Sanger Apartments and Houses Under Denton Rents

  • Houses and duplexes leased by owners, which we keep watch on, since few open up and they go quickly
  • City electric, co-op or Oncor, looked up for each address
  • Denton's apartment communities added when you need posted screening rules

I-35 to Denton and the lake to the east

I-35 is the one freeway, south to Denton for most shopping, doctors and services, and north toward Gainesville. Back roads add a lot of time. No rail or bus line reaches Sanger, so a car is a given, and a Dallas job is a long haul by any route.

Ray Roberts Lake, east of town, is the big weekend draw. Where you live decides how far you are from an I-35 ramp.

Homes leased by owners, city power and wells

Sanger has very few apartment complexes. Most rentals are houses and duplexes owned by individuals rather than management companies.

Those owners decide one application at a time. That gives a messy rental history more room than a big company's screening, but openings are few. Denton, to the south, has apartment communities with posted rules.

Sanger's city electric utility serves many addresses inside the city limits, so Power to Choose doesn't apply there. Addresses at the edges may be on a co-op or on Oncor. Some lots outside the core use well and septic, so we ask who handles water testing and pumping.

Fried chicken and steaks

Sanger has more good dinner spots than its size suggests. Babe's Chicken Dinner House, close to downtown, serves fried chicken family style with sides passed around the table. Parker Brothers Traildust Steakhouse is the steak dinner stop, and Miguelito's handles Tex Mex. Most sit within a mile of downtown.

It falls on a Saturday in October, with a pageant, a cake walk, a wiener dog race and a cornhole tournament. Switzer Park and Sanger Sports Park are the town's green spaces for a quiet weekend.

Sanger questions

Does Sanger have apartment complexes?

Very few. Owners rent out the houses and duplexes that make up most of the market. Denton, a short drive south, has apartments with posted screening.

Who supplies power in Sanger?

The city, at many addresses inside the limits, so there's no plan to shop. Edge addresses may be on a co-op or on Oncor, where you can choose. We check the utility for each address.

Do Sanger rentals use wells and septic?

Some outside the city core may. We ask who handles water quality and septic pumping. Get the answer in writing before you move in.

How far is Sanger from Denton?

About ten miles south on I-35, where most shopping, doctors and errands happen. The freeway is the only practical route.

Is Sanger cheaper than Denton?

Usually, and that's the main reason to look here. With few homes open and each owner pricing their own, compare house by house rather than by a market average. For comparison, a typical Denton one bedroom runs about $1,082 right now.

Is my Sanger address in Sanger ISD?

Most of town is, though a few outlying streets aren't. We look up the exact street with the district.

Do Sanger owners work with credit problems?

Many do, informally and one at a time, but the choices are few. Tell us your situation and we'll point you to owners who may work with you.

Is there an apartment locator near Sanger?

Yes. With so few homes opening up, we watch the owners leasing houses and duplexes along I-35, and we look up which ones are on city power or a well before we send them.
