Highland Park Apartment Locator: Garage Apartments, Duplexes and Owner Leases

Our Highland Park apartment locator team checked 22 places this week, and 8 of them have specials. Prices start at $1,070 a month after free rent. Highland Park is its own town, wrapped by Dallas on three sides with University Park to the north, and it has almost no apartment buildings. What rents here are garage apartments behind houses, duplexes and a few condos, each listed by its owner. Most of them turn over in late spring and early summer, so a January search turns up very little.

Highland Park Apartment Locator Help Finding Garage Apartments

  • Parking off the street to ask each owner about, since street parking rules in town change block to block
  • Utilities in a garage apartment to ask about, including whether the owner caps them
  • Pet rules to bring up at the first contact, since every homeowner sets their own
  • Your search timed to late spring, when most of the year's rentals come open

Parking, transit, and overnight rules in Highland Park

Preston Road splits the town down the middle, Mockingbird Lane carries traffic along the north side toward US-75 and Love Field, and Armstrong Parkway is the main road across. The Dallas North Tollway runs down the west side.

Highland Park voters chose to leave DART in May 2026, and service ended that month, so no DART bus or GoLink ride runs inside the town. The nearest rail is SMU/Mockingbird Station, a stop for three DART rail lines just past the northeast edge, but it's a long walk from most addresses. Plan on keeping a car.

Parking is the thing renters most often learn too late. Street rules change by block, and some streets allow residents with permits only. Garage apartments usually come with a garage space. Duplexes and condos vary, so ask each owner before you commit.

How renting works without a management company

Almost nothing here was built as an apartment building. You'd lease a garage apartment above or behind a house, half of a duplex or a condo, nearly always from the owner rather than a management company.

That means no leasing office, no standard application and no published screening rules. Each owner decides, and with more people wanting in than there are places, most are choosy. If your credit or rental history has a bump, Oak Lawn and Uptown offer formal screening and far more choices.

Two things work differently here. Garage apartments often share a meter with the main house, so utilities come with the rent. Ask whether there's a cap. Pets are the second thing: each owner sets their own policy, so bring up your pet early.

Life in Highland Park, block by block

Highland Park is a town of curving streets and creekside parks, minutes from the Tollway. Rentals are mostly houses and garage apartments, and Highland Park Village is the place to shop and eat.

Getting around the Park Cities

The Dallas North Tollway runs along the west side, and Preston Road and Mockingbird Lane carry most trips in and out. At 8am, our drive times put the Medical District about 14 minutes away, Downtown about 16, Legacy West about 27 and DFW Airport about 30. That's almost the same as with clear roads. Inside the town, quiet curving streets make the walk to Lakeside Park or Highland Park Village an easy one.

Creek parks along Turtle Creek

Lakeside Park wraps around Exall Lake, a pond formed by an old dam on Turtle Creek. Walk its paths, cross the wooden bridge, and you'll find the teddy bear statues that draw photo takers. Prather Park and Flippen Park are smaller lawns within a mile, good for a picnic or a leashed dog. Abbott Park and Connor Park are two more within a mile.

Highland Park questions

Are there apartment buildings in Highland Park?

Hardly any. Rentals are garage apartments behind houses, duplexes and a few condos listed by their owners. The town was built that way, so the list is short. Among the apartments we track in and around town, the typical one bedroom is $2,054, and the cheapest open one is $1,546 after free rent.

Does any DART bus or train serve Highland Park?

No. Highland Park left DART in May 2026, so no DART buses or GoLink rides run in town. The nearest rail is SMU/Mockingbird Station, just past the northeast edge.

Are utilities included in a garage apartment?

Often. A garage apartment tends to share a meter with the house, so the owner folds utilities into the rent. Ask whether there's a monthly cap, and ask duplex and condo owners too, since the answer varies.

When do Highland Park rentals come open?

Mostly in late spring and early summer. Search in May or June and you'll see most of what lists all year. In January the list is thin, so widen to Oak Lawn or Knox-Henderson if your date is fixed.

Is there an apartment locator who finds Highland Park garage apartments?

Yes. We watch for owner listings across the town: garage apartments, duplexes and condos. We send the ones in your range, along with the parking and pet questions to ask each owner.
