Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Areas we cover inside Denton
UNT DistrictThe University of North Texas campus sits southwest of downtown, bounded roughly by I-35E, Eagle Drive and Carroll Boulevard.
Older complexes, duplexes and rental houses fill the blocks around it, and many leases there start in August.
TWU DistrictTexas Woman's University sits north of downtown off Bell Avenue and University Drive.
Older houses, small apartment buildings and fourplexes surround the campus, and the Square is a short walk or bike ride south.
Downtown DentonEverything here centers on the Courthouse on the Square, with Hickory and Oak streets running out from it.
Apartments are mostly newer midsize buildings and older buildings made over, and the A-train's Downtown Denton Transit Center is a few blocks east.
Rayzor RanchRayzor Ranch is the large retail and apartment development at I-35 and University Drive (US-380) on the west side.
Newer garden apartments and buildings wrapped around parking garages sit beside the shopping, and the interstate is right there.
Loop 288 CorridorLoop 288 arcs around Denton's east and north sides and carries most of the big chain stores.
Garden apartment complexes from several decades sit just off it, convenient for driving and loud along the frontage.
Carroll BoulevardCarroll Boulevard runs north and south just west of downtown, between the UNT and TWU areas.
Older apartments, duplexes and rental houses line the side streets, and it's a short trip to both campuses and the Square.
Teasley LaneTeasley Lane runs south from I-35E on Denton's south side toward Corinth and Lake Lewisville.
You'll find garden apartments and newer subdivisions along it, and I-35E is the quick route toward Lewisville and Dallas.
North DentonNorth of University Drive the city runs to established neighborhoods and newer subdivisions near Loop 288, with Denton Municipal Airport out to the northwest.
Leases lean toward houses and garden apartments, and I-35 is the main road out.

Denton Apartment Leases Run on the School Calendar
- August searches planned around the January to April signing rush, so a June search has a better idea of what's left
- Bedroom lease or whole unit lease: ask which before a roommate's exit lands on you
- Co-signer income rules and co-signing companies laid out before you apply
The A-train, the interstates and campus parking
The A-train starts at the Downtown Denton Transit Center, stops at MedPark Station and runs south to Trinity Mills in Carrollton. There, the DART Green Line goes on to Downtown Dallas, so you can get there without a car. DCTA runs university shuttles and local buses.
Loop 288 wraps the north and east sides and carries most shopping. I-35E and I-35W split near UNT in southwest Denton, toward Dallas and Fort Worth, and US 380 heads east toward Frisco and McKinney. Near both campuses, parking is restricted and enforced, so a unit with a permit is worth more than the rent shows.
Student housing, regular apartments and lease types
Student housing near UNT and TWU is usually furnished, leased by the bedroom and signed for twelve months, summer included. Most August leases get signed between January and April. Many include utilities up to a monthly cap and bill back anything over it.
Regular apartment communities along Loop 288 and at Rayzor Ranch lease whole units on standard terms and post their income and credit rules. Older garden buildings along Carroll Boulevard and Teasley Lane screen less strictly than new construction.
In a group lease on a whole unit, a roommate who moves out leaves you their share; a bedroom lease keeps your rent your own. It's worth asking which kind it is before you apply.
A week in Denton, from the Square to the lakes
Denton runs on two campuses and one courthouse square, so free concerts, college games and late dinners are never far. Big parks sit at the north and south ends, and the A-train links the city to DART.
- The A-train and the drive south
- Big parks at both ends of town
- The Square, Fry Street and the late crowd
- Saturday market and the weekly run
- Football, free concerts and a courthouse museum
The A-train and the drive south
From the Downtown Denton Transit Center, a few blocks east of the Square, the A-train heads south through Lewisville to Carrollton, where riders switch to DART. At 8am, our drive times run about 35 minutes to Legacy West, 41 to DFW Airport, 44 to the Medical District and 49 to Downtown Dallas. That's close to the no traffic numbers. For bikes, the A-train Rail Trail follows the tracks south out of downtown toward Corinth and Lake Dallas.

Denton questions
When does August leasing near UNT and TWU fill up?
Mostly between January and April. Student housing and the best located regular buildings fill their August units then, so a June search picks from what's left.
Is a Denton student lease per bedroom or per unit?
Student housing usually leases by the bedroom, so a roommate who moves out doesn't leave you their rent. Some regular buildings near campus lease the whole unit to a group, and then everyone covers a missing share. If you lease a whole unit, a regular one bedroom in Denton runs about $1,082, going by our weekly check.
Do Denton student leases cover the summer?
Most run twelve months, June through August included. A few properties offer nine month leases, often at a higher monthly rent, so confirm the length before you sign.
Who supplies electricity in Denton?
The city does, through its own utility. There's no Power to Choose shopping and no electric contract to break, which surprises renters coming from Oncor areas.
Can I get to Dallas from Denton by train?
Yes. Take the A-train from the Downtown Denton Transit Center or MedPark to Trinity Mills, then DART's Green Line downtown. It means a transfer and runs slower than driving off peak, but it's on a fixed schedule.
What is the utility cap on furnished student housing, and what happens when I go over?
It varies by property. Many student buildings include power, water and sometimes internet up to a monthly cap and bill you for anything over it, and a hot August can push you past it. Ask for the cap and what renters usually pay above it before you sign.
How do Denton landlords handle thin or damaged credit?
Student buildings usually take a co-signer who earns several times the monthly rent, and some accept a co-signing company. Regular apartment buildings mostly take a co-signing company or a larger deposit, and the older Carroll and Teasley buildings have easier rules still.
Is there an apartment locator near Denton?
Yes. In Denton we work to the school calendar. We cover student housing leased by the bedroom near UNT and TWU, whole unit leases on Loop 288 and at Rayzor Ranch, and the Carroll and Teasley buildings for a credit problem.
Near Denton
Carrollton is the far end of the A-train ride south, Frisco is southeast by way of US 380, and McKinney is farther east.
