South Dallas Apartment Locator: Market Rent Homes Around the Fairgrounds
As your South Dallas apartment locator, we checked 4 places this week, with prices from $1,299 a month after free rent. South Dallas wraps around Fair Park, the State Fair grounds with their Art Deco halls, a short Green Line ride from Downtown. There are fewer regular market rent apartments here than in most of Dallas. Expect a short list of apartments, most of them at the north edge toward Exposition Park and Deep Ellum, plus houses and duplexes in Bonton, Dolphin Heights and around Park Row. The neighborhood is calm most of the year and packed for 24 days each fall.

Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Market Rent Apartments Around Fair Park in South Dallas
- Whether a building rents its lot to State Fair parking, asked before you sign

- The walk to Fair Park or MLK Jr. station from the exact address
- Concert night noise from Dos Equis Pavilion for homes close to the grounds
Transit Routes, Commutes, and State Fair Parking
Two Green Line stations serve the area: Fair Park station on Parry Avenue by the west gate, and MLK Jr. station on Martin Luther King Jr. Boulevard, farther south. Downtown is a quick drive up I-45 or I-30, and Deep Ellum is two train stops away. Buses cover the streets the Green Line misses.
Day to day, parking is easy at most homes here. State Fair season changes that. From late September into mid October, traffic reroutes around the grounds and some lots near the grounds get rented out for event parking. We ask about it before you sign, and plan a different drive to work for those weeks.
Weekend Green Line trains run full during the fair, and the Red River Rivalry game in October fills the streets hours before kickoff.
Tax Credit and Market Rent Apartments
Many of the apartments near Fair Park have income limits under federal tax credit programs. Our lists stick to market rent homes with standard screening, and most of those apartments sit at the north edge toward Exposition Park. You'll find rental houses and duplexes in Bonton, Ideal and Dolphin Heights, and a few apartments carved out of the big houses on Park Row.
Some newer buildings near the park mix market rent units and units with income limits under one roof. Which kind are you applying for? We find out before you fill anything out.
If your credit or rental history needs a flexible manager, Pleasant Grove and Vickery Meadow usually offer more of them than the market rent buildings here.
