Commutes, Tolls, and the 3pm Rush
Preston Hollow follows Preston Road from Northwest Highway (Loop 12) up to Royal Lane, with Midway Road or Marsh Lane counted as the west edge, depending on who you ask. Northwest Highway is the everyday road across town, linking Love Field, Preston Center and NorthPark.
No rail runs through it, so the Tollway and Preston Road do the work. Downtown and the Medical District both sit a short drive south. Preston Road between Northwest Highway and Royal slows in the afternoon on weekdays. If you drive at that hour, check whether a building's entrance is on Preston or a side street.
For walking and biking, the Northaven Trail runs just north of Royal Lane, from west of Preston to Central Expressway. There, a bridge over US-75 links it to the Cottonwood Trail. Parking is simple here: most buildings include a space, and residential streets rarely need permits.
Rentals: Newer Buildings, Garden Complexes, and Condos
Expect a short list. The buildings with a leasing office are mostly newer mid-rises at the south edge, near Northwest Highway and Preston Center, and they cost more. We ask each one for its minimum lease and last year's renewal rent for the unit, since the second year's rent is the one you'll live with.
Condos and houses leased by their owners are scattered through the residential streets. For each one, we check the HOA rules and how the owner screens.

Driving Preston Hollow
By our 8am weekday numbers, Downtown is about 13 minutes south by car and the Medical District 12; Legacy West runs about 26 and DFW Airport 28. Dallas Love Field is a short drive west, so a quick flight to Houston or Austin doesn't mean the long trip to DFW. Northwest Highway is the east to west road you'll likely use every day, linking Love Field, Preston Center and NorthPark.

Bachman Lake, west of the neighborhood beside Love Field, has a flat paved loop of about 3 miles. Planes come in low over the park on their way to land. Parking is at the Bachman Recreation Center. For longer rides, the Northaven Trail crosses the north side of Preston Hollow and links over US-75 to more trail.

Preston Center, at Northwest Highway and Preston Road, packs restaurants and shops into a few blocks around an old city owned parking garage. Inwood Village, at Inwood Road and Lovers Lane, is the smaller center, with patios and the Inwood Theatre. Preston Royal and Preston Forest, farther north on Preston Road, add more dinner choices close to home.
