South Irving Apartments in the City's Older Core

  • Flat monthly water and gas charges at buildings on one meter, priced in before you compare
  • The renovated 1980s and 1990s buildings that rent like older ones, which most searches skip
  • Ground floor units and elevators noted, since many buildings here have stairs and no elevator

TRE at Heritage Crossing, SH-183 and the buses

Irving Boulevard, Story Road and Rock Island are the main streets of the old core, which runs from Story Road east past the Heritage District toward the Trinity River bottoms. SH-183, the Airport Freeway, carries most drives to DFW Airport and east into Dallas, where it meets I-35E.

The Trinity Railway Express stops at Downtown Irving/Heritage Crossing, east to Downtown Dallas and west to CentrePort/DFW Airport and Fort Worth, with regular trains Monday through Saturday. Irving is part of DART, so buses help too (getting by with one car works here).

1960s to 1980s buildings and the costs inside them

Most of what rents was built from the 1960s to the 1980s: garden communities on Story Road, Rock Island and Irving Boulevard, with duplexes and small houses on the same blocks. Rent per square foot is below North Irving and far below Las Colinas. A handful of renovated 1980s and 1990s buildings come in at nearly the same rents.

Many older buildings meter water and gas for the whole building and bill each home a set amount. We ask for that number, and whether it rises in summer, before we compare a building that includes utilities with one that doesn't.

Shared laundry rooms are the norm, and many buildings are two or three stories with no elevator and few ground floor units. Tell us early if stairs are a problem.

What we tell South Irving renters

Parts of South Irving sit near the Trinity River and Rock Island Road, where low ground can take on water in big storms. Look up the flood zone for the exact address. If you work at DFW Airport or in the Medical District, our 8am drive times are about the same, roughly 19 minutes each, so either job works from here.

South Irving questions

How do South Irving rents compare with the rest of Irving?

They're among the lowest in the city, well under North Irving and far under Las Colinas. The renovated 1980s and 1990s buildings rent close to the older ones, so they're worth asking about. For scale, a typical one bedroom across Irving runs $1,196 this week.

How are utilities billed in South Irving's older buildings?

Often through a shared building meter, with a set charge written into the lease. We ask for the charge in writing and add it to the rent before we compare.

Do South Irving apartments have washers and dryers?

Usually not. A shared laundry room is standard in the older garden communities, and hookups inside the unit are the exception at these rents.

Will a South Irving building approve me with credit problems?

Often. A low score here usually means a bigger deposit, not a no. Income still decides most applications.

How big a deposit do South Irving buildings ask for?

That varies by building. A low score or a rough rental history usually raises it, sometimes to a month's rent or more.

Are there elevators or ground floor units?

Few elevators. Many garden communities here are two or three stories, and ground floor units go first, so tell us up front if you need one.

Can I ride the train from South Irving?

Yes. The TRE stops at Downtown Irving/Heritage Crossing, east to Downtown Dallas and west to Fort Worth, and Irving's DART buses cover the area. Time the walk to the station from the building.

Is there an apartment locator near South Irving?

Yes. Along Story Road and Irving Boulevard we compare buildings by what changes the real cost: flat utility charges, laundry, stairs and how much deposit each one asks after a credit problem.
