Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Rentals along here are mostly houses, and the lake trail is a short ride south.
Kingsley RoadKingsley Road runs east to west between Forest Lane and LBJ, across Audelia and Plano Road toward Garland.
This stretch holds some of the area's densest blocks of older apartment complexes, with I-635 just north.
Lake Highlands Town CenterLake Highlands Town Center is a newer district of homes and shops near Walnut Hill Lane and Skillman.
It sits next to the Lake Highlands DART station on the Blue Line. Midsize apartment buildings and townhomes share it with a few restaurants, so you can walk to the train and to dinner.

Lake Highlands Apartments: Renovated or Classic, Hookups or Not
- We ask whether a quote is for a renovated or classic unit, since one complex can quote both at different rents
- We ask about washer and dryer hookups by unit, not just by building
- We add covered parking to the price, since it usually costs extra each month here
- We include older complexes on Skillman, Audelia and Ferndale where managers look at each file
Transit, Commutes, and Daily Errands in Lake Highlands
Lake Highlands has Richardson to the north, Garland to the east and North Dallas to the west. Abrams Road, Audelia Road and Skillman Street run north and south through it, and the White Rock Creek Trail winds down to the lake.
Two Blue Line stations serve it: Lake Highlands station in the middle, beside the Town Center, and LBJ/Skillman to the north. Drivers use I-635 or US-75. LBJ between Skillman and Central jams at rush hour, so the time you leave matters a lot. Farther east, the complexes on Audelia and Kingsley sit well away from either station.
Streets are wide and shaded, with lots of parks and trails, so it feels like a suburb inside the city. For schools, most addresses fall in Richardson ISD, with some in Dallas ISD.
Three Kinds of Buildings and How to Pick
Most homes here are in the older garden complexes along Skillman, Audelia, Ferndale and Kingsley: big properties with open parking lots and old trees. Managers there often look at each file themselves, and solid income plus a larger deposit can turn a no into a yes. Some still heat water with one big boiler for the building, so ask how the hot water holds up in the morning.
Newer buildings cluster near the Town Center and along Skillman. They screen the usual way and add the usual community fees. In between, somewhat newer complexes and renovated older units often give the best value.
Whichever you pick, ask three things. Does the unit have washer and dryer hookups or only a shared laundry room? Does covered parking cost extra? Does the gate work?

Lake Highlands by car, train and creek trail
Downtown and Legacy West each take about 31 minutes by car at the 8am rush, by our count, and DFW Airport about 36. The White Rock Creek Trail is the car free way south, running down to the lake, where it joins the lakefront loop. Lake Highlands Town Center, by the Blue Line station of the same name, puts a few restaurants within a walk of the train.
White Rock Creek Trail
The way to reach the lake on a bike without crossing big roads; it's shady in stretches and busy on weekend mornings.
- Bike to the lake
- Shady runs
- Dog walks
Lake Highlands Town Center
A few places to eat beside the Blue Line stop, handy for a meal right off the train.
- Dinner off the train
- Short walks
A hill, a creek and the north end of the lake
Flag Pole Hill sits on the north side of White Rock Lake, with a big pavilion and a slope that's popular for flying kites. You can see across the water to the downtown skyline. On busy weekends the lots fill, so plenty of people park by the lake and walk up the hill.

White Rock Lake
Reach the north shore by trail from Lake Highlands and ride the water loop; weekday evenings are the calm time.
- Evening rides
- Shore walks
- Lakeside picnics
Flag Pole Hill
Bring a kite or a picnic on a breezy afternoon; the lots fill on sunny weekends, so walk up from the lake.

- Skyline views
- Hilltop picnics
Where the weekly run happens
The Super Target at Skillman Street and Abrams Road is the big stop for groceries and household runs on the south side of the neighborhood. North toward LBJ, the strip centers along Skillman and Audelia cover quick errands. For a big mall day, NorthPark Center is about 15 minutes west on Northwest Highway.
Skillman Street
The main road for groceries and quick errands, with the big Target at the Abrams end.
- Grocery runs
- Quick errands
Gardens by the lake
The Dallas Arboretum is a short drive south on Garland Road, past the lake. Each fall it fills the grounds with pumpkins, gourds and squash for several weeks. Pick a weekday visit if you want the paths to yourself.

Dallas Arboretum
Living this close makes a weekday visit easy; the gardens are nearly empty on cool mornings outside festival season.
- Pumpkin season
- Spring blooms
- Quiet garden walks
What we tell Lake Highlands renters
Arboretum weekends in fall and spring can back up Garland Road on the lake's east side, so a Saturday drive south takes longer then. If you'll ride the Blue Line to work, time the walk from the exact home to Lake Highlands or LBJ/Skillman station. Places farther east on Audelia and Kingsley sit well away from both. Flag Pole Hill fills on sunny weekends, so walk up from the lake lots.
Lake Highlands questions
Which school districts serve Lake Highlands?
Most of it is in Richardson ISD, even with a Dallas mailing address, and some parts are in Dallas ISD. Check the exact street address on the district's boundary map.
Do older Lake Highlands units have washer and dryer hookups?
Many don't. A number of complexes on Skillman, Audelia, Ferndale and Kingsley have neither hookups nor a laundry room, so you'd use a portable washer or a laundromat. Ask before you compare rents.
Why does one complex list two rents for the same floor plan?
One name can cover two kinds of units, renovated and classic, and each is priced on its own. Confirm that your quote matches the exact unit you saw. Lake Highlands one bedrooms rent for a median of $848 right now, and the cheapest open unit we found nets $583.
Can I rent in Lake Highlands with lower credit?
It's one of the better parts of Dallas for it. Older complexes along Skillman, Audelia and Ferndale often look at each application by hand. Our credit guide explains what they look at.
Is there an apartment locator near Lake Highlands?
Yes. We work it street by street, from the Town Center by the Blue Line to the big complexes on Audelia and Kingsley. We'll tell you what we learn about which units have hookups and which quotes are for renovated homes.
Looking in Lake Highlands?
Tell us which of these matter to you: laundry hookups, covered parking or a renovated unit. Add your rent range, and we'll send Lake Highlands complexes that have them. Read more on flexible screening, the full monthly cost and this week's specials.
