West Plano Apartment Locator: Tollway Mid-Rises and Coit Road Garden Communities
Free help from your West Plano apartment locator: we checked 21 places this week, from $916 a month after free rent. West Plano is two markets a mile apart. Mid-rises along the Dallas North Tollway and around Legacy West carry the city's top rents plus garage, amenity and trash fees. A mile or two east, on Parker, Coit and Preston, renovated garden communities from the 1980s and 1990s rent for a good deal less with similar floor plans. There's no rail on this side, so tolls belong in the budget.

Renting a house or an apartment in West Plano?
A 3 bedroom house here runs about $293 a month more than a 3 bedroom apartment after free rent.
With a house you usually get a yard, more room and no shared walls. You often pay water, trash and yard care yourself, and deposits can run higher.
With an apartment you pay community fees each month for things like parking, trash and amenities. Free rent usually needs a lease of 12 months or more, and the staff on site handles repairs.
House rents: Rentometer, Oct 2026, houses rented in West Plano in the past 12 months. Apartment prices: our check of 21 communities this week, after free rent and before fees.

Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Areas we cover inside West Plano
Legacy WestLegacy West is the district of offices, shops and homes at the Dallas North Tollway and Legacy Drive, just south of SH-121.
Apartment towers and midsize buildings sit near offices like Toyota's North American headquarters. You can walk to dinner, and the Tollway is right there.
Windhaven MeadowsWindhaven Meadows Park covers about 123 acres on Windhaven Parkway south of Spring Creek Parkway, with ponds, walking trails and a dog park.
Nearby you'll find subdivisions of houses and a few apartment communities close to the Tollway.
Parker Road AreaParker Road runs east and west across Plano, and in West Plano it passes Arbor Hills Nature Preserve near Midway Road.
Its edges have older apartment complexes and strip centers, with neighborhoods of houses behind them.
Coit Road AreaBetween Preston and US-75, Coit Road crosses West Plano, with 1980s and 1990s complexes and shopping centers at most major intersections.
It's a straight shot south into Far North Dallas.
Preston Road CorridorPreston Road is West Plano's main shopping strip, from the Dallas line north to SH-121, with grocery stores and restaurants at nearly every big intersection.
Apartments sit just off it, and the Tollway is one road west.
Spring Creek CorridorSpring Creek Parkway crosses West Plano east to west, with greenbelts and newer apartment communities near the Tollway.
It connects west toward Windhaven and east to US-75.
Willow BendWillow Bend centers on the Shops at Willow Bend at Park Boulevard and the Tollway.
Large houses on big lots and newer apartment buildings sit nearby, and the Tollway is the quick way into Dallas.

West Plano Apartments Are Two Markets a Mile Apart
- Quotes for 12, 13 and 14 month terms side by side, since the longer lease often prices lower at the Tollway buildings
- Coit and Preston garden communities lined up against Tollway mid-rises at the same square footage
- Each building's route for a strong income and a thin or bruised credit file, from a guarantor to proof of savings
Tolls, the Tollway and getting to work
The Dallas North Tollway carries most commutes, south toward Addison and Dallas or north toward Frisco. The Bush Turnpike crosses the south end toward Carrollton and Garland. Both charge by the trip, so check your route on NTTA's toll calculator before you compare a Tollway address with one off US-75.
DART rail doesn't reach this side. Parker Road and Downtown Plano stations sit east of US-75, a drive from the Legacy blocks, so you'll need a car. The exception is the walk to work: Toyota, JPMorgan Chase and the other Legacy offices are a walk from the buildings closest to them.
Newer Midrise vs. Garden Apartments: What Each Costs
Along the Tollway and around Legacy West, the buildings are newer, with garage or reserved parking, package lockers, valet trash and an amenity fee, none of it in the quoted rent. The ones still filling up run the biggest specials. Most carry a clawback if you leave early, and our specials page walks through the math.
Parker, Coit and Preston hold the older garden communities, many with updated interiors, at noticeably lower rent for close to the same space. Some still use a shared laundry room, so we ask before we compare. Townhomes and brownstones fill gaps for anyone who'd rather skip a neighbor overhead.
At the newer buildings, formal screening is the rule, with set options when credit falls short: a guarantor service, extra deposit, co-signer, or savings standing in for pay stubs. Some have a set process for renters arriving from abroad with no US credit file.

West Plano by car and by park path
There's no rail stop on this side of Plano, so the car does the work. At 8am on a weekday, Legacy West is about 11 minutes away by our count, DFW Airport 35, the Medical District 40 and Downtown Dallas 42. The Dallas North Tollway is the fast way north and south, and Preston Road is the free one, with a stoplight at every big crossing. For a walk or a bike ride away from traffic, the paths at Windhaven Meadows Park are the easy pick.
Dallas North Tollway
Take it when the clock matters, since it skips the lights on Preston Road; count each toll before you pick a home far from an on ramp.
- Morning commutes
- Trips to Legacy West
Ponds, meadows and a five acre dog park
Windhaven Meadows Park is the big one: open meadow, ponds and walking trails on Windhaven Parkway. Its fenced dog park covers about five acres, with a side for big dogs and a side for small ones. Liberty Playground is built for all abilities. Closer to Preston Road, Preston Meadow Park, Archgate Park and Cheyenne Park are smaller green spots for a quick loop. Carpenter Park Recreation Center is the city's indoor option for a workout.
Windhaven Meadows Park
Walk the loop past the ponds in the early evening, when the meadow cools off and the paths are quiet.
- Evening walks
- Pond views
- Blanket picnics
Dog Park at Windhaven Meadows Park
Bring your dog on a weekday morning; the big dog and small dog sides keep play calm, and the double gates make entry easy.
- Off leash play
- Morning dog runs
Preston Meadow Park
A short stop near Preston Road for a leashed walk or a sit on a bench when you don't have time for a bigger park.
- Short walks
- Quiet breaks

Groceries close to Preston Road
The weekly run is easy here. Trader Joe's and Whole Foods Market each sit about a mile from most homes, and Patel Brothers and zTAO Marketplace stock Indian and Asian groceries a little farther out. Preston Towne Crossing, Preston Park Village and Windhaven Plaza are the big shopping centers, each with a mix of stores and quick food. Tom Thumb rounds out the list for a standard supermarket trip.

Big screens, slides and lazy park days
Cinemark West Plano XD and SCREENX is the big screen night out, with its large format theaters. Slick City Action Park fills a hot or rainy day with indoor slides, and Play Street Museum is a hands on play space. For a slow Sunday, bring a blanket to Windhaven Park or Buckhorn Park. Legacy West, about 11 minutes up the Tollway by our timing, adds shops and Legacy Hall, a three story food hall.
Cinemark West Plano XD and SCREENX
Book the XD or ScreenX room for a big new release, and buy seats early on opening weekends.
- Big new releases
- Rainy day plans
Slick City Action Park
An indoor park full of slides, a good plan when it's too hot or wet to be outside.
- Rainy day fun
- Hot day plans
Windhaven Park
Spread a blanket on the lawn on a Sunday afternoon, a calmer spot than the bigger Windhaven Meadows nearby.
- Sunday picnics
- Lazy afternoons
What we tell renters picking West Plano
Time the drive at 8am, not on a Sunday tour: by our count Downtown Dallas runs about 42 minutes from here, close to four times the trip to Legacy West. If you have a dog, a home near Windhaven Parkway puts a five acre fenced dog park on your daily walk. For a unit that backs onto the Tollway, ask which way the bedroom faces; that road carries traffic at every hour.
West Plano questions
How much do tolls add for a West Plano commute?
Daily Tollway and Bush Turnpike trips add up, and the bill swings with your exits. Get a figure from NTTA's toll calculator and add it to the rent of any Tollway building you consider.
Is there anything cheaper with the same Plano ISD address?
Yes. The garden communities on Parker, Coit and Preston cost noticeably less than the Tollway buildings, often for similar square footage. Most of this side is Plano ISD, but buildings near Legacy West can fall in Frisco ISD or Lewisville ISD, so we check the address on the district map. Across West Plano, with free rent counted, a typical one bedroom runs about $1,265 right now.
What does a 13 month lease cost compared to 12 months?
At the newer Tollway buildings, a 13 or 14 month term often prices below a 12, and a special tied to one term can flip the math again. We get every term quoted before you sign.
I have no US credit history. What are my options?
The buildings run by big management companies usually have a written plan for it: proof of income plus a larger deposit in place of a score. Tell us what income records you can show, and we'll look for the buildings that accept them.
What fees are not included in the quoted rent?
The newer Tollway buildings tack on an amenity fee, covered or garage parking, trash pickup at your door, lockers and sometimes internet. The Parker and Coit garden communities charge fewer. Our true monthly cost calculator adds them up.
Can I rent here with bad credit if my income is strong?
Often, yes. The buildings with formal screening accept a guarantor service, extra deposit, co-signer or proof of savings. The older garden communities on Parker, Coit and Preston tend to have more say over their own decisions.
Is there an apartment locator near West Plano?
Yes. We check the Tollway buildings and the Coit Road garden communities every week, and we'll ask which ones quote lower on a 13 month lease and which take a guarantor.
Near West Plano
Addison is a short Tollway run south, Far North Dallas starts across the Bush Turnpike, and the rest of Plano lies east toward US-75.
