so confirm which unit your quote is for. Along Alpha Road and Montfort Drive, one bedrooms center on $1,265 this week, and the lowest open one nets $799.

Why can't I find the entrance to a complex off LBJ?

The frontage roads make some Alpha and Montfort driveways hard to reach, and a map pin can miss the real entrance. Get directions from the property before you drive.

What's planned for the old Valley View Mall site?

The site is being rebuilt under the Dallas Midtown plan, and the first building is going up at the Preston Road corner, due in 2027. Plans have shifted over the years, so don't choose an address based on what might open there.

Is there a train near the Galleria?

Not in the area itself. The Silver Line's Addison and Knoll Trail stations are about two to three miles north, so most renters drive.

Is there an apartment locator near Midtown and Valley View?

Yes. We cover the Alpha, Montfort and Peterson complexes along with Spring Valley and Northwood Hills, and on each quote we pass along, we ask whether the unit has been redone.
