Balch Springs Apartment Locator: Houses, Duplexes and a Few Garden Complexes

Our Balch Springs apartment locator team checked 4 places this week, and 2 of them have specials. Prices start at $674 a month after free rent. Balch Springs is a small city on I-635 near US-175 in southeast Dallas County. Most of what rents here is houses and duplexes from individual owners, with a few older garden complexes. Choices are thin, so Mesquite and Pleasant Grove usually join the search. There's no DART service. Many older buildings bill utilities as a flat fee off one meter, so check that before you compare rents.

  • Owners and older complexes that have worked with a low score, usually for a larger deposit

Getting Around Balch Springs Without Transit

US-175 runs along the city toward I-45 and Downtown Dallas, under 15 miles west, and I-635 cuts through the middle toward Mesquite and Garland. Inside town, Elam Road, Hickory Tree Road and Lake June Road carry most trips, with Lake June heading west into Pleasant Grove.

Balch Springs isn't a DART member city, so plan on a car. The closest trains are the Green Line's last two stops, Lake June and Buckner, over in Pleasant Grove.

Mesquite, which borders the city to the north and east, has far more rentals. Pleasant Grove is next door to the west.

Houses, Duplexes, and Garden Units Along US-175

Expect houses more than complexes. Much of what's for rent is houses and duplexes leased by their owners. The older garden complexes that fill in the rest are few and much alike. Balch Springs wins on price and yard space, not on a long list of choices.

Utility billing in the older buildings varies widely. Many run on one meter, so the lease carries a flat fee for water, gas or trash in place of an account in your name. That's how a cheaper listed rent can end up costing more. Ask what's included, then add it to the rent.

Got a low score? Older buildings and individual owners here are more likely to work with it, usually for a larger deposit. If you want many options for a complicated history, Pleasant Grove and Mesquite have more to choose from.
