Old East Dallas Apartment Locator: Historic Fourplexes and Gaston Avenue Gardens

Free help from your Old East Dallas apartment locator: we checked 19 places this week, from $1,000 a month after free rent. Old East Dallas has two sides. Historic blocks hold 1920s fourplexes in Peak's Suburban Addition and big old houses in Munger Place and along Swiss Avenue. Garden complexes from the 1960s and 1970s line Gaston, Bryan, Live Oak and Fitzhugh. Many historic buildings are leased by individual owners who set their own screening. Units tend to run larger than in newer buildings at the same rent, but upstairs fourplex units often cool with window units.

Why our prices are lower than what the community quotes

When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Old East Dallas Apartments in Fourplexes and Gaston Avenue Gardens

  • Fourplexes in the historic districts, where each owner sets the rules and often answers quickly
  • We ask about window units and shared water bills before you commit to an older building
  • Garden complexes on Gaston, Bryan and Live Oak that often work with credit and rental history issues
  • We pick homes near the Baylor University Medical Center station for hospital commutes

Getting Around, and Rentals Listed by Owners

Old East Dallas sits roughly between Central Expressway to the west and I-30 to the south, reaching northeast past Fitzhugh through Munger Place, Swiss Avenue and Junius Heights. The historic blocks have narrow streets and tight curb parking. Gaston, Bryan and Live Oak are the main roads out.

The Green Line is the rail option. Baylor University Medical Center station serves the hospital campus inside the neighborhood, Deep Ellum station is one stop west, and Downtown is the stop after that. With I-30 and Central a few minutes off, commutes are shorter than the old houses might suggest.

Owners of the historic fourplexes often list on their own or through the MLS (the listing service real estate agents use), not on a management company website. If an address catches your eye, tell us before you call or visit.

Historic Districts, Garden Corridors and How Each Screens

Rentals here come in two very different groups. In the historic districts you'll find 1920s fourplexes in Peak's Suburban Addition and large Victorian, Prairie and Craftsman houses split into units in Munger Place and on the Swiss Avenue side streets. An owner usually decides on the application, so answers come faster and a past problem can get a fair hearing.

Those units are big for the money. The catch is window units on upper floors, little or no parking on site, and shared laundry or none at all. If summer power bills worry you, ask what cools the unit before you sign.

Most of the neighborhood's apartments sit in the garden complexes along Gaston, Bryan, Live Oak and Fitzhugh. The larger ones screen the usual way. Smaller complexes run by their owners may still look at each file by hand. Some divide the water bill among residents, so your share rises and falls with your neighbors' use.

What we tell renters here

During the State Fair, from late September into October, I-30 and the streets around Fair Park back up on weekends and on Cotton Bowl game days. Mother's Day weekend closes part of Swiss Avenue, so skip a move that weekend if you're on that street. Gaston Avenue runs past the Baylor University Medical Center campus, so units facing it near the hospital hear ambulances at all hours.

Old East Dallas questions

What kinds of rentals does Old East Dallas have?

Historic fourplexes and houses split into units in Peak's Suburban Addition, Munger Place and around Swiss Avenue, mostly leased by their owners. Most of the apartments are in 1960s and 1970s garden complexes along Gaston, Bryan, Live Oak and Fitzhugh. Between Gaston and Swiss Avenue, the median one bedroom asks $1,412, and the best open deal comes to $1,060 with free weeks counted.

Is Old East Dallas a good fit for a Baylor hospital job?

Yes. Baylor University Medical Center sits inside the neighborhood with a Green Line station beside it. Homes on Gaston near the campus do hear ambulances at all hours, so ask which way a unit faces.

What should I know about cooling in a historic fourplex?

Upper units often rely on window units, and one facing west can run a high summer power bill. Ask what cools the unit and what last August's bill ran, then add it to the rent.

How does parking work in the historic districts?

Most fourplexes have no parking lot, and curb spots in Munger Place fill up. Garden complexes on Gaston and Bryan vary, so ask how many spaces come with the unit.

Is there an apartment locator near Old East Dallas?

Yes. We cover the fourplexes in Munger Place and Peak's Suburban Addition, the Swiss Avenue side streets and the garden complexes on Gaston and Bryan. We'll tell you which owners we've seen decide applications themselves.
