Melissa Apartment Locator: New Apartments and Houses for Rent on US-75

Our Melissa apartment locator team checked 9 places this week, and 6 of them have specials. Prices start at $935 a month after free rent. Melissa is a US-75 town between McKinney and Anna. Houses are a big share of the rentals, and several new apartment communities have opened since 2023. Rental home companies and owners each screen their own way, HOA rules come with a house lease, and the morning drive south through McKinney is part of the cost.

Renting a house or an apartment in Melissa?

Houses for rent$2,250Typical 3 bedroom house. Half rent for $2,100 to $2,391, from 94 houses rented in the past year.
Apartments, after free rent$1,947Typical 3 bedroom apartment this week. Half start between $1,811 and $2,210, across 6 communities with one open.

A 3 bedroom house here runs about $303 a month more than a 3 bedroom apartment after free rent. Free rent is part of that: before specials, a typical 3 bedroom apartment here lists for about $2,068.

With a house you usually get a yard, more room and no shared walls. You often pay water, trash and yard care yourself, and deposits can run higher.

With an apartment you pay community fees each month for things like parking, trash and amenities. Free rent usually needs a lease of 12 months or more, and the staff on site handles repairs.

Pick what you want. We compare each deal with buildings like it here: same size, about the same age.

Why our prices are lower than what the community quotes

When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Areas we cover inside Melissa

Older houses sit nearby, and US-75 is a short drive west.

  • Melissa Town CenterMelissa's planned town center, inside a special city tax district that covers more than 600 acres.

Shops and medical buildings are still filling in, so ask what's built before you count on anything nearby.

Rentals here are homes, and US-75 and SH-121 handle trips toward McKinney and Allen.

  • US-75 CorridorUS-75 runs along Melissa's west side and is where SH-121 ends.

Newer shopping and houses built to rent cluster near the highway, and McKinney is the next exit south.

Rentals are mostly newer houses, and school district lines here don't always match the city limits.

Melissa Apartment Locator Help With New Buildings and Houses

  • We price new apartment communities next to houses, and add McKinney when you want more choice
  • We sort houses from owners and rental home companies by how predictable their screening is
  • We look up Melissa ISD by street address, since its lines don't follow the city limits

US-75 south and a car for everything

US-75 is Melissa's only freeway, and most mornings head south on it to McKinney, Plano, Texas Instruments in Richardson or farther. Central Plano is about 20 miles away, an easy drive midday that takes a lot longer at 8am. Melissa has no DART service or regular bus line, so errands mean driving.

Downtown Melissa is a small historic core, and the city runs Bob Miller Park and Melissa Lake Park. A Frisco or Legacy West job means cutting west across Collin County after the freeway.

Who you rent from in Melissa

Need a leasing office and a standard application? Melissa now has several new apartment communities, and many run specials as they fill up. Houses for rent come from a company that owns a whole rental community or from an individual owner.

The rental home companies post their rules and often approve with conditions, like an extra deposit or a guarantor, once your income checks out. Individual owners decide lease length, pets, parking and who mows, and their screening is harder to predict.

Newer subdivisions add HOA rules on top, covering parking, pets, lawn care and sometimes lease terms. Renters have to follow them no matter what the owner promises, so read them before you sign.

Everyday Melissa, from the lake park to US-75

Melissa is a growing small town along US-75 with parks and a new lakeside stage close to home. A grocery store sits by the highway, and most nights out mean a drive south.

Ballfields, a lake park and a new stage

Melissa Lake Park is the town's lakeside park, and its amphitheater hosts summer concerts. Zadow Park has three baseball fields, a sand volleyball court, a basketball and skate court and a pavilion for picnics. Liberty Park sits about a mile out for a walk or a game, and every one of them is a few minutes by car.

Tex-Mex, donuts and coffee

Places to eat in Melissa are small and close together, most within a mile or two of the middle of town. Maria's Mexican Restaurant is the sit down Tex-Mex pick. Beyond that, expect a donut shop, a breakfast cafe, coffee stands and fast food near the highway. For a bigger night out, plan on McKinney a short drive south.

The grocery run by the highway

H-E-B is the big weekly stop, out where US-75 and SH-121 meet, so a full grocery run no longer means a drive to McKinney. For a mall, a warehouse club or a home store, McKinney and Allen are the next stops south on US-75.

Concerts by the lake and Friday lights

What we tell renters thinking about Melissa

Time the 8am drive before you sign: by our count Legacy West runs about 37 minutes from here, and Downtown Dallas about 70. A home close to Melissa Lake Park puts walks and the new concert stage in reach without the car. Concert nights at the lake park draw a crowd, so leave extra time to head home.

Melissa questions

Are there any apartments in Melissa?

Yes, more than a few years ago. Several new apartment communities have opened since 2023, and many run move-in specials. McKinney, just south, has far more choice, including older buildings at lower rents. In and around Melissa, a typical one bedroom runs $1,151 right now.

Should I be looking at houses instead of apartments?

Look at both. A house gives you more room and a yard, and the new apartments often have specials. For houses, we can match you with rental home companies that publish their screening, or with owners open to working out terms.

Is my Melissa rental in Melissa ISD?

Melissa ISD serves the city, but its lines don't match the city limits, so a Melissa mailing address won't confirm it. Check the address with the district.

Can I shop for an electric plan in Melissa?

Not always. Some addresses in this part of Collin County get power from a co-op and can't shop, and others are on Oncor. The leasing agent or owner can tell you which.

What are the HOA rules in Melissa subdivisions?

Rules on where you park, which pets you keep, yard upkeep and sometimes the lease term. Each subdivision writes its own, and some ban work trucks or big dogs, so ask for them up front.

Does Melissa have options for a rough rental record?

Yes, mostly through the rental home companies, which spell out how conditional approval works. Individual owners range from very strict to very flexible.

What's the morning commute from Melissa to Plano?

Central Plano is about 20 miles south. The 8am trip through McKinney takes much longer than a midday one, so time it at your start hour. For a Frisco job, add the drive west across the county.

Is there an apartment locator near Melissa?

Yes. We track the new apartment communities, the rental home communities and owners leasing single houses, and we can add McKinney's apartments so you can compare.
