Margaret Hunt Hill Bridge over the Trinity River

West Dallas Apartment Locator: New Mid-Rises Across the River

Free help from your West Dallas apartment locator: we checked 17 places this week, from $958 a month after free rent. West Dallas sits just across the Trinity from Downtown. Nearly all of its apartments are recent mid-rises clustered by the Margaret Hunt Hill Bridge, along Sylvan Avenue and on Fort Worth Avenue. Buildings still filling up give away free weeks, usually with a payback clause if you leave early. No train serves the district, but the bridge keeps the drive into Downtown short.

  • Sylvan AvenueSylvan Avenue runs north from Fort Worth Avenue across Singleton toward the Trinity River levees.

Newer townhomes and midsize apartment buildings have replaced a lot of old warehouses here, and the blocks near Fort Worth Avenue are walkable.

  • Singleton BoulevardSingleton Boulevard is West Dallas's main street, running west from Trinity Groves past older houses, industrial lots and new construction.

West Dallas Apartments: Skyline Views, New Building Deals, Fine Print

  • Free weeks priced per month and the payback clause asked for, since nearly every building here is still filling up
  • Extra rent for a skyline view weighed against what's approved on the lot across the street
  • Garage levels near the Trinity floodplain pointed out, so you know where your car sleeps
  • Weekday truck traffic on Singleton Boulevard flagged before you pick a unit facing it

No Rail, One Bridge, and a Dust Corridor to Check

The Margaret Hunt Hill Bridge is the main way across, carrying Singleton Boulevard traffic toward Woodall Rodgers. Beside it, the Ronald Kirk Bridge is open only to people walking or biking, and it ties into the levee trails.

No rail reaches the district. Sylvan Avenue leads north toward the Design District, I-30 is a few minutes south at Sylvan or Hampton, and Fort Worth Avenue is the other main street. Plan on a car, though the bridge makes the trip to Downtown so quick that transit rarely decides a search here.

Singleton still carries industrial trucks, and on weekdays the blocks right along it can get dust and traffic. If a unit faces Singleton, stop by on a weekday morning. Two blocks back can feel very different.

New Buildings, Big Specials, and the Clawback Question

Almost everything for rent here went up recently: new buildings near the bridge and along Sylvan and Fort Worth Avenue. Few older, cheaper buildings with looser screening are left. With a credit issue, you'll usually have better luck in Oak Cliff or Pleasant Grove.

With so many buildings still filling up, offers run large. Compare them at the daily rate, using our move-in specials guide, and read the addendum, where the payback terms for leaving early usually live.

Skyline views add to the rent, and a new building across the street can take the view away. We ask what's approved on the facing lot first. One more thing: some garages at or below ground level sit in or near the Trinity floodplain. Standard renters insurance doesn't cover flood damage to your car or belongings.

Living across the river in West Dallas

West Dallas sits right across the Trinity from downtown. You get a skyline view, trails on the levees and the Trinity Groves dining blocks, with Downtown about 11 minutes away by car.

Bridges into downtown

Two river crossings shape daily life. The Margaret Hunt Hill Bridge carries Singleton Boulevard traffic over the Trinity toward Woodall Rodgers and downtown. The Ronald Kirk Bridge, the old Continental Avenue Bridge, is now for people on foot and on bikes. It links West Dallas, between Canada Drive and Singleton, to Riverfront Boulevard. Our drive times put Downtown and the Medical District about 11 minutes away, DFW Airport about 25 and Legacy West about 34 at 8am.

Levee trails and river parks

The Trinity Skyline Trail runs on top of the levee, with a paved northern stretch and an access point at Trammell Crow Park on Sylvan Avenue. Trammell Crow Park has room for a picnic or a dog walk by the river. Trinity Overlook Park, roughly a mile east of Singleton and Sylvan, gives you a wide view of the downtown skyline.

What we tell renters looking in West Dallas

Trinity Groves gets busy on Friday and Saturday nights, so visit homes near Singleton then to hear the noise and see the parking for yourself. The levee trail sits up high with little shade, so ride early in summer. If you'll walk downtown often, pick a home near the west end of the Ronald Kirk Bridge, since that's your walking route over the river.

West Dallas / Trinity Groves questions

What's for rent in West Dallas?

Mostly studios, one bedrooms and two bedrooms in mid-rises built in the last several years, many with skyline views, clustered near the bridge and along Sylvan and Fort Worth Avenue. Across the Trinity, a typical one bedroom costs $1,249 right now, and the cheapest open one is $991 after its free weeks.

Could my skyline view get blocked?

It can. New buildings can go up on nearby lots after you sign. If a unit costs more for its view, we ask what's approved on the lot it faces, and compare the extra cost with a unit without the view.

Is flooding a concern for parking near the Trinity?

For some garages, yes. A few garage levels at or below ground sit in or near the mapped floodplain. We ask where your space is. Look into flood coverage too, since standard renters insurance leaves it out.

How do I get Downtown without a car?

Walk or bike the Ronald Kirk Bridge to Riverfront Boulevard. There's no train, and buses are limited, so most renters still drive the Margaret Hunt Hill Bridge.

Is there an apartment locator near Trinity Groves?

Yes. We cover West Dallas, from the buildings around Trinity Groves to the newer ones on Fort Worth Avenue and Sylvan. We price each new building's offer per month and ask for the payback clause before you decide.
