Where Oak Lawn Sits and What the Commute Looks Like

Oak Lawn has Uptown on its east side, the Medical District on its west and the Design District to the southwest. Oak Lawn Avenue, Cedar Springs Road and Lemmon Avenue are the main streets, and the Dallas North Tollway runs north through the area.

That location is why people starting a new Dallas job often look here first. The hospitals are minutes away, Lemmon runs straight to Love Field, and Downtown is a quick trip down the Tollway or Stemmons.

DART runs along the west side. Green and Orange line trains stop at Market Center and at Southwestern Medical District/Parkland, and Inwood/Love Field station covers the northwest corner. From the Turtle Creek side the nearest train is a long walk, so check transit from the exact building.

Three Kinds of Buildings, Block by Block

Few parts of Dallas put three kinds of building this close together. Turtle Creek Boulevard holds some of the city's best known towers, and a few blocks west, older garden walkups sit beside newer midrise buildings.

That spread pays off if you compare carefully. That lower rent on a garden unit? It can end up costing more once its utility charge is added. A newer building's free rent lowers its real cost once you spread it over the lease.

Split utility billing is mostly in the older garden buildings: the property divides its water, sewer and trash bill across units by a formula instead of giving each one a meter. Ask what the average charge was last year for the plan you want. Those same older buildings are more often run by managers who make their own screening calls. That can help when your credit or rental history has a mark on it.

Living in Oak Lawn day to day

Oak Lawn puts creekside parks, a late night bar strip and the hospital district within a few minutes of each other. Most errands are a short drive, and the Katy Trail and Turtle Creek are close for a walk.

Oak Lawn by car, train and on foot

Oak Lawn sits between the Dallas North Tollway and the Katy Trail, so most drives are short. Our 8am drive times run about 8 minutes to the Medical District, 13 to Downtown, 25 to Legacy West and 26 to DFW Airport. On the west side, DART's Green and Orange line trains stop at Market Center and at Southwestern Medical District/Parkland, by the hospitals. The Cedar Springs strip near Throckmorton Street is the easiest stretch to do on foot. Love Field is a quick run up Lemmon Avenue.

Creekside parks and the Katy Trail

Turtle Creek Park, called Lee Park until the city renamed it, follows the creek below Turtle Creek Boulevard. Arlington Hall, a columned house at its center, hosts weddings and events. Farther down the creek, Reverchon Park has wooded trails and a ballfield. The Katy Trail runs along the east edge, so a run toward Mockingbird Station or down to Victory Park starts close to home.

Cedar Springs, Lemmon and late nights

The Cedar Springs strip around Throckmorton Street is Oak Lawn's late night block, with bars, clubs and patios that stay busy past midnight on weekends. Oak Lawn Avenue and Lemmon Avenue have the everyday places: coffee, lunch counters and casual dinners in older storefront strips. For a bigger night out, the Design District's restaurants and galleries sit just southwest across the Tollway, and McKinney Avenue in Uptown is a few minutes east.

Theater, games and an October street party

The Kalita Humphreys Theater, designed by Frank Lloyd Wright, sits on Turtle Creek Boulevard, and the Dallas Theater Center still stages shows on its campus. American Airlines Center and the Arts District are a few minutes southeast for games and concerts. Late each October, the Halloween street party fills the 3900 block of Cedar Springs Road. A costume runway goes down the middle of the street, with food trucks along it.

What we tell renters looking at Oak Lawn

On the night of the October street party, Cedar Springs closes around Throckmorton, so plan your parking that day. Homes within a block or two of the bar strip hear music and crowds late on weekends; drive by on a Friday night before you sign. If you work at UT Southwestern or Parkland, a home on the west side near Harry Hines Boulevard keeps your drive to a few minutes.

Oak Lawn questions

What kinds of apartments will I find in Oak Lawn?

Towers along Turtle Creek Boulevard, midrises from the past 20 years or so, and older garden walkups on the side streets west of Cedar Springs. Prices change block by block, so one average won't tell you much. Oak Lawn's middle one bedroom runs $1,546 right now, and its cheapest open unit lands at $995 after the free weeks come off.

How do shared utility bills work in the older buildings?

Many older garden properties split the water, sewer and trash bill among residents by a formula. Ask for last year's average on your floor plan and add it to the rent in our true monthly cost calculator.

Is Oak Lawn a good base for a hospital job?

The west side especially. Southwestern Medical District/Parkland station is on the Green and Orange lines, and homes near Harry Hines Boulevard keep the drive to UT Southwestern and Parkland very short.

How loud does it get near Cedar Springs?

Within a block or two of the strip around Throckmorton, weekend music and crowds run late, and the Halloween street party in October usually closes Cedar Springs for a night. Drive past on a Friday night before you commit.

Is there an apartment locator near Oak Lawn?

Yes. We cover it, from the Turtle Creek towers to the garden buildings by the hospitals. Tell us your top rent, how your credit looks and your move month, and we'll send places whose screening fits.
