Plano Apartment Locator: Tolls, Fees, and Real Numbers
Free help from your Plano apartment locator: we checked 104 places this week, from $795 a month after free rent. Plano rents like three cities. West of the Tollway, near the Toyota and JPMorgan Chase campuses at Legacy West, new mid-rises charge the most and add amenity and garage fees. Central Plano's garden complexes give you more room for the money. The oldest buildings sit east of US-75, around the Downtown Plano and 12th Street rail stops, and they're the most open to a second look on credit.

Renting a house or an apartment in Plano?
A 2 bedroom house here runs about $258 a month more than a 2 bedroom apartment after free rent.
A 3 bedroom house and a 3 bedroom apartment after free rent cost about the same here. Free rent is part of that: before specials, a typical 3 bedroom apartment here lists for about $2,458.
A 4 bedroom house here runs about $197 a month less than a 4 bedroom apartment, even after the apartment's free rent.
With a house you usually get a yard, more room and no shared walls. You often pay water, trash and yard care yourself, and deposits can run higher.
With an apartment you pay community fees each month for things like parking, trash and amenities. Free rent usually needs a lease of 12 months or more, and the staff on site handles repairs.

Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Areas we cover inside Plano
Legacy WestIn far west Plano, Legacy West grew up where Legacy Drive meets the Tollway, around Toyota's North American headquarters.
Midsize apartment buildings sit over shops and restaurants. SH-121 and the Tollway meet just north, so most commutes run on toll roads.
Downtown PlanoDowntown Plano's brick storefronts line 15th Street east of US-75, a short walk from Downtown Plano station and the 12th Street stop.
Midsize apartment buildings sit beside older houses, and most errands can be done on foot.
Spring CreekSpring Creek Parkway crosses north central Plano, from the Tollway area east past Custer and Jupiter roads.
Apartments along it range from 1980s garden complexes to newer buildings, and US-75 and the Tollway are both reachable from it.
Parker RoadParker Road runs across Plano from the Tollway to Murphy, with Arbor Hills Nature Preserve near the west end and Parker Road station at US-75.
Older garden complexes line much of it, and the Red and Orange lines start at that station.
Plano EastEast of US-75, Plano has older houses, garden complexes from the 1980s and industrial parks along Jupiter, Shiloh and Los Rios.
The Silver Line stops at Shiloh Road station, and Oak Point Park and Nature Preserve covers a big piece of the east side.
Willow BendWillow Bend is the area around Park Boulevard and the Dallas North Tollway, where the Shops at Willow Bend mall is being redeveloped.
Apartments nearby run from 1990s garden complexes to newer buildings, and the Tollway is right there.

Plano Rents Like Three Cities: How We Split the Apartment Search
- West, central and east Plano priced as three markets, since a similar one bedroom can cost a few hundred dollars more west of the Tollway
- Tolls on the Tollway and the PGBT counted with the rent when your job is south or east
- A home near Downtown Plano or 12th Street station if you want the train to Dallas or the airport
Getting around Plano: rail, tolls and the US-75 split
Plano sits just north of Dallas between US-75 on the east and the Dallas North Tollway on the west, with the Bush Turnpike along its south edge. That layout splits the rent market. West of the Tollway, prices track Frisco and Allen, and a similar unit can cost several hundred dollars more a month than one near US-75.
Red Line trains stop at Parker Road, Downtown Plano and 12th Street, with CityLine/Bush just over the Richardson line. The Silver Line serves 12th Street and Shiloh Road on its way west to DFW Airport, about hourly outside rush hour. Plano is part of DART, but most errands are still easier by car.
Count tolls before you compare any two buildings. A daily run south on the Tollway and east on the PGBT adds up fast. Run the trip through NTTA's toll calculator and put it in the same column as rent, parking and fees.
West, central and east Plano: three kinds of buildings
Along the Tollway and around Legacy West, the newer buildings charge the full menu: amenity fee, reserved or garage parking, package lockers, valet trash. The ones still filling up run the city's biggest specials. Most come with a clawback if you break the lease early, and our specials page walks through the math. Toyota North America and JPMorgan Chase are the big employers out there.
Central Plano's garden communities rent for less than the Tollway buildings. The catch? Covered parking can cost extra, and some share a laundry room, so we ask about both before we compare rents.
East of US-75 sit the oldest buildings, plus Downtown Plano, the Arts District and the Parker Road station. Downtown is the one part of the city built for walking and the train. Managers in the older buildings there have more say on screening. If your credit is rough, this is your best shot in Plano. Townhomes, homes built to rent and rental houses fill the rest of the east side, all for less than west side rents.

In the car at 8am, expect about 20 minutes to Legacy West; DFW Airport runs 37, the Medical District 42 and Downtown Dallas 43. US-75 and the Dallas North Tollway carry most commutes.

Preserves, ponds and a downtown green

15th Street and the international table
Downtown Plano's 15th Street is the walkable dinner street, with patios, a few bars and the train a block away. Away from downtown, Plano eats from all over the world. Kuppanna serves South Indian food, Seapot does hot pot, and the food court at Mitsuwa Marketplace has ramen and Japanese snacks. Rodeo Goat handles burgers and beer close to the middle of town.

Balloons in September
Each September, hot air balloons take over Oak Point Park for the Plano Balloon Festival. Balloons fly only at set times, in the early morning and the evening. The rest of the year, Oak Point's amphitheater and the downtown blocks host smaller shows and events, and Cinemark Legacy is the big movie theater on the west side.
Plano Balloon Festival
Go for an evening balloon glow or a Saturday dawn launch; midday has no balloons in the air.

What we tell renters about Plano
Balloon Festival weekend in September jams Spring Creek Parkway near Oak Point Park and fills the nearby lots. The Silver Line runs about once an hour outside rush hour, so check times before counting on it for a flight. If your job is at Legacy West, a home on the west side saves a lot of daily driving over a home near downtown.
Plano questions
Why do Plano rents vary so much?
Each side of town prices differently. New buildings along the Tollway near Legacy West rent at the top of the range, the central garden complexes sit near the middle, and the oldest buildings east of US-75 cost the least. Send us your cross streets and we'll price that stretch, with this week's numbers in the by-size list above. Across the city, the typical Plano one bedroom runs $1,274, free rent spread over the lease.
Which DART stations serve Plano?
The Red Line stops at Parker Road, Downtown Plano and 12th Street, and CityLine/Bush, the next stop south, is in Richardson. Silver Line trains stop at 12th Street and Shiloh Road and run west to DFW Airport, about hourly outside rush hour. Downtown Plano is the part of the city you can get around on foot and by train.
What school district covers my Plano address?
Most addresses are in Plano ISD, and some edge addresses fall in a neighboring district. We confirm the street on Plano ISD's lookup for you.
Are the free rent specials in west Plano worth taking?
Sometimes. Most specials along the Tollway come with a clawback, so you'd pay the free rent back if you break the lease early. To price one, use our move-in specials guide.
What Plano apartments accept bad credit?
Most Plano buildings screen by the book. If your income is enough but your credit is rough, try the older buildings east of US-75. They're the most likely to look at your case, often for a bigger deposit or a co-signer. Our low credit guide covers the other routes.
What will tolls cost me commuting from the west side?
That depends on your route and how many days you drive. The NTTA toll calculator will give you a number; add it to the rent when you compare a Tollway address with one off US-75.
What kind of apartments are in east Plano near Downtown?
Older garden apartments east of US-75, plus townhomes, homes built to rent, and rental houses across the east side. Downtown Plano and the Arts District are the part you can walk, with the DART Red Line station in the historic district. Rents on this end are well below the Tollway side, and older properties have more say over their own screening.
Is there an apartment locator near Plano?
Yes. We check Plano prices every week, from Legacy West to the Parker Road station. We treat each side as its own search (a Tollway mid-rise and an east side garden complex run different fees and screening). Tell us where you work and we'll start with the side that keeps the drive short.
Near Plano
Richardson is the next stop south on US-75 and the Red Line, Far North Dallas sits just across the PGBT, and Addison is a short Tollway run southwest.
