Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Train, Streetcar or Car: Getting Around Oak Cliff
From the Hampton and Illinois corridor, I-35E is the road to Downtown. From the northern pockets, Fort Worth Avenue leads to I-30, and Trinity Groves and the Design District are a short drive north across the river.
Two DART lines serve different parts of Oak Cliff. The Red Line stops at Dallas Zoo, Tyler/Vernon and Hampton in the north and center; the Blue Line covers the south and east with Morrell, Illinois and Kiest. They share 8th & Corinth on the east edge. The Dallas Streetcar is a separate line from Bishop Arts to Union Station, a real way to Downtown if you rent near the Bishop Arts blocks.
Most Oak Cliff addresses still call for a car. The area is large and hilly, and many blocks are a long walk from any station. Pick the pocket that fits your commute first.
Four Price Levels from Bishop Arts to Hampton
Bishop Arts and Kessler rent near luxury prices, with few open units. Older fourplexes cluster around Bishop Arts and Winnetka Heights. Newer buildings sit closer to the shops and along Fort Worth Avenue, where prices land between Wynnewood and Bishop Arts.
Wynnewood and Elmwood form the middle: older garden complexes with steady prices and more room for the money. The Hampton and Illinois corridor, with complexes along Illinois, Hampton and Polk, is the cheapest part of Oak Cliff and the most flexible about credit and rental history.
Across the whole area, older buildings often cool with window units and have no laundry on site, so ask before comparing rents. Some ridge streets have real skyline views and charge more for them. Ask which way the unit faces and what's allowed on the lot next door.

What we tell renters looking in Oak Cliff
The Oak Cliff Nature Preserve closes its trails when they're wet, so check the trail status page before you drive over after a storm. Film festival week and weekend nights near the Texas Theatre and Bishop Arts mean full street parking, so a home a few blocks away is quieter. Taking the train? The Dallas Streetcar isn't a DART line, so check which one your address is close to.
