Lakewood Dallas Apartment Locator: Duplexes and Small Gardens Near the Lake

As your Lakewood Dallas apartment locator, we checked 13 places this week, with prices from $911 a month after free rent. Lakewood is a well known name with few apartment buildings, so what's here rents above most of East Dallas. Most rentals are duplexes and houses leased by their owners, many through the MLS (the listing service real estate agents use), plus a handful of small older garden buildings along Gaston, Abrams and La Vista. Older homes with original windows can run high summer power bills, and yard work often falls to the tenant.

Lakewood Apartment Locator Tips on Duplex Leases and Old Windows

  • Who mows: duplex leases here often hand the yard to the tenant, so we ask the owner who handles it
  • We ask about window age and which way a unit faces before you sign, plus last July's power bill
  • We ask about flooding on low streets after heavy rain, since renters insurance won't cover it
  • The few small garden buildings on Gaston, Abrams and La Vista, which fill quickly

Getting Around, and Rentals With a Yard Sign

Lakewood sits on the west shore of White Rock Lake, with Abrams Road and Gaston Avenue as its main streets and Mockingbird Lane along the north. Gaston Avenue heads straight west toward Downtown and slows down at rush hour, so time it from your street.

There's no rail stop in the neighborhood. White Rock Station on the Blue Line is up on Northwest Highway, a drive from most addresses, so plan on a car.

Many rentals here come from owners who list on the MLS or put a sign in the yard. Seen a sign you like? Tell us the address before you call the number on it.

Duplexes, Garden Buildings, and Few Apartment Complexes

Apartment buildings are scarce. There are a few newer ones, and not many in the middle price range. Most of the rest are small, older garden buildings along Gaston, Abrams and La Vista, where demand keeps rents above most of East Dallas.

Most of the market is duplexes and houses. Each owner sets their own rules for approval, so what it takes changes from one unit to the next. Leases often leave the yard to the tenant. Many older homes still have their old single pane windows. If a unit faces west, ask what the last renter paid for power in July.

Some low spots near the creeks flood after a heavy rain, and a basic renters policy won't pay for flood losses. Ask the owner about the history, check the city's floodplain map, and price flood coverage if the answer is unclear.

Living in Lakewood day to day

Lakewood mixes tree lined streets of older homes with a small shopping center, a bike trail to Deep Ellum and the south shore of White Rock Lake. Plan to drive for most errands.

Lakewood by car and by bike

No DART rail stop sits inside Lakewood, so plan on driving, and Gaston Avenue and Swiss Avenue are the straight shots west to downtown. Our times run 18 to 19 minutes to downtown, 26 to 28 to the Medical District and 41 to 45 to DFW Airport. If you'd rather ride, the Santa Fe Trail follows a former railroad from near the south tip of White Rock Lake to the Deep Ellum and Fair Park side.

The lake's south shore and a neighborhood pool

Sunset Bay, on the southeast side of White Rock Lake near Lakewood, is where a big flock of American white pelicans spends the winter, usually until March or April. Bring a coffee and watch them from the shore. Closer in, Tietze Park on Skillman Street is a shady city park with a neighborhood pool. Both are an easy walk or bike ride from many Lakewood streets.

Lower Greenville and the Lakewood corner

For nights out, Lower Greenville is the closest strip, about five minutes west. Greenville Avenue there has patios, rooftop bars and late kitchens, and it gets loud and packed on weekends. Back in Lakewood, the shopping center at Gaston Avenue and Abrams Road has a cluster of restaurants and the Lakewood Theater. The old art deco landmark now houses Bowlski's, a bowling alley with live music. That corner is calmer, with dinner spots where you can walk home after.

Errands close to home

Lakewood Shopping Center has its own Whole Foods, so you can do the weekly run without getting on a highway. The same center has a drugstore and small shops for quick stops. For bigger trips, Mockingbird Lane and Northwest Highway lead to the larger chain stores, and Casa Linda Plaza on Garland Road is a short drive past the lake.

What we tell renters looking in Lakewood

On parade day in March, the St. Patrick's parade shuts down Greenville Avenue north of Mockingbird, so plan around it if you drive that way. Each fall, weekend traffic to the Arboretum's fall festival backs up Garland Road along the lake. Gaston Avenue is narrow and slow at rush hour, so time the drive downtown from your street before you sign. Many rentals here are duplexes or garage apartments rented by owners, so ask who handles repairs.

Lakewood questions

Are there many apartment buildings in Lakewood?

Very few. Most rentals are duplexes and houses, with some small older garden buildings on Gaston, Abrams and La Vista. For regular apartment complexes, Old East Dallas and Casa Linda are close by. In the Lakewood buildings we follow, one bedrooms land around $1,414, and the cheapest open one drops to $911 after move-in specials.

What does a typical Lakewood duplex lease include?

Often the yard is yours to keep up, and utilities are on you. Each owner screens their own way, so we ask what they want to see before you pay any application fee.

Do Lakewood streets flood?

A few low spots can after a long, heavy rain. Standard renters insurance leaves out flood damage, so ask the owner, check the floodplain map for the address, and look into separate coverage if needed.

Which school district serves Lakewood?

Lakewood addresses fall in Dallas ISD. Look up the exact street address on the district's boundary tool to see which schools it's zoned to.

Is there an apartment locator near Lakewood?

Yes. We keep an eye on duplexes and houses listed by owners here, along with the small garden buildings on Gaston and Abrams. We ask about yard terms, window age and flooding on each one and tell you what we hear.
