Areas we cover inside Irving

  • Las ColinasLas Colinas wraps around Lake Carolyn and the Mandalay Canal off SH-114 and O'Connor Boulevard.

Office towers, the Toyota Music Factory and the Irving Convention Center are here. Most apartments are midsize buildings, many wrapped around garages, with Orange Line platforms at the Urban Center and beside the convention center.

  • Valley RanchNorth of I-635, Valley Ranch is laid out around canals and parks like Cimarron Park, with 1980s and 1990s complexes along Valley Ranch Parkway.

Coppell and Carrollton-Farmers Branch ISD split it, and DFW Airport is about 10 minutes west.

  • Heritage DistrictThe Heritage District is downtown Irving's old core along Main Street and Irving Boulevard.

Its TRE station, Downtown Irving/Heritage Crossing, runs trains to Dallas and Fort Worth. Older houses and small apartment buildings surround it, with newer apartment buildings near the station.

  • North IrvingNorth Irving covers the land north of Las Colinas up toward I-635, along MacArthur Boulevard and Belt Line Road.

Irving Apartments in Four Markets Split by TX-183

  • Your search started on the right side of TX-183 for your budget and screening, before you drive anywhere
  • Flight paths near DFW brought up for the addresses you like, since runway use changes what you hear day to day
  • Water billing to ask about at South Irving's older buildings, where some split one bill among the units

Which side of 183 you're on, and the trains and planes

TX-183 is the line renters feel. North of it are Las Colinas and Valley Ranch, newer and pricier. South of it is South Irving, older, cheaper and looser on screening. North Irving sits north of Las Colinas toward I-635, closest to DFW Airport, and it's the usual starting point for anyone who works there.

Irving is a DART member, and the Orange Line crosses the city with stops at Belt Line, the Irving Convention Center, Las Colinas Urban Center, University of Dallas and DFW Airport Terminal A. TX-114 runs east past the Urban Center toward Dallas, and I-635 crosses the north end toward Farmers Branch and the airport's north entrance.

The airport is the city's western edge, and plane noise is what a floor plan can't tell you. Departures flip direction with the wind, so a quiet Tuesday and a busy Friday can sound nothing alike at one address. Listen at two different times before you sign.

What Each Part of Irving Rents Like

Las Colinas is where most searches for the priciest buildings start: midrises and a few towers around the Urban Center, with amenity, parking and trash fees as steep as in central Dallas. Facing the Toyota Music Factory or the convention center? Expect noise on event nights.

North Irving is the best value: gated garden communities with covered parking and big floor plans at rents in the middle of the range. Screening is formal at the large management companies, but solid income carries a lot of weight.

South Irving's 1960s and 1970s buildings are run more often by small companies and individual owners. Many still decide for themselves, which gives the best odds in Irving for a complicated rental history. Valley Ranch, up by I-635, has its own canals and rents a bit above North Irving. Parts of it are in Coppell or Carrollton-Farmers Branch ISD, so check the address.

Central Irving, day to day

Central Irving grew up around the old downtown and the Heritage District. It's busy and close to everything, with a commuter train in the middle of town and the airport about a quarter hour away.

Trains and short drives

Downtown Irving/Heritage Crossing Station, in the middle of the old downtown, is a stop on the Trinity Railway Express, the commuter train between Dallas Union Station and Fort Worth. West Irving Station is a second stop on the same line, and the Orange Line's Las Colinas Urban Center stop is about 4 miles north. Driving at 8am, we clock about 16 minutes to DFW Airport and 18 to the Medical District; Downtown Dallas takes 25 and Legacy West 32.

Old parks and the river trail

Heritage Park, next to the old downtown, keeps a few of Irving's oldest buildings with lawns around them. Among them are a log cabin and a copy of the Rock Island depot. Centennial Park is right beside it. On the east side, the Campion Trail follows the Elm Fork and West Fork of the Trinity River, the city's long paved path for biking and running. Running Bear Park and Trinity View Park are other green spots within a few miles.

Irving eats from all over the map. Argentina Bakery is the stop for empanadas and pastries. Vila Brazil carves grilled meat at the table, Brazilian steakhouse style. El Salvador Restaurant, close to the old downtown, is a busy spot for pupusas. Across town, South Asian and Latin American kitchens mean a cheap, good lunch is never far.

The Irving Arts Center, a few miles from the old downtown, has theaters and gallery space with plays, concerts and free exhibits. North in Las Colinas, about 4 miles away, The Pavilion at Toyota Music Factory books big name concerts. The Mandalay Canal Walk makes a nice stroll before dinner. What we tell renters about central Irving

The TRE doesn't run on Sundays, so plan Sunday trips another way. Concert nights at the Toyota Music Factory crowd the roads in Las Colinas, so allow extra time if you're driving through. If you'll fly a lot, the short drive to DFW is a real plus here.

Irving questions

Which part of Irving is cheapest for renters?

South Irving, south of TX-183. Its 1960s and 1970s buildings rent lowest and are often run by their owners, so a complicated history has the best shot there, though income still has to qualify. Citywide, Irving one bedrooms run about $1,196, and Las Colinas sits nearer $1,484.

Is there a train to DFW Airport from Irving?

Yes. The Orange Line runs from Belt Line, the convention center, Las Colinas Urban Center and University of Dallas out to DFW Airport Terminal A. For frequent fliers, that's a strong reason to pick Irving.

How loud are the planes at a given Irving address?

It swings with the neighborhood and the runways DFW is using that day. Visit twice at different hours, since two blocks can sound very different.

Which school district serves my Irving address?

Mostly Irving ISD. Parts of Valley Ranch and some north Irving streets are in Coppell ISD or Carrollton-Farmers Branch ISD, so check the address with the district.

Can I qualify in North Irving with a low credit score?

Often, if your income is strong. The North Irving garden communities screen formally, but many weigh income heavily. Our low credit guide covers deposits and guarantors.

What is Las Colinas, and is it worth the price?

It's Irving's priciest corner: canals, Lake Carolyn, corporate campuses and newer midrises near the Urban Center. Worth it if you work on one of those campuses or want the canal walks. Otherwise North Irving gives you more space for less.

What is Valley Ranch and how does it compare to North Irving?

Valley Ranch has its own canal system and garden communities much like North Irving's, at slightly higher rents. Part of it is in Coppell ISD or Carrollton-Farmers Branch ISD.

Is there an apartment locator near Irving?

Yes. We work all four of Irving's markets. We start by asking which side of 183 your job and budget point to, then send the places that fit. Ask the older South Irving buildings how they bill water.
