Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Areas we cover inside Fate
WoodcreekWoodcreek is Fate's largest planned neighborhood, with pocket parks, greenbelts and a neighborhood clubhouse.
Woodcreek Boulevard now connects it straight to I-30, and the area is almost all houses, many of them rented.
WilliamsburgWilliamsburg is a big subdivision of houses built in many phases, with colonial street names such as Boston Road.
Houses are newer builder homes, and I-30 into Rockwall or Dallas is a short drive.
I-30 CorridorI-30 carries Fate traffic west across Lake Ray Hubbard to Rockwall, Garland and Dallas, and east to Royse City.
New shops, restaurants and the area's few apartments and rental house communities sit near the interchanges.
FM-551 CorridorFM-551 runs north and south through Fate from SH-66 toward SH-276.
Newer subdivisions line it, and TxDOT has been planning upgrades as traffic grows with them.
Downtown FateFate's original town center sits along SH-66, the old road from Dallas to Greenville that runs parallel to I-30.
It's a small cluster of city buildings and older homes, and the new subdivisions spread out from there.

Fate Apartments and New Rental House Neighborhoods
- Woodcreek and Williamsburg HOA fees and rules, to get before you compare houses
- Rockwall ISD or Royse City ISD to check for the street, since the line runs through town
- Each rental house company's terms for approval with conditions, laid out for a complicated file
The Drive West Over the Lake Bridge
I-30 and SH-66 are the main roads, and Downtown Dallas is about 30 miles west. It's an easy drive outside rush hour. At 8am on a weekday, traffic through Rockwall and over the lake bridge adds about 15 minutes by our drive times. FM-551 serves the neighborhoods away from the frontage road.
There's no DART rail or regular bus, only STAR Transit rides you book ahead, so plan on a car. Big shopping trips mostly mean a few minutes west to Rockwall. If I-30 doesn't suit your job, Wylie and Sachse sit closer to Dallas on SH-78.
New houses, a few apartments and HOA rules
Almost everything is new. A handful of apartment communities sit near I-30, and most rentals are houses on streets built for renting, or in Woodcreek, Williamsburg and the subdivisions next to them.
The companies that build and rent these houses use written rules. Many will take lower credit with a bigger deposit, a co-signer or a guarantor company, and they're easier to predict than a private owner. In the planned neighborhoods, the HOA sets parking, pet, lawn and exterior rules owners can't waive. Some fees land on the renter, so ask whether the rent includes them.
Power is the last thing to check. Some Fate addresses are on Oncor, where you choose a retail plan, and others are on a co-op with no choice, so find out before you count on a lower rate.
How life works in Fate
Fate is a newer town of houses on I-30 east of Rockwall. Most days are quiet, the parks are close, and bigger errands and the lake are a short drive west.
The long drive from Fate
Everything in Fate runs through I-30, and the trip west crosses Lake Ray Hubbard. Our 8am drive times run about 54 minutes to Legacy West in Plano, 58 to Downtown Dallas, 67 to the Medical District and 71 to DFW Airport. There's no train out here, so a commute to Dallas is a daily drive, and a wreck on the lake bridge can add a lot of time.
Interstate 30
This is the road you'll drive every day; leave a few minutes early and check traffic before you cross the lake.

Parks and a summer splash pad
Robert Smith Family Park, roughly a mile from Fate's center, is the main park, with a splash pad that runs in the summer and closes from September through May. The city lists its hours as 10am to 9pm. Joe Burger Park is a smaller park nearby, good for a short walk close to home.

What we tell renters about Fate
Count the commute honestly: almost every job center takes the better part of an hour at 8am. The splash pad is shut most of the year, so don't count on it outside summer. For a big grocery run or dinner by the water, plan on heading west into Rockwall.
Fate questions
How long is the I-30 drive from Fate into Dallas?
About 30 miles. Outside rush hour it takes about 43 minutes to Downtown by our drive times. At 8am the backup through Rockwall and over the Lake Ray Hubbard bridge stretches it to about 58. Time it from the address at your start hour.
Is my Fate address on co-op power?
Some are. Oncor addresses shop on Power to Choose and the others don't, so look up the provider for the house before you budget.
Is my Fate address in Rockwall ISD or Royse City ISD?
Rockwall ISD serves the south and west of the city and Royse City ISD the north and east, along a line that doesn't follow obvious streets. Check the street address with the district.
Does Fate have apartment communities?
A few, near I-30. Most rentals are houses, and Rockwall, a few minutes west, has far more apartments. Across Fate and its neighbors, one bedrooms list around $1,225 right now.
What HOA rules apply to rentals in Woodcreek and Williamsburg?
Parking, pets, lawn care and exterior changes. The HOA sets those whatever the lease says, and some pet rules are stricter than at apartments. Ask for the current rules and fees before you compare homes.
Can a Fate rental house company approve me with bad credit?
Often, with an added deposit, a co-signer or a lease guarantee service. They spell out their terms in writing, which makes them easier to predict than individual owners.
Is there an apartment locator near Fate?
Yes. Fate is mostly new houses, so we keep the rental house companies' screening terms on file. Ask for the HOA rules in Woodcreek and Williamsburg before you sign. We add the few I-30 apartments and Rockwall's when you need them.

Rockwall sits just west on I-30. Wylie and Sachse lie northwest on SH-78, both a bit closer to Dallas.
