Areas we cover inside Lake Dallas & Hickory Creek

  • Lake DallasLake Dallas sits at the north end of the I-35E bridge over Lewisville Lake, with Willow Grove Park on the water.

Most rentals are houses and duplexes, with a few small complexes, all mostly in Lake Dallas ISD.

  • Hickory CreekHickory Creek is the small town next to Lake Dallas along I-35E, mostly subdivisions of houses near the lake's western arm.

Rentals are leased homes and a few duplexes, and Denton is about 15 minutes north.

  • Shady ShoresShady Shores is a small lakeside town between Lake Dallas and Denton, mostly houses on large lots with almost no apartments.

Shady Shores Road connects it to I-35E.

  • Lake Dallas Main StreetMain Street is Lake Dallas's old shopping strip, a few blocks of older buildings near the rail line.

The DCTA A-train uses that line but passes through without stopping. Rentals within walking distance are older houses and duplexes.

  • I-35E CorridorI-35E carries traffic between Denton and Dallas through both towns, crossing Lewisville Lake on a long bridge just south of Lake Dallas.

The area's few apartment complexes sit near the frontage roads, and Swisher Road is the main exit.

I-35E, the lake bridge and the nearest A-train

I-35E is the main road: south over the lake bridge to Lewisville and north to Denton, with Shady Shores just north of Lake Dallas. Most trips south use that bridge. Time the weekday morning crossing before you sign.

Neither town has a rail station. The A-train runs along I-35E, and the closest stops are in Highland Village and Denton. Willow Grove Park, Sycamore Bend Park and Hickory Creek Park are the main public ways onto the water, and Lake Dallas has a small Main Street.

Expect houses, duplexes and lake homes leased by their owners, not by big management companies. Want a pool and a leasing office? Few complexes here have them, but Lewisville, just south across the bridge, has plenty.

Much of this part of Denton County buys power from a rural electric company. Some homes outside the town cores use a well or septic system, which adds its own costs and upkeep. Ask about both before you apply.

Owners here look at income most, so a lower credit score can still work. A home near the water comes with a boat slip or marina rights only when the lease says so (living by the shore isn't enough).

Day to day on the Lewisville Lake shore

Lake Dallas and Hickory Creek are two small lake towns on either side of I-35E. Daily life runs on the car, the water is a few minutes from most streets, and bigger shopping sits in Denton or Lewisville.

Driving I-35E and the lake crossing

Almost every trip here starts on I-35E, which carries you south over Lewisville Lake on a long causeway bridge toward Lewisville and Dallas. At 8am we clock Legacy West at about 25 minutes, DFW Airport at 27, the Medical District at 35 and Downtown Dallas at 41. The DCTA A-train rolls through Lake Dallas but has no stop in town, and bus service is thin, so plan on keeping a car for work and errands.

Swims, boat ramps and campsites

Lewisville Lake is the main reason people pick these towns. Willow Grove Park in Lake Dallas has a swim cove kept apart from boats, a one lane boat ramp, a fishing pier and a playground. The city sells passes for the ramp. Hickory Creek Park, run by the Army Corps of Engineers on the lake's Hickory Creek arm, is a campground where every site is booked ahead. Copperas Branch Park, over the bridge, and Lake Dallas City Park are close by for a picnic.

Eating out near the exits

Eating out here means a few well known local places near the highway exits, not a district of bars. Angelina's Mexican Restaurant, Elm Fork Taphouse & Kitchen and Don Camillo Tuscan Grill are the names most people know, each within about a mile of the middle of town. For more patios and later nights, Denton is about 15 minutes north and Lewisville is just across the lake.

What we tell renters looking here

If you plan to launch a boat, Lake Dallas sells passes for the ramp at Willow Grove. The yearly pass is for city residents only, so check that the address is inside Lake Dallas city limits. The A-train never stops here, so a train commute means driving to a station first. The bridge is the only direct way south, so time your commute on a weekday morning before you sign.
