Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Midsize apartment buildings stand beside brick storefronts, and the Silver Line's 12th Street station is a few blocks south.
Custer Road CorridorCuster Road runs north and south through central Plano west of US-75, with garden complexes from the 1980s and shopping centers at the big crossings.
It's in Plano ISD, with Spring Creek Parkway and the Bush Turnpike as the quick ways across town.
Independence Parkway AreaOne major road west of Custer, Independence Parkway runs from the Bush Turnpike north past Park Boulevard and Spring Creek Parkway.

- Buildings within a walk of Downtown Plano Station pointed out if you want the Red Line
Getting Around Central Plano: DART Red Line and US-75 Access
US-75 forms the east edge, so a run south to Richardson or north to Allen is quick from almost any address. Park Boulevard and Spring Creek Parkway carry traffic across town, and the Bush Turnpike caps the south end for trips to Garland or the Tollway.
The train is the big difference from the rest of the northern suburbs. Downtown Plano Station, beside Haggard Park, puts the Red Line within reach of the older streets just across the freeway. Parker Road Station, where the line ends, sits by US-75 at the north end. A short walk to either one makes going without a second car realistic.
Older Garden Apartments on Custer and Independence: What to Check
Most apartments here were built in the 1980s and 1990s along Custer Road, Independence Parkway and Park Boulevard. Units often run larger than in the newer Tollway buildings. The tradeoff? Older kitchens, surface parking and fewer amenities.
Screening at these communities follows set rules, but many will take a lease guarantee company, a bigger deposit or a co-signer when income is solid and credit is not. The newer buildings near Downtown Plano Station and along US-75 screen tighter and add amenity fees.
Ask how water and trash are billed, since it's easy to miss. A number of the older Custer and Independence buildings divide one bill among all the units by formula, so your share moves with the building's use, not just yours.

What we tell renters here
Balloon festival weekend brings heavy traffic on Spring Creek Parkway near Oak Point Park, mostly early mornings and evenings when the balloons go up. Collin Creek construction along US-75 near Plano Parkway means lane shifts and trucks for now. The Dickens tree lighting fills the 15th Street blocks that Saturday evening, so park early or ride the train in.
Central Plano questions
Can I get Plano ISD for less than west Plano prices?
Often, at the older garden communities. The ones on Custer, Independence and Park sit in Plano ISD and usually rent for less than the newer Tollway buildings. Newer buildings near Downtown Plano cost more. The district's boundary doesn't match the city limits, so confirm the street first.
How much apartment do I get here versus west Plano?
Often more, in the older buildings. Their two and three bedroom plans often top 1,100 square feet. Compare the actual floor plans you're quoted, since sizes swing from one complex to the next. This week, two bedrooms in this part of town go for about $1,903 after specials.
Can I get by here without a car?
Only near the rail stops. An address within a walk of Downtown Plano or Parker Road Station gets you the Red Line south to Richardson and Dallas; farther west toward Independence, plan on driving. Map the walk from the actual building before you count on it.
Is water metered per unit or split across residents?
That varies by building. Some older Custer and Independence communities split water and trash by formula instead of metering each unit, so your bill rises with your neighbors' use. Ask how it's billed and add it to the rent before you compare.
Which properties work with low credit here?
The older communities along Custer, Independence and Park are the best bet. They screen by written rules, but many will say yes with conditions, such as a guarantor, a larger deposit or a co-signer, if pay is solid. Our low credit guide explains each route.
Is there an apartment locator near Central Plano?
There is. We keep notes on the garden communities between Custer and US-75, including which ones split water bills and which have taken a guarantor. That helps your list skip places that likely won't work. Tell us your budget and whether the Red Line matters.
Near Central Plano
For newer buildings, look west toward the Tollway; for more rail stops and the Telecom Corridor, look south to Richardson.
