Allen Apartment Locator: Renovated or Original Units, US-75 Drives

As your Allen apartment locator, we checked 22 places this week, with prices from $877 a month after free rent. Allen sits on US-75 between Plano and McKinney, with lots of garden communities from the 1990s and 2000s. Very little here is older than that. The quote that matters is renovated versus original: two units in one complex can sit at different rents. Homes walkable to Watters Creek cost more. Allen isn't a DART city, so every commute is a drive.

With a house you usually get a yard, more room and no shared walls. You often pay water, trash and yard care yourself, and deposits can run higher.

With an apartment you pay community fees each month for things like parking, trash and amenities. Free rent usually needs a lease of 12 months or more, and the staff on site handles repairs.

Pick what you want. We compare each deal with buildings like it here: same size, about the same age.

Why our prices are lower than what the community quotes

When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Areas we cover inside Allen

  • Watters CreekWatters Creek is the outdoor shopping and dining center at Bethany Drive just west of US-75, with apartments and offices built around its central green.

You can walk to restaurants and shops from those buildings, and the highway is a minute away.

  • Montgomery FarmMontgomery Farm is the planned district wrapped around Watters Creek, where midsize apartment buildings, offices and townhomes sit on wooded creek land west of US-75.

Trails tie it to the shops, and Bethany Drive and Alma Drive are the main ways in.

  • Twin CreeksTwin Creeks covers much of west Allen between Exchange Parkway and McDermott Drive, west of Alma Drive.

It has a golf course and miles of trails for walking and biking. It's mostly houses, so rentals here usually mean a leased home.

  • Exchange Parkway CorridorExchange Parkway crosses US-75 in north central Allen, just south of the Stacy Road exit.

That exit serves Allen Premium Outlets and the Credit Union of Texas Event Center. Newer garden and midsize complexes sit near the highway, and SH-121 is a few minutes north.

  • Downtown AllenAllen's old town sits east of US-75 around Main Street and Greenville Avenue (SH-5).

The Allen Heritage Center is here, along with a few buildings that made it through a 1915 fire. Nearby rentals are older houses, duplexes and some newer complexes, and Allen has no DART rail.

  • Bethany Drive CorridorBethany Drive is the main road across south Allen from east to west.

It crosses US-75 by Watters Creek and passes Bethany Lakes Park near Alma Drive. Apartment complexes cluster on the stretch closest to the highway, and the Plano line isn't far south.

Allen Apartments: Renovated or Original Sets the Price

  • We ask whether each quoted unit is renovated, since one complex can have two prices
  • Two bedroom searches started in the older garden communities, where most of Allen's two bedrooms are
  • Watters Creek rents set next to a similar building a few minutes away, so you can see what the walk costs

No train in Allen: US-75, SH-121 and the frontage roads

US-75 is the main road: south through Plano and Richardson's Telecom Corridor to Dallas, and north to McKinney. SH-121, the Sam Rayburn Tollway, clips the northwest corner toward Frisco and charges by the trip, so put any regular use on NTTA's toll calculator.

Allen never joined DART, so there's no train or regular bus to lean on. The nearest rail is Parker Road Station in Plano, a drive south. Inside town, Main Street and Exchange Parkway run east and west, and the US-75 frontage road reaches Watters Creek and the outlets. Allen is on Oncor's lines, so you can shop for an electric plan.

What changes an Allen quote

Most apartments here went up after 1990. The usual type is the garden community, and many have been updated since. The range is narrower than in Frisco or McKinney, which makes the search quicker but leaves fewer picks at the very top and bottom.

Renovation is what moves a quote here. Updated and original units in the same complex can differ by a real amount each month, and listings rarely say which one you're seeing. Ask before you compare (it's the first thing we ask).

Newer buildings cluster along the frontage road and around Watters Creek at Montgomery Farm. Being able to walk to the shops there adds to the rent. Townhomes and homes built to rent are spread around town. The older garden communities away from Watters Creek have easier rules, so start there if your credit has a few dings.

What a week in Allen looks like

Allen runs on US-75 and on its parks. Most errands are a short drive along the freeway, and more than 80 miles of trails tie the neighborhoods to the parks.

Allen by car, and by trail

Allen has no rail, so the drive is the commute. Our 8am weekday timing puts Legacy West about 23 minutes away, DFW Airport about 45 and Downtown Dallas about 52. For shorter trips, the city counts more than 80 miles of hike and bike trails. The Watters Branch trail runs more than 4 miles south from Ridgeview Drive to Watters Creek, so a ride to the shops can skip the frontage road.

Parks and trails across Allen

Celebration Park, on Angel Parkway, is the big one: sports fields, a walking loop, a dog park with separate large and small dog areas, and a splash pad. The city plans an update there with new play areas. The Cottonwood Creek Trail runs north and south through the city toward Heritage Park, a good route for a longer ride.

Where Allen goes for dinner

Watters Creek at Montgomery Farm is the walkable dinner spot, with patios around a green off Bethany Drive. The Village at Allen, on Stacy Road by US-75, is the other big cluster of restaurants and stores. Main Street in the old downtown, east of the freeway, is the quieter choice.

Outlets and the weekly run

Allen Premium Outlets, at Stacy Road and the freeway, is the big shopping stop, with name brand outlet stores. Fairview Town Center sits just north across the city line. For groceries, the H-E-B on Exchange Parkway is the big one.

Hockey nights and the Fourth of July

The Allen Americans play ECHL hockey at the Credit Union of Texas Event Center. Home games run from late October into spring, and the arena seats about 6,275. Celebration Park hosts the city's Allen USA Celebration around the Fourth of July. The splash pad closes the week before so crews can set up.

What we tell Allen renters

Weekends from Thanksgiving through December back up the Stacy Road exit by the outlets. Hockey nights add traffic at the same exit, so time a Saturday drive north around it. If you'll bike to work or the shops, pick a home near the Watters or Cottonwood Creek trail. The trails are the best way around town without the car.

Allen questions

Is my Allen address in Allen ISD?

Most of it is. Parts of the city fall in Plano, McKinney and Lovejoy ISD, and ZIP codes won't settle it; the district's map will.

Renovated or original unit: how much does it matter?

Enough to change which building is cheaper. The same floor plan in one older complex can carry two prices, and the listing rarely says which one you were quoted. Ask, then compare like with like.

Is Watters Creek worth the higher rent?

Only you can say, but do the math first. Set a building by Watters Creek beside a similar one across town and look at the monthly gap; that's what the walk to dinner costs.

Where are the two bedroom apartments in Allen?

Mostly in the older garden communities, some updated and some original. The frontage road and Watters Creek buildings have them too, at a higher rent. A typical Allen two bedroom runs about $1,640 a month right now, after free rent.

Who works with bad credit here?

Start with the older garden communities away from Watters Creek, which have easier rules than the new buildings. Steady pay can make up for a low score there; the low credit page covers other options.

Is there an apartment locator near Allen?

Yes. When we call Allen leasing offices, the first question is which units are renovated and what each kind costs, since that's where the prices split. We can widen to Plano or McKinney if Allen runs thin.
