As your Farmersville apartment locator, we check the prices here every week. Farmersville is a small Collin County town on US-380 east of Princeton, close to the Hunt County line. Nearly every rental is a house or duplex from an individual landlord. Each owner screens in their own way, which can help with a rough credit history. Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Areas we cover inside Farmersville
Historic Downtown FarmersvilleFarmersville's downtown is a compact grid of brick storefronts around McKinney Street, and the old Onion Shed pavilion is still used for markets and events.
The Chaparral Trail, an old rail line turned into a trail for walking and biking, starts in town and heads east.
US-380 CorridorUS-380 runs along the north side of Farmersville and gets you west to McKinney in about 20 minutes, or east to Greenville.
Newer subdivisions and highway retail are going up along it, and SH-78 meets 380 here too.
East FarmersvilleEast of downtown it opens up fast into farmland and a few newer subdivisions toward the Hunt County line.
Rentals are mostly houses, and you'll head to Greenville or back west to McKinney for big shopping.
West FarmersvilleThe west side runs toward Lake Lavon and Princeton, with US-380 and SH-78 both reaching back toward the Dallas side of Collin County.
Most of the town's new houses are going up on this side.
South FarmersvilleSouth of downtown, SH-78 heads southwest toward Lavon, Wylie and Garland past older homes on bigger lots and open pasture.
If your job is in Garland or Richardson, it's the main commuting route.

Farmersville Apartment Locator Help With Small Town Landlords
- Each landlord's screening rules and what they ask for, kept on file, since no management company sets the rules here
- The city electric utility, well water and septic brought up before you pay an application fee
- A quick list in McKinney, Princeton or Wylie when you need an apartment community instead
US-380 west and the drive to work
US-380 runs west to Princeton and McKinney and SH-78 heads southwest toward Wylie. There's no DART service or rail, so you'll need a car for every trip.
McKinney is about 18 miles west. At 8am on a weekday, the drive to Legacy in Plano takes about 54 minutes by our drive times, and Downtown Dallas about 76. Drive it from the house you're considering at the hour you'd leave. On weekends, Lavon Lake is a short drive southwest, and the Chaparral Trail starts near downtown.
Houses and duplexes, and the utilities behind them
Farmersville grew as a small farm town, and its rentals still show it: houses and duplexes owned by individuals, with very few apartment buildings. Need a leasing office and a standard application? McKinney, Princeton and Wylie all have more.
Owners here decide case by case. A low score is more likely to get a real conversation with a local landlord than with a big company's software. We keep notes on which owners have taken which situations and what they asked for.
Outside the core, many homes run on well and septic, with upkeep the rent won't mention. The City of Farmersville supplies electricity in its service area, so Power to Choose doesn't apply there. Ask who provides power before you budget.
Small town days in Farmersville
Farmersville is a brick square, a long rail trail and a short list of local diners. The big stores and most jobs are a drive west on US-380.

A rail trail that starts in town
The Northeast Texas Trail starts at its western trailhead here and runs east toward Merit, about five miles away, on the old rail line. The first 2.5 miles out of town are paved, then it turns to crushed rock, so walkers stay close and riders on wide tires go farther. The full Chaparral stretch runs about 36 miles. Rambler's Park is the small city park near downtown, and Lake Lavon is a short drive west.

Walk the paved first stretch on a weekday evening, or bring a bike with wide tires for the gravel past it.

- Long bike rides
Rambler's Park

Eating out around the square
Eating out here means local places, not chains. Most sit within a mile of Historic Downtown Farmersville, from a country kitchen to smoked barbecue, Tex-Mex, burritos and pizza. Dinner is close no matter where you live in town. For a long menu of choices or a late night, plan on a drive west to McKinney.

Park once and walk the brick blocks for lunch and a look at the old storefronts on a Saturday.
- Saturday lunch
- Small town strolls
Market Saturdays at the Onion Shed
The Onion Shed, a restored produce building downtown, hosts the Farmersville Market on the first Saturday of the month, 9am to 3pm. Check the city's site before an October trip, since the market has skipped that month before. In October, Old Time Saturday has filled downtown for decades; check the city's calendar for the date.

Come early on the first Saturday of the month for the market, and check the city calendar for other events.

What we tell renters thinking about Farmersville
Build the drive into the budget: by our timing, Legacy West is about 54 minutes away at 8am, and Downtown Dallas and DFW Airport each take well over an hour. Stock up on the way home from McKinney or Plano, since town has few big stores. Riding the trail? The pavement ends 2.5 miles out, so bring wider tires for the rest.
Farmersville questions
Are there apartments for rent in Farmersville?
Very few. Almost everything is a house or duplex from an individual owner. McKinney and Princeton have real apartment choices, and we'll point you there at the start. In Princeton, the nearest apartment market, two bedrooms run about $1,270 a month lately.
Is the property on a septic system?
Possibly, especially on larger lots outside the core. Ask how each house gets water and sewer, since septic upkeep belongs in your monthly math.
Can I pick my own electric plan in Farmersville?
Often not. The City of Farmersville runs its own electric utility, so addresses it serves have no retail plans to compare. Ask who supplies the address before you shop.
How far is Farmersville from McKinney?
About 18 miles west on US-380, and much longer at 8am than at midday. Time it from the address at your real start hour.
Will a landlord here work with bad credit?
Often. Owners of older houses and duplexes can make their own call on a low score, which a big company's screening software usually can't. Steady income still carries the most weight.
Which school district serves Farmersville?
Farmersville ISD, though a mailing address in town doesn't guarantee it. Check the exact address with the district first.
Is there an apartment locator near Farmersville?
Yes. In Farmersville that's mostly a house search, so we keep up with the owners leasing houses and duplexes along US-380 out to the Hunt County line, and keep notes on each one's screening rules.
Near Farmersville
Princeton is the next town west on US-380, Wylie lies southwest down SH-78, and McKinney is farther west.
