Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Areas we cover inside Richardson

Midsize apartment buildings and older garden complexes sit within a mile of the freeway, and UT Dallas is a short drive west.
CityLineCityLine is the district of offices, shops and homes at US-75 and the Bush Turnpike, built around the State Farm campus.
Midsize apartment buildings sit over shops and restaurants. CityLine/Bush station serves the Red and Orange lines and, since 2025, the Silver Line.
Canyon CreekCanyon Creek is the northwest Richardson neighborhood around Canyon Creek Country Club, north of Campbell Road along Custer Parkway.
It's mostly 1960s and 1970s houses with some condos and townhomes, and UT Dallas and the Bush Turnpike are close.
Cottonwood HeightsCottonwood Heights sits in southwest Richardson, north of Spring Valley Road with Coit Road on its west side, a neighborhood of midcentury ranch houses.
Rentals are mostly leased homes, and Spring Valley station on the Red and Orange lines is a short drive east.
NorthrichNorthrich is a neighborhood of midcentury houses in north central Richardson, between Arapaho and Campbell roads west of US-75.
The small Northrich Park sits inside it. Leased houses and the odd duplex make up the rentals, and Arapaho Center station is close.

Getting around Richardson
Richardson lies directly north of Dallas along US-75, with the Bush Turnpike crossing its northern half. Where the two meet, Plano, Garland, Addison and North Dallas are all a short drive when traffic is light.
Four Red and Orange line stations run up the freeway: Spring Valley, Arapaho Center, Galatyn Park and CityLine/Bush. Since October 2025 the Silver Line stops at CityLine/Bush and at UT Dallas, heading west to DFW Airport. Downtown Dallas is about 15 miles south by car, and living near a station is what makes a one car household work.
Most Telecom Corridor employers sit along US-75 between LBJ and the Turnpike, Texas Instruments and State Farm among them, with UT Dallas just west. US-75 jams both ways at rush hour, so a home near your office or a station saves the most time.
Richardson rentals: older garden complexes and newer CityLine buildings
Most rentals come in two kinds. Older garden complexes are scattered across the older parts of the city on both sides of the freeway, and newer buildings cluster around CityLine and Galatyn Park. Both usually rent for less than central Dallas. This week a typical Richardson one bedroom is $1,044 a month with free rent averaged in, compared with $1,245 across the Dallas area.
Garden complexes bring their own questions. Does the property split utility bills among units by a formula? Is covered parking extra? What does summer power run with an older cooling system? And is the unit on the ground floor or up three flights with no elevator?
The CityLine buildings charge central Dallas style fees for amenities, garage parking and package lockers, and some offer free weeks. Before you choose, price both kinds of building per month after fees and any special.

By our 8am count, Legacy West is about 22 minutes away, Downtown Dallas and the Medical District both 34, and DFW Airport 35.

Cottonwood Park is a big, shady park and the home of the Cottonwood Art Festival. Huffhines Park, Heights Park and the paths of Duck Creek Linear Park round out the list.
Prairie Creek Park
Go a day or two after a good rain, when the little waterfall is running, and bring a camera.

Chinatown, dim sum and barbecue
DFW China Town, close to the center of Richardson, packs Asian restaurants, snack shops and stores into one center. Kirin Court, nearby, is the big dim sum room with weekend crowds. Cali Saigon Mall, a few miles away in Garland, has Vietnamese food stalls and a grocery. For barbecue, Ten50 BBQ sits by US-75, and CityLine's walkable blocks have more restaurants near the train.

Festivals and the Eisemann Center
The Eisemann Center at Galatyn Park books plays, concerts and touring shows all year. Every May, Galatyn Park hosts the Wildflower! Arts and Music Festival across several stages. What we tell renters about Richardson
The Wildflower! weekend in May crowds the roads and lots around Galatyn Park, so plan for it if you live near there. Away from rush hour, Silver Line trains come hourly, so check times before you count on it for the airport. US-75 backs up both ways at rush hour, and a home near a Red or Orange line stop is the easy way around it.
Richardson questions
Which rail stops serve Richardson?
Spring Valley, Arapaho Center, Galatyn Park and CityLine/Bush on the Red and Orange lines, plus the Silver Line at CityLine/Bush and UT Dallas, which runs west to DFW Airport. Silver Line trains run about hourly outside rush hour.
Is Richardson cheaper than central Dallas?
Usually, especially at the older garden complexes. Compare real quotes after fees, not city averages (the prices by size at the top of this page update each week). Right now a typical Richardson one bedroom is $1,044, and the cheapest open one works out to $655 with free rent averaged in.
What should I ask at a Richardson garden complex?
Whether utilities are split among units by formula, whether covered parking costs extra, what summer power runs with that unit's cooling, and whether you'd be climbing stairs to a third floor.
Can I lease in Richardson from out of state?
Yes. Send your start date and office address, and we'll compare commutes across the Telecom Corridor, help set up visits around your trip, or help with a lease signed sight unseen.
Is there an apartment locator near Richardson?
Yes. We cover Richardson from Spring Valley up to CityLine, garden complexes and mid-rises alike, and we'll show you which homes sit a short walk from a rail stop.
