Forney Apartment Locator: US-80 Apartments, Devonshire and Gateway Houses
As your Forney apartment locator, we checked 10 places this week, with prices from $880 a month after free rent. Forney sits on US-80 east of Mesquite, about 20 miles from Downtown Dallas. Newer garden communities line the highway, and houses built to rent fill Devonshire, Gateway and the other new subdivisions. A smaller set of older rentals near downtown has owners who'll bend on screening. Oncor serves most streets and two co-ops serve the edges, and Mustang Creek's floodplain touches some addresses.

Renting a house or an apartment in Forney?
A 3 bedroom house and a 3 bedroom apartment after free rent cost about the same here.
With a house you usually get a yard, more room and no shared walls. You often pay water, trash and yard care yourself, and deposits can run higher.
With an apartment you pay community fees each month for things like parking, trash and amenities. Free rent usually needs a lease of 12 months or more, and the staff on site handles repairs.
House rents: Rentometer, Oct 2026, houses rented in Forney, TX in the past 12 months. Apartment prices: our check of 10 communities this week, after free rent and before fees.

Why our prices are lower than what the community quotes
When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

Areas we cover inside Forney
DevonshireA planned community in Forney's 75126 ZIP with new homes still going up in later phases.
Rentals here are mostly houses built in the last decade, and Forney ISD serves the area.

Most rentals are houses, and US-80 is the main way toward Mesquite and Dallas.
Downtown ForneyThe old downtown along the railroad, in a town the state legislature named the Antique Capital of Texas.
Older houses sit on the nearby streets, and US-80 runs along the north side.

Forney Apartments on US-80 and Streets of Rental Houses
- The westbound US-80 run through Mesquite timed at 8am, when traffic is heavy
- Mustang Creek floodplain status to check for the address before you pay a deposit
- Devonshire and Gateway HOA fees to ask about, since some land on top of the advertised rent
The Drive West on US-80, and Mustang Creek
US-80 carries you west through Mesquite toward Dallas, about 20 miles. I-635 takes you north toward jobs in Richardson and Plano. Outside rush hour? It's an easy drive. At 8am on a weekday, traffic through Mesquite adds about 13 minutes to the Downtown trip by our drive times.
There's no rail or usable bus, so you'll drive for every errand. Everyday shopping lines US-80, and Mesquite has the bigger stores. Mustang Creek runs from just east of town southwest toward Crandall. Flood risk changes by address, so ask before you sign. Standard renters insurance doesn't cover flood damage.
Three Kinds of Rentals in Forney
Newer garden communities line US-80 and cluster near Devonshire and Gateway, with written screening rules. The ones still filling up sometimes give free rent, which our specials guide helps you price.
Streets of houses built to rent, plus other houses for lease, fill Devonshire, Gateway and the newer subdivisions. The companies behind them screen by written rules, so their answer on a complicated file is easier to predict than a private owner's. HOA rules still apply to you, with fees the rent may not show.
The older rentals near Downtown Forney are the smallest group, and their owners have the most leeway. Oncor brings power to most of town, but Trinity Valley Electric Cooperative serves the south side near I-20 and Farmers Electric Cooperative serves parts of the north. Check the provider before you budget.

What we tell renters here
The new H-E-B draws heavy traffic at US-80 and Gateway Boulevard on weekends, so if you live near that corner, shop early or use curbside pickup. Festival days close part of Main Street downtown, so check the city calendar before a move into the older blocks.
Forney questions
How long is the US-80 drive from Forney at rush hour?
About 20 miles. At 8am on a weekday it takes about 47 minutes to Downtown by our drive times, compared with about 34 with no traffic. Drive it from the place you like before you sign.
Is my Forney address on Oncor or a co-op?
Most of Forney is on Oncor, which lets you shop for a plan. Two co-ops serve the edges: Trinity Valley near I-20 on the south side, and Farmers Electric in parts of the north along FM 548. Co-op homes buy power from the co-op, so there's no plan to shop. Get the provider's name first.
Is my Forney address in Forney ISD?
Most of the city is. Check the exact street with the district, since the city name won't settle it.
What HOA rules apply to rentals in Devonshire and Gateway?
The HOA controls parking, pets, yards and changes to the outside of the house, and some of its fees may fall to you. Ask for the current rules and fees first.
Is my Forney rental near the Mustang Creek floodplain?
Possibly. Floodplain status varies by address along Mustang Creek and isn't obvious from the street. Ask before you pay a deposit, since renters insurance won't cover a flood.
Does Forney have apartments or mostly houses?
Both. Garden communities line US-80 near the planned neighborhoods, Devonshire and Gateway are mostly houses, and the older downtown rentals are the smallest slice. In our latest numbers, a Forney one bedroom runs about $1,264.
Which Forney landlords work with bad credit?
The companies that rent out new houses, with written approvals that come with conditions, such as a bigger deposit or a co-signer. The owners of older rentals near downtown have the most leeway.
Is there an apartment locator near Forney?
Yes. Around Forney we send the places that fit your budget and check the specials at new buildings every week. Before you sign, ask about Devonshire and Gateway HOA fees, who supplies the power and the Mustang Creek floodplain. We can add Terrell, Heath or Mesquite too.
Near Forney
Mesquite is the next city west on US-80, Heath sits north along FM-740, and Seagoville lies southwest.
